Rabot Dutilleul was established in 1920 in the Lille
metropolitan area. Over the years, it has acquired new
skills, and developed complementary business lines
in the construction sector, thereby almost completely
mastering the entire property supply chain.
Today, as an independent international family-owned
construction and property development business, the
Rabot-Dutilleul group has become one of the top 10
French players in this sector. It fosters values reflected
in the collective high performance levels achieved by
its 1,957 employees and based on the development of
lasting relationships with its partners.
Active in France, Belgium and Poland, the Rabot
Dutilleul Group is 85% owned by the Dutilleul family and
15% owned by its staff.

How do you see the year 2014?
I welcome our positive result in 2014, in a difficult economic climate and a declining market.
This is the result of the efforts made by all of Rabot Dutilleul’s staff, who have shown
tremendous adaptability. We had to change our approach in order to perform well in a
challenging environment. We owe this success entirely to ourselves!
What are the group’s strengths which enabled it to outperform in 2014?
The strengths of the Group and its employees are demonstrated every day, namely a high level
of technical expertise, recognized know-how, effective sales and marketing tools, a greater
ability to work together, the development of ever more comprehensive offerings, the will to
innovate, an international reputation… Other strengths include the open-mindedness, positive
and upbeat attitude and strong commitment of our staff in their respective geographies. In
addition, we share a set of strong values: as a family-owned business, our values include taking
a long-term view and committing ourselves to a strategy that focuses on the sustainability of
the company.
What do you envision in 2015?
The Group continues to favour efficiency, above all in organisational terms, but also in terms
of the way we work, focusing on our traditional business lines, i.e. property development and
construction. It’s also thanks to this spirit of innovation and convinced commitment to ecodesign that Rabot Dutilleul continues, as it has done for over 90 years, to imagine, conceive
and complete major projects for customers who are worthy of our very demanding standards.

“The Aren’ice development symbolises an iceberg. Our client
was attracted by the architectural and functional qualities of
this future mecca for ice hockey in the Paris region. The facility
features two ice rinks which meet international standards and
can be turned into a 4,500 seat show venue. During the study
phase, the main constraints that had to be dealt with related to
acoustics, temperature and the production of ice.”

“The construction in Germany of two 10,000 sq. m. buildings
for MB Tech, one for offices and the other for industrial activity,
included a metallic above ground silo-shaped parking lot with
500 spaces. This experience has allowed us to benefit from
know-how which is still rare in France, where the use of
metal for this type of facility has only recently been legalised.
From an architectural point of view, thanks to the material
used to cover the parking lot and the metallic structure, the
facility has a sleek and elegant look which fits in well with the
surroundings. Thanks to this know-how, the prospects for the
future are promising in terms of developing this type of project
in France.”

which has enabled us to develop links with future residents,
from the signing of the contract to the handing over of the keys.
This very rewarding experience helps to create very pleasant

“It’s not every day that you carry out such a project! Built on a
very steep piece of land, this facility is emblematic of the urban
renovation project in Saint-Max.
Made up of two concrete cubes separated by a vertical ‘wave’,
the building affords the occupants of the nursery and community
centre a magnificent view of the banks of the river Meurthe,
thanks to its large glazed façades. The building is as beautiful
as it is complex.”

“One month after my arrival, I joined the team constructing the
Pierre-Gilles de Gennes Institute. It was my first experience
of a refurbishment job. And what an experience it was! I
was responsible, among other things, for the routing of all
the various networks (electricity, ventilation, plumbing, etc.)
along with the technical work sections, the coordination and
monitoring of the refurbishment. Unlike new-build projects,
refurbishment works call for much more reflection and
adaptation. It’s challenging!”

“The refurbishment of this Haussmann period building and
its conversion into a 21st century office development was
a real challenge: we had to keep the existing legacy and the
memory of the past by preserving the heritage and historic
components while at the same time being ambitious enough to
introduce contemporary features. The results? The 20 Boétie
development is a success, not only in terms of architecture,
but also in terms of technology and energy efficiency. It is one
of the first Haussmann period buildings to be awarded French
energy efficiency certificates (BBC Effinergie Rénovation / NF
bâtiments-tertiaire démarche HQE).”

