New college campus design in East Malaysia takes a ‘leaf’ out of nature University College of Technology Sarawak (UCTS) in Malaysia aims for green ratings while taking design inspiration from the forest canopy and fern leaves. UCTS is committed to facilitating student access to an affordable world-class university education that nurtures creative and entrepreneurial leaders through a broad education in science and technology. The campus site which covers a total land area of approximately 96.98 acres is situated adjacent to the Old Sibu Airport Runway. It is in an elongated shape with an organic form. UCTS is envisaged to be the first university Project Highlight to be rated under the “Green Building Index” certification. Key green features include: integrated photovoltaic panel which will generate electricity daily; advanced building envelope to minimise heat gain including low-emissive glass and insulated roofs; variable speed drive chilled with VAV system for the air conditioning system; rainwater harvesting and water recycling system, among others. In terms of design concept, the designers looked to the mighty Rejang river for inspiration. The large water body in front of the campus not only creates a sense of arrival by boat but also reminds visitors of how Sibu was created. Sibu is also known as a “timber town” and this is reflected in the “forest canopy” rooftop over the areas where students gather for social activities. The overall master plan adopts the shape of fern leaf ’s frond whose organic shape offers an excellent spatial planning idea. The central spine branches off to secondary corridors that connect to the various faculties leading to the individual classrooms much like the structure of the fern leaf. The UCTS campus is divided into six zones namely: public space; semi-public space; academic zones; recreational areas; private residential space; and the research & development areas. The public zone includes the Convocation Hall and Surau which are located at the main entrance. The Convocation Hall is located on the north-west end of the campus, fronting the feature lake with good landscaping view. Adequate parking spaces are provided to cater for higher vehicle volumes during peak season. The semi-public zone will be the ‘forest canopies’ for social interactions. The recreational zone will be the newly proposed indoor stadium and will also include the existing stadium, which are located adjacent to the site. Hostels which are being grouped under the private residential zone are proposed at the east end of the site with a multi-level car park. These hostels are slightly further from the centre of the campus. However, they are still within walking distance. An exit is also proposed near the hostels so that students can go out from there without creating congestion at the main entrance. Creative solutions for quality work environments Project Highlight Shanghai Tower World’s second tallest building located in China. 10 Building & Investment | www.b-i.biz Project Highlight Shanghai Tower makes the list as world’s second tallest building Aurecon provided facade engineering design for the striking Shanghai Tower, which is now on the official Council on Tall Buildings and Urban Habitat’s (CTBUH) “Current Tallest 20” list. SEVEN YEARS after construction began, Shanghai Tower has officially been completed, becoming China’s tallest skyscraper and the focal point of Shanghai’s skyline. To commemorate this milestone, Shanghai Tower has been added to the official CTBUH “Current Tallest 20” list, which presents the world’s tallest 20 buildings as recognised by the CTBUH’s Height Criteria. In addition, the tower has also achieved impressive sustainability credentials. At 632 metres high, Shanghai Tower is the world’s second tallest building, after the Burj Khalifa in Dubai. It is also the world’s tallest double-skin building, with its distinctive helix-like facade. Global engineering consulting firm Aurecon provided facade engineering design for the striking building, working with US architectural firm Gensler to combine the complex façade with the structure and services systems. In addition to its work on the facade, Aurecon also collaborated with New York engineering consultancy, Cosentini Associates, to provide mechanical, electrical and plumbing design services, including materials selection and schematic and development design. The tower’s unique design comprises a circular central floor plate enveloped by a suspended outer skin, triangular in plan, twisting as it ascends. This feature was not only included for aesthetics, it also contributes to Shanghai Tower’s functionality and sustainability, greatly reducing wind load and enabling the easy capture of rainwater to be used in the building’s air conditioning and central heating system. Designed as an eco-building, the Shanghai Tower’s sustainable features took the US Green Building Council and the Chinese threestar Green Building rating and certification systems into account. The tower’s sustainability features include greywater recycling systems located at basement and mid-level to collect water for reuse; 15 3kW vertical axis wind turbines located on the roof to provide 157,500kWh of renewable electricity each year; two sets of natural gas turbines which generate electricity, chilled water and hot water, while reducing carbon dioxide by 49 per cent; as well as