New college campus design in East
Malaysia takes a ‘leaf’ out of nature
University College of Technology Sarawak (UCTS) in Malaysia aims for green ratings
while taking design inspiration from the forest canopy and fern leaves.
The complexity of the configuration of the aluminium
cladding is to create the organic shape of the rainforest canopy.

student access to an affordable world-class
university education that nurtures creative
and entrepreneurial leaders through a broad
education in science and technology.
Located in the town of Sibu, Sarawak in
East Malaysia, one of the main gateways into
SCORE, UCTS’ campus, when completed,
will be equipped with the latest state-of-theart facilities to facilitate teaching, learning and
research activities necessary in the production
of graduates required by the industries within
SCORE.
UCTS will collaborate with Universiti
Kuala Lumpur, one of Malaysia’s leading
technical university with over 18,000 students
across the country, in areas like: automation
& industrial maintenance; machine building
& metal fabrication; product design &
precision manufacturing; information
technology; animation & multimedia; food
technology, chemical & bioengineering;
marine engineering; automobile engineering;
aviation engineering; electrical, electronics &
telecommunication; quality engineering &

The campus site which covers a total land
area of approximately 96.98 acres is situated
adjacent to the Old Sibu Airport Runway. It is
in an elongated shape with an organic form.
UCTS is envisaged to be the first university

to be rated under the “Green Building Index”
certification.
Key green features include: integrated
photovoltaic panel which will generate
electricity daily; advanced building envelope
to minimise heat gain including low-emissive
glass and insulated roofs; variable speed
drive chilled with VAV system for the air
conditioning system; rainwater harvesting
and water recycling system, among others.
In terms of design concept, the designers
looked to the mighty Rejang river for
inspiration. The large water body in front
of the campus not only creates a sense of
arrival by boat but also reminds visitors of
how Sibu was created. Sibu is also known as
a “timber town” and this is reflected in the
“forest canopy” rooftop over the areas where
students gather for social activities.
The overall master plan adopts the shape
of fern leaf ’s frond whose organic shape offers
an excellent spatial planning idea. The central
spine branches off to secondary corridors that
connect to the various faculties leading to the
individual classrooms much like the structure
of the fern leaf.
The UCTS campus is divided into six
zones namely: public space; semi-public
space; academic zones; recreational areas;
private residential space; and the research &
development areas.
The public zone includes the Convocation
Hall and Surau which are located at the main
entrance. The Convocation Hall is located on
the north-west end of the campus, fronting
the feature lake with good landscaping view.
Adequate parking spaces are provided to
cater for higher vehicle volumes during peak
season. The semi-public zone will be the
‘forest canopies’ for social interactions.
The academic zone will be the faculties
comprising the school of built environment,
school of civil engineering, school of electrical

Shanghai Tower makes the list as
world’s second tallest building
Aurecon provided facade engineering design for the striking Shanghai Tower, which is now on
the official Council on Tall Buildings and Urban Habitat’s (CTBUH) “Current Tallest 20” list.
SEVEN YEARS after construction began, Shanghai Tower has officially
been completed, becoming China’s tallest skyscraper and the focal point
of Shanghai’s skyline. To commemorate this milestone, Shanghai Tower
has been added to the official CTBUH “Current Tallest 20” list, which
presents the world’s tallest 20 buildings as recognised by the CTBUH’s
Height Criteria. In addition, the tower has also achieved impressive
sustainability credentials.
At 632 metres high, Shanghai Tower is the world’s second tallest
building, after the Burj Khalifa in Dubai. It is also the world’s tallest
double-skin building, with its distinctive helix-like facade. Global
engineering consulting firm Aurecon provided facade engineering
design for the striking building, working with US architectural firm
Gensler to combine the complex façade with the structure and services
systems. In addition to its work on the facade, Aurecon also collaborated
with New York engineering consultancy, Cosentini Associates, to
provide mechanical, electrical and plumbing design services, including
materials selection and schematic and development design.
The tower’s unique design comprises a circular central floor plate
enveloped by a suspended outer skin, triangular in plan, twisting as
it ascends. This feature was not only included for aesthetics, it also
contributes to Shanghai Tower’s functionality and sustainability, greatly
reducing wind load and enabling the easy capture of rainwater to be
used in the building’s air conditioning and central heating system.
Designed as an eco-building, the Shanghai Tower’s sustainable
features took the US Green Building Council and the Chinese threestar Green Building rating and certification systems into account. The
tower’s sustainability features include greywater recycling systems
located at basement and mid-level to collect water for reuse; 15 3kW
vertical axis wind turbines located on the roof to provide 157,500kWh
of renewable electricity each year; two sets of natural gas turbines which
generate electricity, chilled water and hot water, while reducing carbon
dioxide by 49 per cent; as well as a 12-storey ‘sky garden’ created by the
interstitial spaces in the form which act as environmental buffer zones
and maximise the usage of the double skins.
“Shanghai Tower is a landmark achievement – both in terms of size
and sustainability – and we are incredibly proud to have been a part of
its construction,” says Margaret Cao, country manager for Aurecon in
China. “It’s exciting to finally see such a long, complex project come to
fruition so that the people of Shanghai can begin to enjoy this building.”
The landmark building will include offices, commercial space, a five-star
hotel, exhibition and conference halls as well as recreational facilities.
Aurecon provides engineering, management and specialist
technical services for public and private sector clients globally.
With an office network extending across 26 countries, Aurecon
has been involved in projects in over 80 countries across Africa, Asia
Pacific, the Middle East and the Americas, and employs around 7,500
people across 12 industry groups. „