EXPERIENCED CORPORATE GOVERNANCE
Made up of family shareholders and independent non-executive directors, the Rabot Dutilleul Holding Company decides
on the Group’s strategy and business aims, the implementation of which is ensured by the Management Board of Rabot
Dutilleul Investissement. The members of the Management Board - François Dutilleul, Patrick Baillœul and Gilles
Dupont - are responsible for implementing the Group’s strategy and for its operational management. To help it steer
and lead the company, the Board can rely on an Executive Committee made up of the Chief Executive Officers of the main
brands and corporate divisions.

In order to ensure consistency and dynamic cooperation between all Group entities, Rabot Dutilleul has set up the same
efficient and reproducible organisational structure in each of its affiliated companies comprising a General Management

the Board of Directors comprises professionals from other Group companies in order to foster rewarding exchanges of

Three very high-rise buildings to be refurbished, a new-build
tower, a seven-level base to be constructed, meeting rooms,
an inter-company restaurant, a nursery etc. Rabot Dutilleul
Construction (in a joint venture) will give a new lease of life
to the towers by the Pont de Sèvres belonging to BNP Paribas
Real Estate.

It is a fact: the French are finding it more and more difficult to find homes. The revival
of the building sector is a priority to increase the housing supply quickly and affordably,
particularly in areas where extra housing is most needed. New government measures taken
in 2014 are contributing to this revival. The Rabot Dutilleul group, for its part, is acting
on the issue of social and intermediate housing.

Seventy homes for rental and 30 for social homeownership with high quality certification (Habitat & Environnement Profil A) are
currently under construction by Stefco. This housing development has a total living floor space of 6,000 sq. m. It will be delivered to
Immobilière 3F by the end of 2016.

STRONG AND EVOLVING DEMAND
Social trends in Europe (increased life-expectancy, living apart, smaller-sized households etc.) have generated a strong
demand for housing in the geographies in which the Rabot Dutilleul group operates, namely France, Belgium but also
Poland, where property developers’ sales have been steady. In France, the need is estimated at around 500,000 new
homes per year, whereas production has actually tended to decline, falling to below the 300,000 mark in 2014.

In 2014, the know-how of the group covered all types of housing: specialised residences (for students, elderly people or
tourists); private or subsidised owner-occupied multi-family homes; social housing; etc. Nacarat is particularly active
in mid-range or “affordable” housing: the aim is to meet the needs of lower income households, often first-time buyers,
who either do not fit the social housing criteria or cannot afford to buy housing at market rates.

This programme of 45 flats for ownership fosters social
diversity by offering 15 flats at affordable market prices and
seven units for social ownership.

TOWARDS BETTER
MARKET CONDITIONS
In 2014, three factors created the right conditions for a revival
of the construction sector.
• New government measures under the “Simplification Shock”
scheme to reduce the regulatory burden on urban planning and
construction.

Comfort, accessibility and support for the autonomy of
the residents will be the main strengths of this 116-bed
Residential Care Facility for the Elderly delivered
to the Humanis group. Jointly developed by Nacarat
and Crédit Agricole Nord-Est.
• A promising new law (the Pinel Law) which offers incentives
to investors who buy new properties to let. This law, which
replaced the disappointing Duflot Law before it, has been
welcomed by private investors.
• An improvement in the zoning application of this new law
to deal better with housing shortages on a local basis (urban
areas, areas of greater housing deprivation).

REFURBISHING
Because of the deep changes under way in standards – notably of thermal performance –
and in societal expectations, the obsolescence of many property assets has been accelerating.
Consequently, a market for the refurbishment and major restructuring of property complexes
has been emerging in urban areas. These projects require a whole range of skills (for the shell
of the building, fixtures and fittings) and, from now on, also imply meeting major energyefficiency challenges.
CONVERTING FORMER OFFICE BUILDINGS
Rabot Dutilleul has built up great expertise in terms of transforming office buildings into housing units. For example,
in Paris, Nacarat has transformed the former purchasing centre of the Système U supermarket chain into housing for
students and young workers. The same approach has been adopted in Reims with the “Estudines” development, where
the group’s property developer has transformed the former headquarters of French railways (SNCF) into a residence
for students and business people.