a 12-storey ‘sky garden’ created by the interstitial spaces in the form which act as environmental buffer zones and maximise the usage of the double skins. “Shanghai Tower is a landmark achievement – both in terms of size and sustainability – and we are incredibly proud to have been a part of its construction,” says Margaret Cao, country manager for Aurecon in China. “It’s exciting to finally see such a long, complex project come to fruition so that the people of Shanghai can begin to enjoy this building.” The landmark building will include offices, commercial space, a five-star hotel, exhibition and conference halls as well as recreational facilities. More information at www.aurecongroup.com Building & Investment | www.b-i.biz 11 Project Highlight New convention centre provides a meeting place under the ‘rainforest trees’ Borneo Convention Centre Kuching in East Malaysia is designed with the theme “let’s meet under the trees” – a concept that most locals can relate to. AS THE first dedicated convention centre on the East Malaysian’s island of Borneo, the Borneo Convention Centre Kuching (BCCK) was designed to blend with it’s natural surroundings. A key element of this design strategy is it’s free flowing roof structure. The roof is shaped in the form of a “ririg” leaf, which in Iban language refers to the species phacelophrynium maximum. Ririg grows in abundance in Sarawak and due to its large leaves, is used by many indigenous tribes for wrapping rice and food. The roof canopy is supported by a series of exposed structural elements resembling the trunks and branches of rainforest trees. 12 Building & Investment | www.b-i.biz At the tip of the roof canopy there is a stone collection pond, reminiscent of water drops falling off a ririg leaf after a torrential monsoon rain. The combination of function and design come together seamlessly in a form that is truly representative of Borneo island and it’s people. BCCK is located in Kuching, Sarawak, East Malaysia. Located eight kilometres from the city centre, the centre aims to organise and attract local and international concerts, events, exhibitions and conventions to Sarawak. Sited on a six hectare riverfront site, BCCK forms part of a new marina and tourism development on the ‘Isthmus Island’. Construction began in June 2006 and was completed in October 2009. The actual cost of construction is about RM200 million. BCCK is designed on an east-west access to mitigate the effects of solar heat gain. It is also oriented to face Mecca and incorporates a Muslim prayer room. The building has a gross floor area of 36,500 square metres and the internal design offers complete flexibility with functional spaces able to be sub-divided into a variety of sizes and configurations for plenary sessions, exhibitions and banquets. The capacities in BCCK include 5,000 delegates in plenary, a 2,000 capacity banquet hall and 14 breakout meetings rooms. The Project Highlight largest pillar free exhibition space is 2,500 square metres. Parking spaces for 620 cars, 20 coaches and 180 motorbikes is provided in a combination of underground and open parking. In addition, BCCK provides supporting service areas including reception and prefunction assembly areas, a VIP lounge, administration offices, commercial kitchens capable of servicing 2,000 delegates and a public restaurant. Incorporated with the best of modern communication technology of the time, the centre is equipped with wireless internet access in public areas and provide simultaneous translation facilities in four languages. The core functional considerations of BCCK are flexible multi-function rooms and energy efficiency. This allows the centre to adapt to various user needs while being sensitive to nature and the environment. AHI ROOFING (MALAYSIA) is a wholly owned entity of Fletcher Building, a leading New Zealand based manufacturer and provider of construction related materials and services. AHI Roofing (Malaysia) operates under Fletcher Building’s international Roof Tile Group (RTG) and produces and distributes stone coated metal roof tiles (a high quality roofing material that is lightweight, sustainable and proven to withstand severe weather conditions) to markets across Asia and Africa from its facility in Nilai, Malaysia. It is a part of RTG’s broader plant and market network which together service over 120 countries across 4 continents under the brands “Decra® Roofing Systems” and “Gerard Roofing Systems”. Here on home soil, it has been a decade since AHI acquired Malaysian Roofing Industries Sdn Bhd (MRI) and upgraded the Nilai plant to support its regional growth in Japan, Southeast Asia and Africa. Recently, B&I talked to Regional General Manager-Asia, Mr Robert Aaron, about the company’s achievements and its plans for the future. B&I: By way of introduction to our readership, would you brief us on AHI Roofing’s history? AHI Roofing (Malaysia) Regional General Manager-Asia, Mr Robert Aaron. 