New convention centre provides a
meeting place under the ‘rainforest trees’
Borneo Convention Centre Kuching in East Malaysia is designed with the theme “let’s meet
under the trees” – a concept that most locals can relate to.
AS THE first dedicated convention centre
on the East Malaysian’s island of Borneo, the
Borneo Convention Centre Kuching (BCCK)
was designed to blend with it’s natural
surroundings. A key element of this design
strategy is it’s free flowing roof structure. The
roof is shaped in the form of a “ririg” leaf,
which in Iban language refers to the species
phacelophrynium maximum. Ririg grows in
abundance in Sarawak and due to its large
leaves, is used by many indigenous tribes for
wrapping rice and food.
The roof canopy is supported by a series
of exposed structural elements resembling
the trunks and branches of rainforest trees.
12 Building & Investment | www.b-i.biz
At the tip of the roof canopy there is a
stone collection pond, reminiscent of water
drops falling off a ririg leaf after a torrential
monsoon rain. The combination of function
and design come together seamlessly in a
form that is truly representative of Borneo
island and it’s people.
BCCK is located in Kuching, Sarawak,
East Malaysia. Located eight kilometres
from the city centre, the centre aims to
organise and attract local and international
concerts, events, exhibitions and conventions
to Sarawak. Sited on a six hectare riverfront
site, BCCK forms part of a new marina and
tourism development on the ‘Isthmus Island’.
Construction began in June 2006 and was
completed in October 2009. The actual cost
of construction is about RM200 million.
BCCK is designed on an east-west access
to mitigate the effects of solar heat gain. It is
also oriented to face Mecca and incorporates
a Muslim prayer room. The building has a
gross floor area of 36,500 square metres and
the internal design offers complete flexibility
with functional spaces able to be sub-divided
into a variety of sizes and configurations for
plenary sessions, exhibitions and banquets.
The capacities in BCCK include 5,000
delegates in plenary, a 2,000 capacity banquet
hall and 14 breakout meetings rooms. The
Project Highlight
largest pillar free exhibition space is 2,500
square metres. Parking spaces for 620 cars,
20 coaches and 180 motorbikes is provided
in a combination of underground and open
parking.
In addition, BCCK provides supporting
service areas including reception and prefunction assembly areas, a VIP lounge,
administration offices, commercial kitchens
capable of servicing 2,000 delegates and a
public restaurant.
Incorporated with the best of modern
communication technology of the time, the
centre is equipped with wireless internet access
in public areas and provide simultaneous
translation facilities in four languages.
The core functional considerations of
BCCK are flexible multi-function rooms
and energy efficiency. This allows the centre
to adapt to various user needs while being
sensitive to nature and the environment.
The design elements implemented to
respond to functional requirements include:
advanced traffic circulation and parking
studies; design of dense vegetation to cool
ambient surface temperature of external
carparks and driveways; extensive sun angle
studies and modeling to minimise direct
sunlight penetration on the 3,400-squaremetre curtain wall; expansion/spill-over space
considerations (eg five-metre ceiling height
for carparks at Level 1 to allow for additional
exhibition space & roof cavity space for
additional storage areas); acoustic testing

Decra® stone-coated metal roof tiles
Lightweight, durable and sustainable
AHI Roofing (Malaysia) Regional General Manager-Asia, Mr Robert Aaron talked to B&I team
on Decra® brand and the company’s plans for the future.
AHI ROOFING (MALAYSIA) is a wholly owned entity of Fletcher
Building, a leading New Zealand based manufacturer and provider of
construction related materials and services. AHI Roofing (Malaysia)
operates under Fletcher Building’s international Roof Tile Group (RTG)
and produces and distributes stone coated metal roof tiles (a high quality
roofing material that is lightweight, sustainable and proven to withstand
severe weather conditions) to markets across Asia and Africa from its
facility in Nilai, Malaysia. It is a part of RTG’s broader plant and market
network which together service over 120 countries across 4 continents
under the brands “Decra® Roofing Systems” and “Gerard Roofing
Systems”. Here on home soil, it has been a decade since AHI acquired
Malaysian Roofing Industries Sdn Bhd (MRI) and upgraded the Nilai
plant to support its regional growth in Japan, Southeast Asia and Africa.
Recently, B&I talked to Regional General Manager-Asia, Mr Robert
Aaron, about the company’s achievements and its plans for the future.
B&I: By way of introduction to our readership, would you brief
us on AHI Roofing’s history?
AHI Roofing (Malaysia) Regional General Manager-Asia, Mr Robert Aaron.
18 Building & Investment | www.b-i.biz
RA: It’s a bit of a long history that dates back almost 60 years now. The
business was founded in New Zealand by Mr L J Fischer, the inventor of
stone-coated metal rooftops, in 1957 and subsequently acquired by AHI
(Alex Harvey Industries) in 1969. When Fletcher Building (Roof Tile
Group) acquired AHI, the product was integrated into its (Fletcher’s)