Similarly outstanding projects have been completed in Brussels, including the Plata Nueva residence refurbished by Les
Entreprises Louis De Waele, in the legendary rue Neuve in the heart of the pedestrian district. In spite of major building
constraints (problems relating to light and access to the worksite and foundations), the conversion of these former
offices into 96 homes sold off plan was successfully carried out in 2014.

OF THE THIRD INDUSTRIAL REVOLUTION
Under the “Third Industrial Revolution” Master Plan, advocated by Jeremy Rifkin and focused on renewable sources of
energy, the Group has developed a sales offering dedicated to the regeneration of existing neighbourhoods called STEP
(Solutions for a Positive Energy Territory). The solution has been tested to regenerate one of the first garden-cities ever
created in the Lille metropolitan area in the Escalette neighbourhood of Mouvaux (59).
The rebirth of the Arras Citadel
A former military site built by Vauban in 1680 and listed as a UNESCO world heritage site, the Arras Citadel
has proudly reasserted its presence in the city. The construction of 91 homes by Rabot Dutilleul Construction
involved the refurbishment of three buildings for the Histoire & Patrimoine developer.

architectural challenges have always provided Rabot Dutilleul with opportunities for great

OUTSTANDING PROJECTS
In Belgium, Les Entreprises Louis De Waele have modernised the railway infrastructures of the new station in Mons,
delivered the new Federal Police headquarters in Brussels and the innovative and luxurious new Qatar embassy. In
Poland, Eiffage entrusted RD Instalacjé (a subsidiary of RD bud) with the technical work sections for the “Posnania”
complex in Poznan: 40 hypermarkets and supermarkets, 220 shops, 40 restaurants and bars, a cinema and a fitness

In the Paris Ile-de-France region, Rabot Dutilleul Construction has refurbished some prestigious complexes: the
100,000 sq. m. three Citylights high-rise buildings in Boulogne-Billancourt for BNP Paribas Real Estate; the very stylish
headquarters of the Orange telecom company in the 15th Paris borough (with Gérim and Pouchain); and the tasteful
Pierre-Gilles de Gennes Institute, a future research centre specialised in microfluidics located in the 5th Paris borough.
As part of the development of the future Paris-Saclay scientific and technological cluster, three major projects have
mobilised the resources of Rabot Dutilleul Construction: the CentraleSupélec Institute (36,000 sq. m.); the Tour Radar
civil aviation control tower; and the Digiteo Lab for the INRIA research institute’s activities in the digital field. On this
future urban campus, Betsinor Composites has also contributed its expertise by covering the shell of the new 7-floor
R&D training centre of EDF (the electricity utility) with its Ultra-high performance fibre concrete (UHPFC).
DIVERSE STRUCTURES AND DOUBLE TECHNICALITY
Rabot Dutilleul has a lot of experience in large mixed-use developments (combining parking lots, retail outlets, private
and social housing and office space). These require exceptional technical construction skills as well as expertise in
managing complex projects, such as City’Zen in Lille, the “K” building in Lyon and soon the Grand Arénas îlot 3.5
development in Nice, all of which have been developed by Nacarat. For these projects, the diverse capabilities of the
internal engineering team are particularly required: costing and structural studies, methods department, fluids and

Villeneuve d’Ascq was fitted in record time with prefabricated bathrooms. The industrial division is also gaining strength
through modular construction work with the Smart Module Concept company, which is committed to searching for

The hiring in 2014 of a PhD student from the Centrale Lille engineering school under a CIFRE (Industrial Training
and Research Contract) shows the group’s determination to develop an industrial culture at the service of building:
an internal “as industrial as possible” (AIAP) approach has been put in place with the corresponding performance
indicators.
“My assignment is to explore industrial methods and techniques that are likely to optimise the Rabot Dutilleul
group’s processes. The aim is to initiate an ongoing improvement process and to streamline communication
and procedures. Thus, value creation will focus on the customer’s real needs so as to enhance the customer’s
experience from the signing of the contract to the final delivery of the programme.”