18 Building & Investment | www.b-i.biz RA: It’s a bit of a long history that dates back almost 60 years now. The business was founded in New Zealand by Mr L J Fischer, the inventor of stone-coated metal rooftops, in 1957 and subsequently acquired by AHI (Alex Harvey Industries) in 1969. When Fletcher Building (Roof Tile Group) acquired AHI, the product was integrated into its (Fletcher’s) Special Feature TOP TO BOTTOM: Seremban High Court at Seremban 2, Negeri Sembilan and new warehouse. business portfolio which, over time, has had a history of innovation and development. The business here in Malaysia began in 1985 when Fletcher provided a licensing agreement to a company called MRI - they built the facility that is currently at Nilai – under which they were entitled to produce and sell the Decra® brand in Malaysia. During that time, AHI in New Zealand was already exporting Decra products to Asia, including markets such as Japan. In 2005, Fletcher acquired MRI - since then we have been operating under the AHI Roofing entity in Malaysia, producing and distributing Decra® brand into Malaysia and other Asian markets. We also produce for several markets in Africa to support RTG’s growth there. RTG operates with ISO-accredited production in New Zealand, Malaysia, Hungary (Europe) and Corona, California (USA), supplying into markets across Asia, Europe, Africa, the Americas and New Zealand / Australia. In that context, RTG is the largest manufacturer of stone-coated metal roof tiles in the world and the only stone coated metal roof tile producer to have a multiple plant network with a truly global reach. As for AHI Roofing Malaysia, what’s interesting is that our production is almost entirely destined for export outside of Malaysia. In the Asian context, Japan is a leading market for us, the Philippines is a growing market and we have footholds into many other regional markets. B&I: AHI Roofing’s flagship product Decra® Roofing Systems has been around for ages - what distinctive features set it apart from the others? RA: If you think about the traditional roofing market here in Malaysia or in the region, clay and concrete tiles are traditional “heavyweight construction” materials. Our product range falls into the “lightweight” category and by comparison can weigh 7 times less than other traditional materials. In other words for an equivalent area of roof coverage, our product would be lighter by a factor of 7. This offers architects, developers and homeowners a variety of benefits in terms of structural and cost advantages - roof trusses can be reduced to bear the same weight load, same for columns, foundations, etc. I think the more compelling advantage to the architect, developer or home owner is the aesthetics achieved from the flexibility of design offered by our product range. Our products are durable yet pliable, allowing designers to integrate bolder aesthetic design elements (curves and angles for example) which would be difficult to achieve with more traditional materials. This advantage provides a unique opportunity for creativity and end design. In a d d i t i o n to e n h a n ce d d e s i g n opportunities, the performance of the product offers impressive advantages as well. The product itself and the nature in which it is fixed into place, is well suited to high intensity storm environments. Our system is proven to offer wind resistance of up to 193km per hour (120mph) in wind tests, making it very suitable for typhoon exposed markets and coastal regions. And its durable nature can help to reduce maintenance costs over the lifespan of the roof. These are some of the reasons our products are coveted in resort projects across the region, including here in Malaysia. For high intensity seismic areas, (e.g. Japan, the Philippines and Indonesia), there is a compelling argument to use our products because of their lightweight nature and the way they are fastened to the roof structure. This interlocking and horizontal fastening system can provide incremental structural integrity and a lighter load on the structural frame below. This differentiates the Decra® offer in our opinion. B&I: What of the ‘desired’ roof pitch for Decra®? RA: We perform best when roof pitches are 15° or higher - we can go to 12° for some profiles. This is another compelling reason for the end user to adopt our system - confidence that their choice will last them a lifetime. B&I: What about rainwater ingress/leaks, how does Decra® perform? RA: Again, because it is an interlocking system with a unique installation method/ treatment, we are leakproof when installed correctly (to the manufacturer’s specification). Another key consideration for homeowners is noise transmission, especially with the intensity of rain in the region. B&I: Where do you stand with GBI as a sustainable green product? IT IS A carry-over from the preceding year – the gloom, that is, though not the doom. Whereas 2015 was a time for caution in a slow, albeit price-resilient, property market, the prognosis for 2016 by C.H. WIlliams, Talhar and Wong (WTW) is that, even for the tough, the going will get tougher and, in the final reckoning, it is the fittest that will survive. The overall sentiment is that the market will remain “flat”, in consequence of falling crude oil prices and commodities, the depreciating Ringgit, under-performing services sector, increasing cost of living, sluggish global economy, etc. Property developers, in general, are keeping prices up by strategically launching smaller number of units, lamentably, “beyond the affordability of first-timer buyers.” Economic Considerations Tabled in October last, Budget 2016 had based oil revenues on crude prices at a “conservative” USD 48 per barrel. At this writing, however, a “recalibration” of Budget 2016 is imminent (scheduled for 28 January 2016) following