business portfolio which, over time, has had a
history of innovation and development. The
business here in Malaysia began in 1985 when
Fletcher provided a licensing agreement to a
company called MRI - they built the facility
that is currently at Nilai – under which they
were entitled to produce and sell the Decra®
brand in Malaysia. During that time, AHI in
New Zealand was already exporting Decra
products to Asia, including markets such as
Japan.
In 2005, Fletcher acquired MRI - since
then we have been operating under the AHI
Roofing entity in Malaysia, producing and
distributing Decra® brand into Malaysia
and other Asian markets. We also produce
for several markets in Africa to support
RTG’s growth there. RTG operates with
ISO-accredited production in New Zealand,
Malaysia, Hungary (Europe) and Corona,
California (USA), supplying into markets
across Asia, Europe, Africa, the Americas and
New Zealand / Australia. In that context, RTG
is the largest manufacturer of stone-coated
metal roof tiles in the world and the only
stone coated metal roof tile producer to have
a multiple plant network with a truly global
reach.
As for AHI Roofing Malaysia, what’s
interesting is that our production is almost
entirely destined for export outside of
Malaysia. In the Asian context, Japan is a
leading market for us, the Philippines is a
growing market and we have footholds into
many other regional markets.
B&I: AHI Roofing’s flagship product
Decra® Roofing Systems has been around
for ages - what distinctive features set it
apart from the others?
RA: If you think about the traditional
roofing market here in Malaysia or in the
region, clay and concrete tiles are traditional
“heavyweight construction” materials. Our
product range falls into the “lightweight”
category and by comparison can weigh 7
times less than other traditional materials.
In other words for an equivalent area of roof
coverage, our product would be lighter by a
factor of 7. This offers architects, developers
and homeowners a variety of benefits in terms
of structural and cost advantages - roof trusses
can be reduced to bear the same weight load,
same for columns, foundations, etc.
I think the more compelling advantage
to the architect, developer or home owner
is the aesthetics achieved from the flexibility
of design offered by our product range. Our
products are durable yet pliable, allowing
designers to integrate bolder aesthetic design
elements (curves and angles for example)
which would be difficult to achieve with more
traditional materials. This advantage provides
a unique opportunity for creativity and end
design.
In a d d i t i o n to e n h a n ce d d e s i g n
opportunities, the performance of the product
offers impressive advantages as well. The
product itself and the nature in which it is
fixed into place, is well suited to high intensity
storm environments. Our system is proven
to offer wind resistance of up to 193km per
hour (120mph) in wind tests, making it very
suitable for typhoon exposed markets and
coastal regions. And its durable nature can
help to reduce maintenance costs over the
lifespan of the roof. These are some of the
reasons our products are coveted in resort
projects across the region, including here in
Malaysia.
For high intensity seismic areas, (e.g.
Japan, the Philippines and Indonesia), there
is a compelling argument to use our products
because of their lightweight nature and the
way they are fastened to the roof structure.
This interlocking and horizontal fastening
system can provide incremental structural
integrity and a lighter load on the structural
frame below. This differentiates the Decra®
offer in our opinion.
B&I: What of the ‘desired’ roof pitch for
Decra®?
RA: We perform best when roof pitches
are 15° or higher - we can go to 12° for some
profiles. And we back our performance
Building & Investment | www.b-i.biz 19
Special Feature
with warranties of up to 50-years, which
is significant. This is another compelling
reason for the end user to adopt our system
- confidence that their choice will last them
a lifetime.
B&I: What about rainwater ingress/leaks,
how does Decra® perform?
RA: Again, because it is an interlocking
system with a unique installation method/
treatment, we are leakproof when installed
correctly (to the manufacturer’s specification).
Another key consideration for homeowners
is noise transmission, especially with the
intensity of rain in the region. We have
commissioned formal field tests on in situ
homes by independent third party testing
agency and have achieved a reading in their
“comfortable” zone category (the categories
are “silent”, “comfortable” and “other”). Our
stone chip coating acts as a natural noise
transmission dampener and allows us to
achieve levels within the required tolerance of
the testing standard.
B&I: You qualified your comment with “if
properly installed”. Does AHI have a team of
trained installers?
RA: Part of the important service that we
provide is being affiliated with competent
roofers and installers trained by our own
technical department. Homeowners can call
on these trained installers or opt to approach
our distributors directly, many of whom can
offer a supply and install service. When feasible,
we will support projects with installation
inspection service as well.
B&I: What are some of the landmark
projects in Malaysia, and the region, for
that matter, where Decra® Roofing Systems
are installed?
RA: We have supplied some landmark
projects, for example, Shangri La’s Rasa
Sayang Resort and Spa, Penang, Awana
Kijal, the Seremban Syariah High Court and
Government/JKR projects (e.g., Cultural
Palace extension and Mahkamah Alor Gajah)
and recent private residential projects (for
example S P Setia Eco Glades, Cyberjaya). We
are seeing increased interest for our products/
system among architects and developers
because of the benefits it offers in design,
durable performance and product lifespan as
demonstrated through our 50-year warranty.
20 Building & Investment | www.b-i.biz
Dayang Bay Resort Langkawi.
In the region, we have established strong
relationships with national homebuilders in
both Japan and increasingly in the growing
market of the Philippines. In the Japanese
construction sector, lightweight construction
methods are favoured, so we believe we have
an exciting potential for growth in that market.
As construction methods continue to evolve
across other markets in Asia, we also believe
growth prospects are strong. Lightweight
materials contribute to more effective and
efficient construction, providing opportunities
to improve areas such as construction speed, on
site management (7 times lighter also translates
to significantly less pallets of products for
equivalent roof coverage optimising site
storage requirements) and supply chain and
logistics management (transport, distribution
and handling opportunities). These offer
real efficiencies for developers and general
contractors.
B&I: Projects in Philippines and Japan, are
these new or renovation projects?
RA: We operate in both segments of
the market although in Japan, new-build
construction is actually on the decline as the
population there contracts. In the renovation
segment, we offer the Japanese market a
lightweight solution which can be installed over
an existing roof, which in the case of Japan, is
supported by a sub-deck (platform). This is
more cost and time effective, not to mention
less disruptive for a family living in the home
during a roof renovation. Here in Malaysia, you
must either place battens on top of the existing
roof or replace it entirely - in either scenario,
re-roofing is an attractive market for us and an
interesting option for homeowners.
B&I: Where do you stand with GBI as a
sustainable green product?
RA: We are committed to manufacturing a
sustainable product and being made of steel,
Decra® products are durable, long-lasting and
recyclable at the end of their useful life. We
are listed in Green Pages Malaysia by MGBC
(Malaysia Green Building Confederation) as a
sustainable green product.
B&I: Going with what the construction
industry has to offer, how do you see the
market potential in Malaysia for Decra®
Roofing Systems?
RA: I think there is a huge potential in the
roofing sector in Malaysia where, for now, we
have a small market share. Generally speaking,
metal roofing or metal roof tiles are not as
commonly accepted as clay and concrete but
we are now getting feedback during product
presentations to architects and developers, that
the benefits we talk about resonate with them the advantages of lightweight construction, the
durability of our product, the design flexibility
etc. These characteristics are catching people’s
attention.
We believe we provide a unique product
and system whose attributes differentiate
it from other offers. This makes us excited
about the future for us here in Malaysia, the
Asia region and globally. We have backed
this confidence in growth with a recent
expansion at our Nilai facility, investing in a
new warehouse and container loading yard - a
sizable investment that will also allow us the
flexibility to expand production capacity in the
future as our growth ambitions are met. In the
interim, we have the benefit of a RTG network
of manufacturing facilities from which we can
service our markets as required. Q

WTW Property Market Report 2016
Outlook for various sectors in the ensuing year.
IT IS A carry-over from the preceding year – the gloom, that is,
though not the doom. Whereas 2015 was a time for caution in a slow,
albeit price-resilient, property market, the prognosis for 2016 by
C.H. WIlliams, Talhar and Wong (WTW) is that, even for the tough,
the going will get tougher and, in the final reckoning, it is the fittest
that will survive. The overall sentiment is that the market will remain
“flat”, in consequence of falling crude oil prices and commodities, the
depreciating Ringgit, under-performing services sector, increasing
cost of living, sluggish global economy, etc. Property developers,
in general, are keeping prices up by strategically launching smaller
number of units, lamentably, “beyond the affordability of first-timer
buyers.”
Economic Considerations
Tabled in October last, Budget 2016 had based oil revenues on
crude prices at a “conservative” USD 48 per barrel. At this writing,
however, a “recalibration” of Budget 2016 is imminent (scheduled
for 28 January 2016) following further dips in crude oil prices, now
wavering at USD 30 per barrel. For now, indications are that “minor”
cuts are on the cards - in operating expenditure and the shelving
of non-priority development projects. Priority projects, e.g., Mass
Rapid Transit (MRT) and Kuala Lumpur-Singapore High Speed
Rail would go ahead, per the 11th Malaysia Plan. Whilst a modest
GDP growth of 4.5% had been earlier forecast for 2016 (likely to
be trimmed, come 28 January), domestic demand will remain the
main driver of growth. Facilitated by Government infrastructure
initiatives, private sector participation and FDI (Foreign Direct
Investment), the manufacturing and industrial sectors are expected
to expand.
Overview by Region
Against the above backdrop of economic fundamentals, the WTW
take on the property market focused on three regions, namely, North
(Penang), South (Johor Bahru) and Central (Klang Valley):
Penang
s Despite general weaker market/business sentiments, “no notable
decline” in prices/realised rentals as property owners hold out;
land reclamation projects (32.76 acres Light Waterfront Penang
and 891 acres Seri Tanjung Pinang Phase 2) opens up new
areas for development. State Government raised net household
income cap to “render affordable housing more accessible.”
s Landed residential is still the preferred choice, especially in
Seberang Prai - with transactions for 2½-storey and 3-storey
semi-detached houses fetching more than RM2.0 and RM3.0
million, respectively.
s Slower growth expected for high-rise residential as more
affordable flats/apartments being launched/under construction;
bulk of existing apartments/condominiums in northeast sector
of the island whilst more being developed and launched in
Butterworth/Bukit Mertajam; accordingly, spike in supply