3D PRINTING, A PROMISING SOLUTION?
The 3D printer has already revolutionised the way certain architects make their scale models. Switching to the
construction of a full-size concrete building is therefore only a matter of scale and technical expertise. Projects have
already materialised in Amsterdam with the construction of architectural modules made of bioplastic. In Shanghai, the
Winsun company has attracted a lot of attention by “printing” 10 composite concrete houses in 24 hours, which were
assembled on site within one week.

THE REQUIRED LEARNING EXPERIENCE
Living in a building developed in an innovative way is something to be learned. This is especially true if you live in a
building like “the K” in Lyon, which is connected to Greater Lyon’s Smart Electricity Grid network based on renewable
sources of energy. By organising meetings and workshops for residents, Nacarat goes beyond its role as a developer:
the future residents of “The K” building have enjoyed discovering different ways of managing energy, water and waste
as well as of benefiting from a roof garden for greater biodiversity.
CARBON FOOTPRINT:
DEMOUY SETS AN EXAMPLE
In Nanterre, Demouy has minimised its carbon footprint on the site where it is
building an RTE grid substation for Siemens: instead of using numerous movements
of articulated lorries to remove the rubble, the aggregates from the quarries and
excavated materials have been re-used on site after having been crushed or limed.

CONSTRUCTION 2.0
Working in a more productive way also means adopting the tools that allow better sharing
of information and facilitate a dialogue between stakeholders. It is in this spirit that the
Rabot Dutilleul Group has started to introduce new design and office automation tools. In
order to be ready for the Construction 2.0 era, it is counting on the advantages of Digital
Information Modelling (BIM).
IT HAS TO START
AT THE OFFICE!
Skilfully managed by the Information Systems Department (ISD) through
training courses using the appropriate educational methods, the staff of the
Rabot Dutilleul Group took ownership of the new office automation tools
within nine months: collaborative workspaces were set up using Sharepoint
and messaging servers were migrated into a secured cloud accessible via the
Internet, etc. Since 2014, almost 1,000 employees have thus gained better
access to information, have been communicating easily between departments
and Group companies and have reduced their travel time by organising video
conferences from their computers.
Hardy, the DSI mascot, has supported the Group’s 950 employees in the migration of their
IT tools to Windows 7 and Office 365.
DIGITISING
EVERYTHING…
EVEN BUILDING
SITES!
Paper purchase orders will no longer be needed to supply the building sites. From now on the purchasing of materials,
tooling, concrete, steel, etc. is done increasingly via the “RD Achats” (“RD Purchasing”) online platform. Everything has
been done (a search engine, a detailed catalogue, etc.) to enable foremen and building-site supervisors to manage their
worksites more independently, also assisted by TIAMP, an aid to decision-making that provides a monthly view of the
different expenses per task and per building project.

THE FUTURE LIES IN BIM
More than a virtual 3D replica of the future building, the digital or BIM model is a building’s “ID card” and accompanies it
throughout its life cycle. It is:
- Scalable: from the project design phase to its completion, any modification (to the plan, appearance, technical terminology)
is reflected in it;
- Smart: the information allows analysis and simulations to be carried out (energy efficiency, networks, costs calculated
according to materials used);
- Collaborative: the standardised file format “.ifc” eases interoperability between architects, engineers, contractors, etc.;
- Cost-effective: optimisation of the project’s organisation makes for greater efficiency and reduces the cost of construction.

CONCRETE
WATERPROOFING:
PROGRESSING WITH
LAFARGE
To ensure that nuclear power stations meet the new standards
required following the Fukushima incident, Rabot Dutilleul
Construction, with the help of the leading concrete company
Lafarge and the Ecole Centrale engineering school in Lille,
was commissioned by EDF, the French electricity utility, to
test solutions to the problem of simulating the permeability of
concrete. This was a first for the construction company, which
prepared the operating procedures and poured the ultra-high
performance concrete (UHPC) in conditions as realistic as
possible. The success of this project led Betsinos Composites to
respond to a call for tenders issued by EDF for the construction
of buildings to contain nuclear power plants in France.
WITH DEMOUY, A “FIRE
HALL” FOR INERIS
In Verneuil-en-Halette (60), Demouy, with the help of BG
Concept Architectures, has built a gigantic concrete cube
that will enable the National Institute of Industrial Safety
and Environmental Protection (INERIS) to test the strength
and behaviour of materials in contact with fire. An innovative
solution was chosen for the installation of 12-metre high
double walls: the concrete propping was used both for casing
the upper slab and as a work floor for the chimney work.