further dips in crude oil prices, now wavering at USD 30 per barrel. For now, indications are that “minor” cuts are on the cards - in operating expenditure and the shelving of non-priority development projects. Priority projects, e.g., Mass Rapid Transit (MRT) and Kuala Lumpur-Singapore High Speed Rail would go ahead, per the 11th Malaysia Plan. Mining machinery sector optimistic about future With an increased in customers enquiries reported, machinery manufacturers hope bauma 2016 marks a turnaround in sales for the industry. THE MINING ASSOCIATION, affiliated in the German Engineering Federation, the VDMA, is again reporting falling sales. Nevertheless, it is optimistic that 2017 will bring a return to profit. As regards the global market, too, the analysts are expecting things to improve in 2016 and 2017. One reason for the cautious optimism is bauma, which takes place from April 11 to 17, 2016 in Munich. Experience shows that many customers delay purchasing decisions until bauma, where they can first get an overview of the world market offering. Also as regards to the rising number of customer enquiries, bauma is coming at a good time—an upturn would certainly do the sector a lot of good. In 2014, worldwide exports of mining machinery were around €27.929 billion (2013: €31.087 bn), which is a fall of 10.2 percent. The biggest exporting nation, when it comes to mining machinery, was the US, with €7.694 bn (2013: €8.364 bn). The only country to report a rise in exports was China, where the figures rose from €3.940 bn to €4.071 bn. Singapore was in third place in the statistics for exporting nations, with €3.098 bn (€3.468 bn), because of its high volume of transshipments of mining machinery in Southeast Asia. The US thus 24 Building & Investment | www.b-i.biz has a 27.5 percent share of world exports of mining machinery, China has 14.6 percent and Singapore 11.1 percent, followed by Germany with 7.0 percent. In Germany, in the current year, machinery and plant worth €3.62 bn is being built. That’s three percent less than in the previous year. At least this reflects a much lower annual drop in sales, especially in view of the figures for 2014, when sales fell 29 percent as compared to 2013. For 2016, Dr Michael Schulte Strathaus, Chairman of the Mining Association, fears that sales will “probably fall further, also by a single-figure percentage”. With an export share of 94 percent, the sector expects sales of only €0.21 bn (- 7.8 percent) on the German domestic market this year, as compared to €3.41 bn (- 2.7 percent) abroad. The VDMA Mining Association expects that demand for the metallic but also mineral raw materials extracted in hard-rock mining will increase substantially as a result of a global expansion in alternative methods of energy production. Another reason for this cautious optimism, says Schulte Strathaus, is in the need for raw material producers to reduce costs: “In order to achieve profits in the current low-price environment, they have to increase the efficiency of their machinery and plant, and thereby reduce their costs.” A global trend towards increasing safety also benefits the sector, he reports. Environmental problems would not exist at all but for the callousness of modern society, from Man’s predatory relationship with nature. ‘Everything we do is upsetting the eco-system and Nature in its pristine state is being fragmented by urbanisation, News & Events infrastructure development, etc.,’ lamented Yeang. What we will be bequeathing to future generations is a world that is polluted with enormous constructed artefacts that are estranged from nature. “We have to build in harmony with nature, not simply to retard the present rate of environmental impairment, but to eliminate it entirely”, to bring nature back into the built environment. Ecoarchitecture is designing in such a way that the human-built environment or our design system “integrates benignly and seamlessly with the natural environment.” It is about designing human-made artefacts in the context of site characteristics (location), its ecological features and integrating at three levels, namely, physically, systemically and temporally: s Physical integration - of the location, its topography, ground water, hydrology, vegetation and the different species on the site. s Systemic integration - of human “processes”, i.e., use of water, energy, waste, sewers, etc., and nature, to ensure no pollution and no waste. s Temporal integration - of the rate of use of resources and replenishment thereof. To this end, Yeang advocates that the platform for green design or eco-designing is the integration of four basic components or ecoinfrastructures (colour-coded in parenthesis): s Eco-technology/Engineering (grey), “which we need (indispensable) to maintain our standard of living”, encompassing concerns and issues in energy system, clean technology, renewable energy, smart grid/IT network, transportation systems, waste management systems, carbon neutral, recycling; s Water Management (blue), “what life is all about”, i.e., rainwater harvesting, “closing the loop”, grey and black water re-use, acquifier recharge, sustainable drainage, constructed wetlands and wastewater treatment; s Nature’s Utilities (green), “what you cannot see but it’s there”, opportunities and options in resource conservation, ecological corridors, reconnecting