s
expected within next 3 to 5 years.
Purpose-built offices - existing supply 9.14 million sq ft with
average occupancy rate 88%; prime office space expected to stay
in demand (e.g., slightly-increased rental rate of RM2.80 per sq
ft/month in Georgetown), the new growth area will be in the
south-east.
Healthy albeit competitive outlook for hotel sector, with 11 new
developments coming on-stream in next 2-3 years (Georgetown,
Tanjung Tokong/Tanjung Bungah and Bayan Baru).
Retail market likely to stay healthy in next few years; major
developments on island/mainland include Designer Village
(NLA 400,000 sq ft), IKEA & Integrated Mall @ Aspen Vision
City, both at Batu Kawan and Mydin Hypermarket at Bukit
Mertajam (NLA 536,507 sq ft).
Industrial development remain focused in south-east, i.e., Batu
Kawan and surrounds of Byram and Changkat, with multinationals establishing new plants/investments, engaging in
mergers, acquisitions and/or relocation.
Johor Bahru
s Generally, property market expected to be lacklustre, carrying
over from 2015, insofar as less new projects and protracted
selling period. In the case of high-rise residential development,
State Government deterring new applications to build serviced
apartments by imposing tax (1% on GDV).
s Demand still significant for landed residential properties,
particularly in established areas where prices have escalated
11.5%; in next two years, existing supply expected to increase
5.7% from the current level of 291,284 units and new launches,
outside of these areas, are likely to be affordably-priced to
promote buying interest.
s Continued sluggish performance for high-rise residential with
downtrend in sub-market transaction activity and value as well
as occupancy, aggravated further with new launches coming onstream this year.
s Purpose-built office sector to remain stable over next two years,
with existing supply of 9.2 million sq ft, 75% occupancy rates
and rentals (in prime areas) averaging RM2.80 to 3.50 per sq ft/
month.
s Retail market is expected to remain steady in next 1-2 years with
average occupancy rate of 77% and rentals of RM27 per sq ft/
month.
s Occupancy rates in hotel sector to increase slightly, supported
by mix of leisure/business/catalytic developments, whereas
average room rates to remain steady following added supply of
establishments in 2015, e.g., Holiday Villa, Somerset Medini and
Citadines Medini.
s “Flat” outlook for industrial as market softened, compared to
2014, notwithstanding new developments completed in 2015,
namely, SME City i-Park@Indahpura and Tropika Industrial
Park.

s Subdued scenario, generally, excepting
several “notable” land and property
deals, e.g., The Intermark (RM1.813
billion) and KL Sentral (RM1.57 billion)
and major announcements, i.e., Bukit
Bintang City Centre (former Pudu Jail)
and TRX Lifestyle Quarter.
s Continued slowdown in landed
residential market; with improved
connectivity, new schemes (mostly on
smaller scale) launched further from
city, e.g., Rawang, Kajang and Semenyih,
with prices ranging from RM300 – 400
per sq ft over built-up area. Soft market
conditions, however, may prompt
“new developments with affordable
price range.” Transactions in secondary
market are projected to increase.
s Large incoming supply (13,500 units)
of high-rise residential in next two years
will exert pressure on occupancy rates
whereas rentals will be competitive
(buyers’ market); slower transaction
activities in KL city centre even with
discounts (owners disposing due to
concerns about economic climate).

expected to stay stable although
occupancy rates may dip as the 10.0
million sq ft threshold (of cumulative
office supply) is breached; continued
demand for Grade A buildings but,
overall, this sector is essentially a tenant’s
market.
With additional 7.56 million sq ft (NLA)
retail space to open in 2016/2017,
slowdown in this sector is of concern,
i.e., challenge to let out so much space
against cautious consumer spending and
uncertain economic future.
Hotel segment in 2016 looks promising
by virtue of weakened Ringgit and
s
increased tourist arrivals; average room
rates expected to remain stable but
occupancy to decline with opening
of new international branded hotels/
serviced apartments. Increasing interest,
though, noted in KL as venue for MICE
(Meetings, Incentives, Conventions and
Exhibitions).
Industrial sector will continue to grow
steadily over next few years, supported
by on-going Government infrastructure
development and new investments
(Johor topped the list for nine months
of 2015, followed by Sarawak, Melaka,
Selangor and Penang). Q

Mining machinery sector
optimistic about future
With an increased in customers enquiries reported, machinery manufacturers
hope bauma 2016 marks a turnaround in sales for the industry.
THE MINING ASSOCIATION, affiliated in the German Engineering
Federation, the VDMA, is again reporting falling sales. Nevertheless,
it is optimistic that 2017 will bring a return to profit. As regards the
global market, too, the analysts are expecting things to improve in
2016 and 2017. One reason for the cautious optimism is bauma,
which takes place from April 11 to 17, 2016 in Munich.
Experience shows that many customers delay purchasing decisions
until bauma, where they can first get an overview of the world market
offering. Also as regards to the rising number of customer enquiries,
bauma is coming at a good time—an upturn would certainly do the
sector a lot of good.
In 2014, worldwide exports of mining machinery were around
€27.929 billion (2013: €31.087 bn), which is a fall of 10.2 percent. The
biggest exporting nation, when it comes to mining machinery, was
the US, with €7.694 bn (2013: €8.364 bn). The only country to report
a rise in exports was China, where the figures rose from €3.940 bn to
€4.071 bn. Singapore was in third place in the statistics for exporting
nations, with €3.098 bn (€3.468 bn), because of its high volume of
transshipments of mining machinery in Southeast Asia. The US thus
24 Building & Investment | www.b-i.biz
has a 27.5 percent share of world exports of mining machinery, China
has 14.6 percent and Singapore 11.1 percent, followed by Germany
with 7.0 percent.
In Germany, in the current year, machinery and plant worth
€3.62 bn is being built. That’s three percent less than in the previous
year. At least this reflects a much lower annual drop in sales, especially
in view of the figures for 2014, when sales fell 29 percent as compared
to 2013. For 2016, Dr Michael Schulte Strathaus, Chairman of the
Mining Association, fears that sales will “probably fall further, also by
a single-figure percentage”.
With an export share of 94 percent, the sector expects sales of
only €0.21 bn (- 7.8 percent) on the German domestic market this
year, as compared to €3.41 bn (- 2.7 percent) abroad. Most of the
exports (17 percent) go to the Mediterranean and the Middle East,
and here Saudi-Arabia is the single biggest market, at almost nine
percent. “Together with Iran, governments there want to reduce their
dependency on oil,” says Schulte Strathaus, adding: “Mining is being
developed as an additional mainstay.” The second-largest region for
sales of German mining machinery is Latin America, which accounts