TRENDY DUCTS
FOR STUDENTS
After the prefabricated bathrooms, here come the prefabricated
service ducts! This solution was chosen for the Rééflex university
hall of residence in Villeneuve d’Ascq (59), after having been tested
in the nursing-home for frail elderly people in Douai (59). The idea
was optimised by adding controlled mechanical ventilation (CMV),
wastewater, sewage and new water risers. Each duct is installed by
crane on completion of the structural work. Although three to four
months of development work is necessary before the works begin, the
amount of time saved is significant.
BETSINOR COMPOSITES’ LIGHT BLADES

DCNS (a leading French naval defence company) chose Betsinor Composites to install 6,000 external shading blinds
on the façades of its new headquarters in Ollioules, near Toulon (83). The facade expert distinguished itself by using
an innovative technique: the insertion of a honeycomb core (produced by Nidaplast) at the heart of the glass-cement
composite (GCC) blades. This core made of extruded polypropylene enhances the overall rigidity and lightens the GCC
material. Reducing the overall weight by half facilitates the execution of the works and reduces the load distribution of
the building’s structure.
PRECAST CONCRETE
DOMES FOR LOUIS DE
WAELE
In Brussels, the Qatar embassy designed by Louis De Waele does not
go unnoticed. In addition to its octagonal shape, what draws attention
are the three marble-coloured domes that overlook the building. Made
of architectural concrete, these precast concrete domes won the 2014
Outstanding Precast Awards. The main advantages of this innovative
production method are the dimensional accuracy of the vault sections,
the quality and solidity of the materials and the swift execution of the
works.

TOGETHER
Smart tools and the best processes are worth nothing without the men and women capable
of putting them to good use and without a shared commitment on the part of all of them
to a corporate mission and set of values. The Rabot Dutilleul group’s HR policy relies
mainly on continuing training and aims to bring staff members together, to unite them
and ensure their professional fulfilment.
A sound mind in a sound body: with “Zen Running” training by Philippe Leclair, many of our employees have learnt to run in a cool and
better way.
HEADING FOR MORE EQUALITY
To sustain the momentum already initiated in favour of equality at work, in 2015 Rabot Dutilleul launched a three-year
plan to foster gender equality. This plan’s main areas of action are the recruitment of more women, guaranteeing equal
pay, encouraging training during parental leave and facilitating parents’ everyday life (schooling support, help with
driving children to school, babysitting, etc.).

LESS ARDUOUS WORKING CONDITIONS,
MORE WELL-BEING AT WORK
Three steps were taken in 2014 to improve everyday life in the riskiest construction industry trades: restricting the use
of solid blocks to lighten loads borne by masons; wearing of custom-moulded earplugs by workers most exposed to
noise; using automatic binding machines to facilitate the binding of metal reinforcements in a standing position so as
to relieve back strain.
To fight against musculoskeletal disorders (MSDs), prevention sessions have been held one Thursday per month at the
Rabot Dutilleul group headquarters, in partnership with the Higher Institute of Osteopathy in Lille. Deployment of this
initiative is planned at national level, through partnerships with other organisations.

BEFORE
STARTING
WORK
The “muscular awakening” sessions put in place by the France Construction
Division of Rabot Dutilleul are more and more popular on worksites in the North
of France and the Paris Ile-de-France region. Since the end of 2014, 18 specially
trained co-workers have been leading these daily warm-up sessions.
BOOSTING MORALE TOO!
In May 2014, 60 employees from Lille enjoyed listening to a presentation by Philippe Leclair. This former cross-country
running world champion and Olympic team coach had much advice to give: from the right posture to adopt in a sitting
position to save energy, to the “3B” technique (Breathing in – Breathing out – Back to reality) as a way to refocus quickly or
to manage stress.
“15-minute safety meetings” with the OPPBTP
In 2015, Rabot Dutilleul Construction signed a partnership agreement with the the French occupational safety
administration for the building and public works sector (OPPBTP) to organise its prevention action and improve
its risk control. Six working groups were set up to bring together OPPBTP experts, site managers and general
foremen. The managers were trained as well as 80 employees responsible for leading the “15-minute safety
meetings” with the worksite teams.
“On worksites, there are 44 regulatory safety obligations to be complied with, ranging from
the reception of newcomers to training sessions to checking that everyone is wearing the required personal protective equipment. This is one of the reasons for which Rabot Dutilleul
Construction decided to call on the expertise of the OPPBTP.”

