Investors
Capital gains realised by Maltese resident investors are
subject to a 15% final withholding tax which shall be
deducted at source by the fund. Alternatively, investors
may opt to receive any capital gains without deduction of
tax, in which case they would be obliged to declare same
in their personal income tax return and would be subject to
tax at the normal rates of tax applicable to them.
Risk Factors
The HSBC Property Investment Fund is licensed by the
MFSA as a Professional Investor Fund and may only be
promoted to experienced investors. Professional Investor
Funds are non-retail collective investment schemes and
are not subject to the restrictions on their investment and
borrowing powers thus entailing a much higher degree of
risk than that associated with retail schemes.

Investors are advised that there is no assurance that the
valuations of the fund’s underlying investments will reflect
the actual property value. Furthermore, investment in the
real estate market, is by its nature, relatively illiquid and
there is no guarantee that the fund will be able to meet
redemption requests on each dealing day.
Investment in the fund should be regarded as a medium to
long term investment. There can be no guarantee that the
investment objective of the fund will be achieved.

Property should be part of a well-balanced investment
portfolio. The HSBC Property Investment Fund will provide
you with an exciting opportunity to invest in property the
easy way. You need not worry about the various issues
and costs associated with direct investment in property
abroad, such as: Which country? What type of property?
Is it in the right location?
Aims
The HSBC Property Investment Fund aims to maximise
income and capital growth for investors by making long
term investments in:
•UK property funds and/or securities linked to this
property market
•European property funds and/or securities linked to this
property market with an exposure to Eastern Europe
•Other funds which in turn invest in real estate in USA,
Japan and other non-European regions
•Exchange Traded Funds which track property indices
•Immovable property situated outside Malta
The fund will be managed by a team of professionals who will
aim to maintain a portfolio that is well diversified and offers
good opportunities for capital growth and attractive income
generation over the long term.
The fund includes an income share class, paying dividends
on a six monthly basis. Moreover, the fund trades on a
fortnightly basis, providing you with much needed liquidity
which would otherwise not readily be available through direct
ownership of real estate.

Do I qualify as an ‘experienced investor’?
The fund is structured as a Professional Investor Fund and
may only be offered to experienced investors. Experienced
investors are considered as persons having the experience
and knowledge to be in a position to make their own
investment decisions and understand the risks involved.
In this regard. An investor must confirm that he/she is:
•A person who has worked in a professional position in the
financial services sector for at least one year, or a person
who has been active in these types of investments; or,
•A person who has reasonable experience in the acquisition
and/or disposal of property funds and/or in securities
linked to real estate; or,
•A person who within the past two years carried out
investment transactions amounting to at least a sum of, or
equivalent to €50,000
How can I keep up to date with the performance of my
investments?
The unit price of the fund is updated every fortnight on a
Tuesday (or the next available working day). It is available
on the local media, by visiting hsbc.com.mt/investments
or by calling Customer Service on 2380 2380. To have an
approximate idea of the gross value of your holding, simply
multiply the unit price with the amount of units you hold.
You will receive a statement giving you details of your
holdings in the fund whenever you buy or sell units in the
fund and at the beginning of each year.

The above fees are not paid directly by the investors but
are included in the unit price calculated on each dealing
day.
•Administration fee in respect of the payment of dividends
– €4.66 per investor on every dividend distribution. This
fee is charged directly to the income class of shares and
will be reflected in the unit price.
Can my investment be used as a security when I
apply for a loan from HSBC Bank Malta p.l.c.?
Yes, when you borrow from HSBC Bank Malta p.l.c. the
balance of units of your investment, net of any margin, if
applicable, will be considered as a tangible security by the
bank. Please ensure to obtain full details from the bank
official handling your loan.
What about taxation?
Investors are reminded that tax law and practices and the
levels of tax relating to the company and the investors may
change from time to time.
The fund
The fund is exempt from Maltese income tax on any
income and capital gains.