for 11 percent, followed by China with eight
percent, the US with seven percent and
Russia with approximately five percent.
In the medium term, the sector is
cautiously optimistic about the future,
with increase in customer enquiries being
reported - an indication that customers
are again starting to look at buying new
equipment. Also some companies are
successfully opening up new areas of
business, for example in hard-rock mining.
The VDMA Mining Association expects
that demand for the metallic but also mineral
raw materials extracted in hard-rock mining
will increase substantially as a result of a
global expansion in alternative methods of
energy production.
Another reason for this cautious
optimism, says Schulte Strathaus, is in the
need for raw material producers to reduce
costs: “In order to achieve profits in the
current low-price environment, they have
to increase the efficiency of their machinery
and plant, and thereby reduce their costs.”
A global trend towards increasing
safety also benefits the sector, he reports.
Many countries, like China and Turkey, are
busy making their coal mines safer. And

as regards to the technology required for
this, the German mining industry - at least
in underground mining - Germany is the
global leader.
The sector seems therefore to be
regaining optimism in time for bauma in
Munich, and that is also being backed up by
the registrations coming in from exhibitors
in this area. Mareile Kästner, Exhibition
Director of bauma, explains: “The current
difficult situation in the sector is not being
reflected in the registration figures for
exhibitors at bauma. The interest from
mining companies and manufacturers of
mining products in exhibiting at bauma is
still very high.” A list of all the exhibitors
registered so far for the mining section is

ICONS: Malaysian Architects Global Acclaim
Showcase of 28 “stellar” projects by Malaysian architects;
Eco-architect extraordinaire Kenneth Yeang on eco-design.
TAKING CENTRE STAGE at ICONS:
Malaysian Architects Global Acclaim, a
month-long exhibition held at University
Malaya from 1 - 31 December 2015 are
notables of international repute, whose
contributions to the field of architecture
and design have been nothing less than
exemplary, if not outstanding. Organised
by the Department of Architecture, Faculty

(FBEUM), in collaboration with Lembaga
Arkitek Malaysia (LAM) and Pertubuhan
Akitek Malaysia (PAM), and in conjunction
with the Construction Industry Development
Board’s (CIDB) 20th anniversary, the
event showcased the achievements of
Malaysian architects whose works have
earned global acclaim and accolades. These
latter includes the ASEAN Energy Award,
UNESCO Asia-Pacific Awards for Cultural
Heritage Conservation, ARCASIA Awards
for Architecture, SIA Architectural Design
Awards and other similar prestigious awards
between 1995 and 2015.

As well as 28 “stellar” projects by
Malaysian architects, the exhibition’s
agenda, along with conservation, sustainable
green buildings and timber structures, also
included a complementary programme of
talks by pillars of the profession in Malaysia
such as Dato’ Dr Ar Ken Yeang of T.R.
Hamzah & Yeang, Ar Hijjas Kasturi of Hijjas
Kasturi Associates Sdn Bhd and Ar Sonny
Chan of CSYA Pte Ltd.
Amongst these icons, eco-architect
extraordinaire, author and more, Dato’ Dr
Ar Ken Yeang, of T.R. Hamzah & Yeang Sdn
Bhd, named by the Guardian, UK as “one of
the 50 people who could save the planet”,
presented on ‘Eco-architecture and Ecomasterplanning: Key ideas that drive our
work’.
“I think buildings should imitate
ecological systems….no waste to
materials used in an ecological
system....the waste of one organism
becomes the food for another and
everything’s recycled whereas in
our human built environment
there’s a throughput system. We
use something then we throw it
away. We have to try to re-use
everything we make or recycle
them - when we cannot re-use
or recycle them we should try to
re-integrate them back into the
natural environment.”
Dato’ Dr Ar Kenneth Yeang
Eco-Design with Yeang
Nature is in peril and the eco-system, its
biological and physical constituents, which
is irreplaceable, is under siege by human
activity. Environmental problems would not
exist at all but for the callousness of modern
society, from Man’s predatory relationship
with nature. ‘Everything we do is upsetting
the eco-system and Nature in its pristine
state is being fragmented by urbanisation,
News & Events
infrastructure development, etc.,’ lamented Yeang. What we will be
bequeathing to future generations is a world that is polluted with
enormous constructed artefacts that are estranged from nature.
“We have to build in harmony with nature, not simply to retard
the present rate of environmental impairment, but to eliminate
it entirely”, to bring nature back into the built environment. Ecoarchitecture is designing in such a way that the human-built
environment or our design system “integrates benignly and seamlessly
with the natural environment.” It is about designing human-made
artefacts in the context of site characteristics (location), its ecological
features and integrating at three levels, namely, physically, systemically
and temporally:
s Physical integration - of the location, its topography, ground
water, hydrology, vegetation and the different species on the site.
s Systemic integration - of human “processes”, i.e., use of water,
energy, waste, sewers, etc., and nature, to ensure no pollution and
no waste.
s Temporal integration - of the rate of use of resources and
replenishment thereof.
To this end, Yeang advocates that the platform for green design
or eco-designing is the integration of four basic components or ecoinfrastructures (colour-coded in parenthesis):
s Eco-technology/Engineering
(grey), “which
we
need
(indispensable) to maintain our standard of living”, encompassing
concerns and issues in energy system, clean technology, renewable
energy, smart grid/IT network, transportation systems, waste
management systems, carbon neutral, recycling;
s Water Management (blue), “what life is all about”, i.e., rainwater
harvesting, “closing the loop”, grey and black water re-use,
acquifier recharge, sustainable drainage, constructed wetlands and
wastewater treatment;
s Nature’s Utilities (green), “what you cannot see but it’s there”,
opportunities and options in resource conservation, ecological
corridors, reconnecting nature, rehabilitation, habitat creation,
biodiversity;
s Human Behavioural patterns (red), “laws have to change because
we cannot live the way we have been doing for the last 100 to 200
years”, with the focus on lifestyles, activities, economic systems,
industries zero impact, regulations/legislations, mobility/
transport concepts, penalties/incentives, materials/enclosures,
products/food.
With any of the four components/infrastructures as a starting
point, green design, the Yeang approach, when looking at a site, is
to look at latitude, “where we are at” and its diversity, two factors to