INTERNAL MOBILITY
IS EVERYBODY’S BUSINESS!
When a change of job is necessary or to broaden a person’s scope of responsibilities, it is company policy to give priority
to opportunities for internal mobility. Thanks to the internal job exchange platform, career developments are facilitated
in terms of regional mobility but also of mobility between Group subsidiaries. Geographical mobility support is available
in the form of exploratory trips, help with settling in, financing of removal costs etc.
DISABILITY POLICY: PRACTICAL INITIATIVES!
Since 2012, the disability awareness week (“Handiweek”) is the highlight of the group’s disability policy. In 2014, it took
the form of various activities organised in the companies in France: archery contests wearing masks, introduction to sign
language, wheelchair trails etc. These awareness-raising activities complement other actions undertaken: publicising
“handi-friendly” job offers; a committee dedicated to keeping disabled workers in employment; using special centres
(ESATs) or other organisations that employ disabled people to provide certain services (maintenance of green spaces,
catering, etc.).
In November 2014, 50 employees from Lille took part in fun activities aimed at raising their awareness of various disabilities.
NACARAT SCHOOL:
EXEMPLARY TRAINING PATHS
Launched in November, 2013 and deployed as part of the Rabot Dutilleul University, Nacarat’s in-house training school
applies the same approach: relying on in-house skills to share knowledge and best practices. Combining experience
feedback with practical advice, the “Programme manager” training path was very well received in November 2013. Other
modules have since been developed as well as training paths for managers, salespeople, programme managers etc.
Nacarat was nominated at the Training Awards competition for the quality of its proposals during the Adult Professional
Training Fair that took place in Lille (59) in 2014.

NACARAT ALONGSIDE EMMAÜS
CHALETS OF HOPE
Following the successful initiative taken in 2013 as part of the Fil Rouge scheme,
Nacarat has formalised its partnership with the Emmaüs Nord-Pas de Calais
Picardy community. Under an agreement signed in April 2014, Nacarat has made
a commitment to make its technical, legal and operational resources available for
the construction of the Chalets of Hope, budget homes for struggling families. The
aim is to facilitate their social integration by giving them an opportunity to become
homeowners.
RABOT DUTILLEUL SENDS SPARKS FLYING
“Becoming the entrepreneur of your own life” is
the theme of the sessions organised for young jobseekers by the Nord-Pas de Calais Picardy job centre
in collaboration with its partner Réseau Etincelle. In
mid-December 2014, the Rabot Dutilleul Construction’s
logistics depot in Croix (59) welcomed 15 young people
for a one month awareness-raising course on the
“entrepreneurial spirit”.
IN CALAIS: DISCOVERING ART ON BUILDING SITES!
The Rabot Dutilleul group regularly takes initiatives aimed at arousing the curiosity and community spirit of inhabitants
involved in a new construction programme or urban project. As a result, the art and construction trades met face to face
in the heart of Calais: the worksite of the future School of Art was occupied by artists and students who took ownership
of their future facility through a variety of events held in collaboration with teams of employees from Rabot Dutilleul
Construction (posters, poetry, drawings, participatory workshops etc.).
TIA: CONTINUING TO SUPPORT THE
ENTREPRENEURIAL PROCESS/DYNAMICS
The real objectives of the “Territorial Innovation Accelerator” (TIA) initiated by Rabot Dutilleul group, Veolia and Orange
in the Lille metropolitan area are to support local start-ups, help them grow and detect innovative techniques. To
identify these start-ups, calls for projects have been regularly issued since 2013 on various topics (building, transport,
healthcare, the environment etc.). With the support of the Northern France Innovation and Development agency (NFID),
this initiative lead the Rabot Dutilleul to form partnerships with five promising start-ups. Today, the same initiative is
being taken in Seine-Saint-Denis (93).