nature, rehabilitation, habitat creation, biodiversity; s Human Behavioural patterns (red), “laws have to change because we cannot live the way we have been doing for the last 100 to 200 years”, with the focus on lifestyles, activities, economic systems, industries zero impact, regulations/legislations, mobility/ transport concepts, penalties/incentives, materials/enclosures, products/food. ALTHOUGH GAZETTED ON 8 February 2013, the Strata Management Act (SMA) 2013 and its governing Strata Management (Maintenance and Management) Regulations (SMR) 2015, finally came into effect on 1 June 2015, under the auspices of the Ministry of Urban Wellbeing, Housing and Local Government. Ostensibly to do away with the Building and Common Property (Maintenance and Management) 2007, the SMA and SMR serve to provide clear-cut steps in the sales, purchase and management of stratified properties and, at the same time, safeguard the interests of owners of said properties. Accordingly, a framework is now in existence for the establishment of a joint management body (JMB), management corporation (MC), a subsidiary MC, rights and responsibilities of owners and the appointment of a Commissioner of Buildings (COB) to administer the new legislation. Strata Management Seminar However, implementation of the SMA and 34 Building & Investment | www.b-i.biz SMR has, inadvertently, served up a number of unforeseen issues – administrative, operational and legal – with impact significant enough to warrant review and, more importantly, resolution. Hence the daylong Strata Management Seminar, organised by the Building Management Association of Malaysia (BMAM), where industry experts sounded out on precautions to be taken and pitfalls to avoid in the building, management and maintenance of stratified properties. Some concerns brought up at the Seminar, themed “The Good, The Bad and The Ugly”, included: s Section 6 (1) (a) and (b) – of the 13 sections or stages in the housing development process – mandates the filing of complete/final plans of schedule of parcels (showing proposed share units of each or proposed parcel and total share units of all parcels) to the COB before the sale of any parcel. In the case of phased developments, provisional plans, for subsequent phases, also to be submitted, i.e., total project submission. s s s This “envisages” that plans, schedule of parcels or share units cannot be amended/changed without penalties. Impractical to disallow amendments/ changes in parcels - the reality is that minor ones need to be done from viewpoint of “architecture, engineering, aesthetics, constructability, site constraints, availability of materials, etc.” This problem is further compounded in the case of mixed developments comprising apartments, retail outlets, offices, etc. “Overkill”, in the liabilities for noncompliance or negligence, to the tune of thousands of Ringgit or jail terms or both. Restrictions in tenure of office for members of JMBs/MCs (volunteer parcel owners) and, in relation to accounts, failure to comply is an offence with liability of fines or jail term. This will deter and aggravate existing difficulties in finding volunteers willing to serve. Q Underwriters Laboratories Inc. Photos by: Stéphane Bruger WISHING TO reinvigorate its image and position itself as an essential player on the entertainment scene, Société des casinos du Québec commissioned Sid Lee Architecture and FCSD architecture + design to lead an intervention strategy at Casino du LacLeamy in Gatineau, Québec, Canada. The casino presented major organisational challenges: its interior spaces were cluttered and undistinguished, producing a confusing and unwelcoming result, devoid of hierarchy or landmarks. The re-design therefore aimed to bring coherence to the space; open perspectives to better connect the spaces and identify their functions. An aquatic theme was naturally chosen to develop a unique identity for the casino, located on the shores of a lake and surrounded by water. “The main staircase was brought to the middle of the central space, among the game tables and machines, while connecting to the restaurants and discotheques on the upper floors. Designed as a beacon visible from all around the casino, the stairs are dressed with a unique carapace composed of 595 backlit metal scales declined into 94 different models, reminiscent of fish skin and its changing reflections. An iconic architectural element, it centralises all visual perspectives and asserts the space’s identity”, explains Martin Leblanc, architect and partner at Sid Lee Architecture. The project was carried out in close collaboration with Lightemotion for an immersive lighting installation and with Trizart-Alliance for the multi-media segment. BEHIND THE building’s handsome BeauxArts facade in the heart of Mayfair, London, The Mellier includes five voluminous lateral modern apartments and one unique penthouse overlooking the rooftops of London. Formerly a Buick car showroom in the 1930s, the building has been refurbished in 2015 by Eric Parry Architects with Studio Mackereth appointed as interior designer for each of the apartments and the lobby—this includes sourcing all fabrics, rugs, lamps, contemporary as well as vintage furniture and works-of-art. A free-standing folding walnut screen ‘Albemarle’ has been designed specially for this project. These lateral apartments benefit from a real sense of scale