consider before start of design - different regions of the earth have
different ecology, being more intense in tropics than higher or lower
latitudes. For example, in a master plan project in India, next to a
forest reserve, ‘the first thing we did was to create a spine between
the development and the reserve and collect all the species to stretch
across the site. Then we laid the other infrastructures, the red, the grey
and the blue - “closing the loop” in water management where grey
water and black water is recycled with construction of wetlands.’
Citing projects successfully undertaken at home (DiGi Technology
Operations Centre) and abroad (Solaris Singapore and SOMA
Masterplan India), Yeang illustrated examples of eco-structures, i.e.:
s ECOBRIDGES TO LINK WHEREVERWHENEVER NATURE IS DISCONNECTED
e.g., the green infrastructure ‘bifurcated by roads and highways
– vegetating bridges so that the species can move from one
disparate piece of land to the other and becomes one single
habitat, integrating the four eco-infrastructures into the single
whole.
s VERTICAL URBANISM OR URBAN DESIGN OF hPARKSINTHESKYv WITH
ecologically-linked vegetated pedestrian walkways/ramps
weaving up from ground level to sky gardens and winding down
to basements to create “eco-cells.”
In the final reckoning, he concluded. ‘as human beings, we have
to change our diet, the way we move, live and play’; a suggested idea
is the 7-minute community, i.e., time taken for residents to access
facilities in a city by walking, cycling, electric carts, medium public
transport. It discourages the use of private cars, reduces energy
consumption and pollution to make a healthier environment something to ponder when planning the city. Q

18th Malaysia Strategic
Outlook Conference 2016
Organised by the Asian Strategy & Leadership Institute, prominent panellists shared
insights on the economic outlook for Malaysia in 2016.
AGAINST A BACKDROP of rising costs
(living/doing
business),
depreciated
Ringgit, weak oil and commodity prices,
moderate property market, uncertainties
in domestic politics and external factors
(China slowdown, threat of terrorism,
fledging world economy, etc.), what is in
store for Malaysia in 2016 and after? How
will the Malaysian economy fare and will
there be sustainable growth? How will the
global and regional scenario impact on
Malaysian business? What steps, if any,
should we strategise so as not to stagnate, or
worst, regress in our quest for high-income
status by 2020?
These posers, earlier addressed at the
recent 27th ASEAN and related Summits,
were taken up again/reviewed at the 18th
Malaysia Strategic Outlook Conference
2016 organised by the Asian Strategy &
Leadership Institute (ASLI). Themed
“Coping with Uncertainty - The Way
Forward in Difficult Times”, the day-long
event, timed at the beginning of each year,
serves to (a) assess key trends, strategic
challenges and critical issues facing the
nation in the ensuing year, (b) evaluate
economic outlook by taking stock of
current developments and their impact on
the business environment and investment

Minister of Science, Technology and
Innovation in his opening keynote address on
“Outlook for Innovation and Technology - The
Way Forward for Malaysia”.

climate.
Notwithstanding the general consensus
that Malaysia’s economic fundamentals
still remain robust (World Bank projects a
4.5% GDP growth for 2016 and 2017, driven
by domestic demand), with (economic)
transformation programme on track, some
concerns highlighted were:
s need for structural reforms to be
deepened to “improve public sector
performance, accelerate human capital
development and re-engineer economic
growth”
s potential markets provided by AEC and
TPPA?
s lacklustre, though stable, property
market plagued by rising costs (land,
building materials, etc.) - demand for
affordable housing (very much on the
s
agenda of 11th Malaysia Plan) remain
unabated;
excepting crude oil, major commodities
are not expected to experience fall in
prices.
Perhaps, as suggested by YB Datuk
Seri Panglima Madius Tangau, Minister of
Science, Technology and Innovation in his
keynote address, “Outlook for Innovation
and Technology – The Way Forward for
Malaysia”, the “stark” reality is that we
have to create a “national innovation
environment or innovative ecosystem”
to stay competitive, if not have, an edge
globally. “To rejuvenate the economy and
unleash the nation’s potentials”, he added,
“the key is innovation, in products, services
and business models.” Q

Seminar on Strata Management Act 2015
Industry experts addressed issues and implications in day-long seminar organised by the
Building Management Association of Malaysia (BMAM).
ALTHOUGH GAZETTED ON 8 February
2013, the Strata Management Act (SMA)
2013 and its governing Strata Management
(Maintenance and Management)
Regulations (SMR) 2015, finally came into
effect on 1 June 2015, under the auspices of
the Ministry of Urban Wellbeing, Housing
and Local Government. Ostensibly to do
away with the Building and Common
Property (Maintenance and Management)
2007, the SMA and SMR serve to provide
clear-cut steps in the sales, purchase and
management of stratified properties and,
at the same time, safeguard the interests
of owners of said properties. Accordingly,
a framework is now in existence for the
establishment of a joint management body
(JMB), management corporation (MC), a
subsidiary MC, rights and responsibilities
of owners and the appointment of a
Commissioner of Buildings (COB) to
administer the new legislation.
Strata Management Seminar
However, implementation of the SMA and
34 Building & Investment | www.b-i.biz
SMR has, inadvertently, served up a number
of unforeseen issues – administrative,
operational and legal – with impact
significant enough to warrant review and,
more importantly, resolution. Hence the daylong Strata Management Seminar, organised
by the Building Management Association of
Malaysia (BMAM), where industry experts
sounded out on precautions to be taken and
pitfalls to avoid in the building, management
and maintenance of stratified properties.
Some concerns brought up at the Seminar,
themed “The Good, The Bad and The Ugly”,
included:
s Section 6 (1) (a) and (b) – of the
13 sections or stages in the housing
development process – mandates the
filing of complete/final plans of schedule
of parcels (showing proposed share units
of each or proposed parcel and total
share units of all parcels) to the COB
before the sale of any parcel. In the case
of phased developments, provisional
plans, for subsequent phases, also to be
submitted, i.e., total project submission.
s
s
s
This “envisages” that plans, schedule
of parcels or share units cannot be
amended/changed without penalties.
Impractical to disallow amendments/
changes in parcels - the reality is that
minor ones need to be done from
viewpoint of “architecture, engineering,
aesthetics,
constructability,
site
constraints, availability of materials, etc.”
This problem is further compounded
in the case of mixed developments
comprising apartments, retail outlets,
offices, etc.
“Overkill”, in the liabilities for noncompliance or negligence, to the tune
of thousands of Ringgit or jail terms or
both.
Restrictions in tenure of office for
members of JMBs/MCs (volunteer
parcel owners) and, in relation to
accounts, failure to comply is an offence
with liability of fines or jail term.
This will deter and aggravate existing
difficulties in finding volunteers willing
to serve. Q

