BETTER BUILDINGS PARTNERSHIP FOUNDING MEMBER SHOWCASE INITIATIVES LEND LEASE DARLING HARBOUR, SYDNEY PROJECT NAME: DARLING QUARTER PROJECT TIMEFRAME: AUGUST 2008 - SEPTEMBER 2011 Lend Lease is one of the world’s leading fully integrated property solutions providers, with a focus on core markets in Australia, Asia, Europe and the Americas. Lend Lease’s capabilities span the property value chain including development management, investment management, project management & construction, and asset & property management. Lend Lease manages the unlisted wholesale property fund that co-owns Darling Quarter, the Australian Prime Property Fund (APPF) Commercial. APPF Commercial invests in a portfolio of core commercial properties across Australia, which are generally high quality properties located in CBD office markets. The buildings typically have balanced, low-risk expiry profiles and strong underlying tenant covenants. Darling Quarter was developed by Lend Lease in partnership with Sydney Harbour Foreshore Authority. The project includes a low rise campus-style commercial development with more than 55,000 square metres of net lettable area across two six and eight storey buildings, a rejuvenated retail precinct, a new park and playground incorporating water play, a new children’s theatre and associated car parking. Darling Quarter represents a major investment and contribution to the local economy with 7,000 people being employed during the three year construction phase. The project was designed and constructed by Lend Lease in conjunction with FJMT architects and has achieved a 6 Star Green Star Office Design v2 certified rating. KEY SUSTAINABILITY OUTCOMES • Significant CO2 reductions through energy efficient HVAC, lighting and vertical transportation systems together with trigeneration which provides cleaner electricity, heat and cooling to the building. • Potable water reductions in excess of 90% through efficiency and recycling measures. • Rainwater is collected and distributed to the adjacent park for irrigation purposes. • Key technologies used include passive chilled beam air conditioning system, trigeneration and blackwater treatment and reuse. • Secure bicycle storage and showering facilities to encourage bicycle use and fitness activity. • Comprehensive metering and monitoring system will allow systems to be optimised for high performance into the future. “The objectives of the Better Buildings Partnership are well aligned with the sustainability aspirations of Lend Lease and APPF Commercial.