with spectacular ceiling heights, elegant proportions and dramatic use of light. The client’s brief was to take a brave step away from the usual bland beige formulaic interiors of most speculative residential property developments. In response, the designer’s approach was to create luxurious apartment interiors that epitomise Modern Mayfair: bold colourful spaces that flow, settings that are dramatic without being overly formal, effortlessly stylish and unashamedly contemporary homes. “It was important that the prospective buyers walk in and can immediately imagine themselves living here. In order to create this sense of home we sourced vintage as well as contemporary pieces from all over Europe to create a story, as if the home had evolved over time rather than the bling-yet-lifeless look of most speculative show homes. We carefully curated a library and also briefed a florist on our overall vision so as to reinforce this sense of a real home,” says Sally Mackereth of Studio Mackereth. “Is it gorgeous? Sure. Would I like to live there? Yes, please. It’s borderline perfect,” writes Giles Hattersley in The Sunday Times. Photos by: Jean Longpré IKANOS, AN OLD Montreal restaurant with Mediterranean flair, is located along McGill Street in Montréal, Canada. For his new Mediterranean-styled restaurant, the owner chose an imposing space in an old warehouse that had more recently served as an artist’s studio. He appointed designer Blazysgérard to take on the challenge of crafting a strong identity for the restaurant. The concept is based on a re-interpretation of the characteristic architecture of Greece and neighbouring countries. The goal was to develop an architectural language that would meet the client’s requirements while remaining consistent with the theme, without becoming a mere pastiche or stage set. Designers Alexandre Blazys and Benoit Gérard approached the problem from a fresh, modern angle. The bar sets the tone with a blackened steel arch, antique mirrors and deep blue bar stools. By installing a constellation of smoked globe lights of varying sizes, the designers sought to echo the Mediterranean sky. Wood and leather banquettes structure the restaurant’s space and different zones. They help maximise the restaurant’s capacity while giving guests excellent views of Old Montreal outside the restaurant. The wood and seagrass chairs are accented with sheepskin, giving the space a playful feminine touch. Meanwhile, the designers approached the ceiling as an infinite pergola made of suspended wood planks. Spaced at regular intervals, the planks generate an interesting interplay of shadow and light on the brick and straw paper walls. Lights and service conduits are concealed above the planks, giving the space a warm, intimate character and a more human scale. Lighting at the base of the partitions is concealed inside steel mouldings, creating a visual horizon for guests. The placement of the kitchen in the basement made it possible to consolidate all technical services on the left side of the building. The kitchen is a major technical achievement in its own right. Faced with the need to run an enormous exhaust conduit across four levels, including a huge elbow behind the bar, the designers turned the constraint to their advantage by making the conduit the focal point and unifying element of the bar. THE DU TOUR Residence is a renovation project in Laval, Québec, Canada. Designed by an architect in the 1960s, it has belonged to the same family for decades. The designers’ challenge was to transform the home’s interior into a contemporary space without losing its soul and the memories associated with it. In collaboration with interior design firm FX Studio par Clairoux, the concept was developed by highlighting the stretched building’s “prairie style” architecture and re-introducing the use of natural wood. In addition, the openings on the south side were enlarged on both levels in order to offer, in the heart of the living area, impressive views of the river and the surrounding natural area. To complement the building’s stretched width, attention was paid to movement within the space, the perspectives it offered and its distinct horizontal volumes. Some existing elements, including the huge central chimney of natural stone, were conserved to preserve the essence of the family home. Light materials and pale, nuanced colours were used to enhance the quality and volume of the space. The stretched building is underlined by terraces at each end that are covered by the continuous wooden roof. The first, to the northeast, overlooks a small stream flowing into Rivière des Prairies. Connected to the kitchen and dining room, it has become a place of meditation at breakfast time. At the other end, more than 110 feet away, the second terrace faces south and is connected to the gym and sauna, which are in the basement. It houses an outdoor kitchen, a fireplace, a dining room, a relaxation area and a spa. Enclosed by its roof, its cedar shutters and vegetation, it has become a haven of peace. The mix of stone, masonry and wood in the transformation of the terrace is very much in the style of the original house. To enhance the warm feeling of its cedar ceiling, the existing steel structure was replaced by a structure of solid cedar. Cedar posts and screens with insertions of stained cedar unite the wood ceiling and the ceramic floor.