LYSAGHT® 360 SEAM® roofing solution
used for state-of-the-art university in Sibu
Tasked with materialising the futuristic design of University College of Technology Sarawak,
NS BlueScope Lysaght meets the challenge with LYSAGHT® 360 SEAM®.
SINCE ITS INCEPTION as an educational institution in September
2013, the University College of Technology Sarawak (UCTS) has
garnered much praise as an environmentally sustainable structure as
well as an architecture marvel even before its completion. As the first
university in Malaysia to be awarded the Green Building Index (GBI)
Platinum Index, UCTS campus is a futuristically designed campus
with an intent to reflect the characteristics of the town of Sibu.
Seeing that Sibu is known as a ‘forest town’, the architecture of
UCTS was carefully constructed to reflect the environmental state of
Sarawak itself. Amongst the most striking features of the structure is
the entrance of the university with a circular pool of water, designed
to pay tribute to the powerful river of Rejang, the cradle of Sibu.
As the first university in Malaysia to attain a GBI Platinum
status, the inception of UCTS was also properly constructed with
considerations to: (i) Cost-effective construction; (ii) Limited
energy consumption; (iii) Consideration of user comfort; (iv) Rain
water harvesting and water recycling; (v) Reduced volatile particle
emissions; (vi) Solar power generation; and, (vii) High thermal
performance rating.

materialising the architect’s state-of-the-art roofing design. This
was not an impossible feat as NS BlueScope Lysaght has the most
suitable products with the right specification and features to achieve
the design requirements.
Through constant discussions between architect, Lysaght’s
technical team, highly skilled roll-on-site workers and installers, the
astonishing task was completed successfully, meeting the architect’s

It was notable that, unlike the
conventional approach of “fabricate in the

LOK® 406 roofing installed in UCTS was
roll formed on site. This is a dedicated

is designed to produce an effect of a vast
waterfall gushing into a pond below.
The beautiful 3-dimensional curve effect
requires each piece of the roofing sheet to be
customised and rolled on the construction
site with precise measurement of the cross
sections of each piece of roofing sheet in
term of curvature, length and width, made
possible with LYSAGHT® 360 SEAM®
concealed fastened roofing system, and was
also a true testament to Lysaght’s skills and
machine capabilities.
The LYSAGHT® 360 SEAM® roof
system has been proven as the best choice
for either straight curved, tapered or even
curved tapered roof designs, for both
vertical and inclined applications. Made
from BlueScope’s CLEAN COLORBOND®
Steel imbued with a stunning, metallic sheen
and colour tones that blends beautifully into
the cityscape or tropical environment, it is
also highly resistant to dirt, fungal growth
and staining as well as stronger corrosion
resistance compared to galvanised steel.
The roofing solution also provides excellent
durability against weathering and paint
delamination, perfect for long-term colour
stability and long-lasting aesthetic beauty.
Apart from UCTS campus, proud
adopters of the outstanding innovation
of the LYSAGHT® 360 SEAM®, are
structures such as Putrajaya Waterfront

Quality with operating efficiency
Built to last, efficient in function and now available in Asia, the Zambelli RIB-ROOF metal

FORM FOLLOWS FUNCTION
is
fundamentally the bedrock of modern
architecture and design, i.e., that the shape of
a building or object should be based upon its
intended purpose. The very same principle
that spurred siblings and craftsmen Franz
and Carlo Zambelli Sopalu, both expert
plumbers and experienced in tin-coating,
specialising in building construction and
renovation of church roofs, to design and
innovate and set up the Zambelli Company in
1957. Primarily, a craftsman‘s establishment,
it has evolved, two generations on, into an
internationally-active industrial enterprise
in the metalworking sector with more
than 800 employees at nine locations in

Monier® Roof Solutions
100% Leakproof
Monier® roof system is durable and 100% leakproof. Even with rain
falls aplenty in Malaysia, house owners do not need to worry about
leaky ceilings and wet floors. Additionally, concrete actually gains in
strength over time as they get harder through further carbonization
by absorbing CO2. This gives concrete tiles an edge over other types of

are made to prevent fungus and algae growth on the surface. They are
not easily damaged and allow walkability.
Low Noise
The natural properties of concrete tiles provide outstanding acoustic
performance for quieter indoor environment. The mass of the tile
body and the batten system absorb sound waves, helping home
owners to save on heavy investment for huge insulation. What’s more,
the sounds from rain, wind or street traffic are less noticeable with a
concrete-tiled roof, which translates to more uninterrupted sleeps in
a peaceful ambience.
Superior Heat Reflection
Monier® Horizon™ 8 Roof System effectively reflects radiant heat
and has higher residual heat dissipation which prevents large buildup of residual heat to ensure residents a cooler indoor environment
and maximum comfort of living. The surface materials for roof tiles,
underlay and passive heat removal design applied for this roof system
remove excess heat through self-ventilation.

Mixer and shower manufacturer Hansgrohe introduces
Talis mixer collection with EcoSmart technology.
WITH ITS NEW mixer range Talis Select,
the mixer and shower manufacturer
Hansgrohe introduces its popular Select
technology to basin mixers for washbowls.
The flow of water is turned on and off by
clicking the Select button instead of using
a conventional lever. This is useful, for
instance, if you have soapy hands – you can
simply use the back of your hand or your
lower arm and your mixer stays clean.
Hansgrohe’s Talis Select technology is
purely mechanical and works by means of
a specially developed cartridge. It controls
water temperature and turns the flow of
water on and off by turning the valve. This
added convenience requires no electricity
or other devices in the base cabinet.
The mixer collection was created in
close collaboration with Hansgrohe’s longstanding partner Phoenix Design. Talis
Select is available in two versions: with a
flat spout or a round, conical spout. The
aesthetic appeal of the range lies in its clean
lines and the seamless transition of the
spout to the mixer body. Intuitive controls
make handling easy. Now, thanks to the

thermostats to basin mixers – can be
equipped with Hansgrohe Select products.
Talis conserves water
The entire Talis mixer range features
Hansgrohe’s EcoSmart technology. With
the help of an aerator, the flow of water
is limited to about five litres per minute
– without sacrificing comfort. The water
is enriched with air, creating a soft,
voluminous water jet. But what is more, you
can save water quickly and easily by simply
pressing the convenient Select button which
stops the flow of water. Talis mixers are also
available with the CoolStart function: when
the handle is set to the middle position, only
cold water flows from the tap. For hot water,
the handle must be turned to the left. This
technology makes sure that the pipes are
not needlessly filled with warm water and

Water flow is turned on and off by clicking the Select button with your fingers, your hand or lower
arm instead of using a lever. If you have soapy hands, you can use the back of your hand or your
lower arm and keep your mixer clean.
Within the international Hansgrohe Group, Hansgrohe is the premium brand for bathroom and
kitchen fixtures, showers and shower systems as well as thermostat and plumbing technology.
Winners of numerous awards throughout the world, the brand’s products stand for modern
technologies, innovative design and a superlative level of functional quality. This explains the
success of the brand as a market leader in the shower segment and as one of the leading

Casino in Canada gets new design
makeover with an aquatic theme
Sid Lee Architecture in partnership with FCSD architecture + design tackles
the revitalisation of Casino du Lac-Leamy in Gatineau. Photos by: Stéphane Bruger
WISHING TO reinvigorate its image and
position itself as an essential player on the
entertainment scene, Société des casinos du
Québec commissioned Sid Lee Architecture
and FCSD architecture + design to lead
an intervention strategy at Casino du LacLeamy in Gatineau, Québec, Canada. The
casino presented major organisational
challenges: its interior spaces were cluttered
and undistinguished, producing a confusing
and unwelcoming result, devoid of hierarchy
or landmarks. The re-design therefore
aimed to bring coherence to the space; open
perspectives to better connect the spaces and
identify their functions.
An aquatic theme was naturally chosen
to develop a unique identity for the casino,
located on the shores of a lake and surrounded
by water. “The main staircase was brought to
the middle of the central space, among the
game tables and machines, while connecting
to the restaurants and discotheques on the
upper floors. Designed as a beacon visible
from all around the casino, the stairs are
dressed with a unique carapace composed
of 595 backlit metal scales declined into
94 different models, reminiscent of fish
skin and its changing reflections. An iconic
architectural element, it centralises all visual
perspectives and asserts the space’s identity”,
explains Martin Leblanc, architect and
partner at Sid Lee Architecture.
The project was carried out in close
collaboration with Lightemotion for an
immersive lighting installation and with
Trizart-Alliance for the multi-media segment.
Founded in 2009, Sid Lee Architecture
is the fruit of architects and urban designers
Jean Pelland and Martin Leblanc. Operating
on a global scale from its Montreal offices,
Sid Lee Architecture gathers more than
35 architects, technicians, designers,
managers, and artisans offering services in
urban studies, architecture, interior design,
strategic development and positioning,
brand integration, and signage – for cultural,
residential, institutional, recreational, and
corporate projects.
FCSD architecture + design was created in
2015 when Mrs Annie Damphousse joined the
team of Mrs Sylvie Corriveau, Mr Luc Fortin
and Mr Guy Salvail, all architects. Since the
beginning, the firm Fortin, Corriveau, Salvail,
Damphousse architecture + design senc has
developed an expertise in architecture as
proven with its work on different interior
design and revitalisation projects. „

The Mellier at Mayfair

Former 1930s car showroom
transforms into modern apartments
Interior designer Studio Mackereth re-creates The Mellier apartments
in the posh neighbourhood of downtown London.
BEHIND THE building’s handsome BeauxArts facade in the heart of Mayfair, London,
The Mellier includes five voluminous
lateral modern apartments and one unique
penthouse overlooking the rooftops of
London. Formerly a Buick car showroom in
the 1930s, the building has been refurbished
in 2015 by Eric Parry Architects with Studio
Mackereth appointed as interior designer for
each of the apartments and the lobby—this
includes sourcing all fabrics, rugs, lamps,
contemporary as well as vintage furniture and
works-of-art. A free-standing folding walnut
screen ‘Albemarle’ has been designed specially
for this project.
These lateral apartments benefit from a
real sense of scale with spectacular ceiling
heights, elegant proportions and dramatic
use of light. The client’s brief was to take a
brave step away from the usual bland beige
formulaic interiors of most speculative
residential property developments. In
response, the designer’s approach was to
create luxurious apartment interiors that
epitomise Modern Mayfair: bold colourful
spaces that flow, settings that are dramatic
without being overly formal, effortlessly
stylish and unashamedly contemporary
homes.
“It was important that the prospective
buyers walk in and can immediately imagine
themselves living here. In order to create this
sense of home we sourced vintage as well as
contemporary pieces from all over Europe to
create a story, as if the home had evolved over
time rather than the bling-yet-lifeless look of
most speculative show homes. We carefully
curated a library and also briefed a florist on
our overall vision so as to reinforce this sense
of a real home,” says Sally Mackereth of Studio
Mackereth.
“Is it gorgeous? Sure. Would I like to live
there? Yes, please. It’s borderline perfect,”
writes Giles Hattersley in The Sunday Times.
The Mellier is the winner of the World
Interior News Award 2015 for the category
of Residential Development Interiors.
Studio Mackereth’s principal Sally
Mackereth was recently featured as one of
the six best architects in London by The
Daily Telegraph’s online magazine Luxury.
Mackereth studied architecture at The
Architectural Association in London, and has
gone on to teach the subject at the prestigious
Royal College of Art. After working with
renowned architects like Piers Gough and
Stanton Williams, she established her own
practice in 1995. „

Restaurant in Old Montréal
gets Mediterranean makeover
Designer BlazysGérard adds Greek accents to the interior of Ikanos Restaurant.
Photos by: Jean Longpré
IKANOS, AN OLD Montreal restaurant with
Mediterranean flair, is located along McGill
Street in Montréal, Canada. For his new
Mediterranean-styled restaurant, the owner
chose an imposing space in an old warehouse
that had more recently served as an artist’s
studio. He appointed designer Blazysgérard
to take on the challenge of crafting a strong
identity for the restaurant.
The concept is based on a re-interpretation
of the characteristic architecture of Greece
and neighbouring countries. The goal was
to develop an architectural language that
would meet the client’s requirements while
remaining consistent with the theme, without
becoming a mere pastiche or stage set.
Designers Alexandre Blazys and Benoit
Gérard approached the problem from a
fresh, modern angle. The bar sets the tone
with a blackened steel arch, antique mirrors
and deep blue bar stools. By installing a
constellation of smoked globe lights of
varying sizes, the designers sought to echo
the Mediterranean sky.
Wood and leather banquettes structure
the restaurant’s space and different zones. They
help maximise the restaurant’s capacity while
giving guests excellent views of Old Montreal
outside the restaurant. The wood and seagrass
chairs are accented with sheepskin, giving the
space a playful feminine touch.
Meanwhile, the designers approached
the ceiling as an infinite pergola made of
suspended wood planks. Spaced at regular
intervals, the planks generate an interesting
interplay of shadow and light on the brick and
straw paper walls. Lights and service conduits
are concealed above the planks, giving the
space a warm, intimate character and a more
human scale. Lighting at the base of the
partitions is concealed inside steel mouldings,
creating a visual horizon for guests.
The placement of the kitchen in the
basement made it possible to consolidate
all technical services on the left side of the
building. The kitchen is a major technical
achievement in its own right. Faced with the
need to run an enormous exhaust conduit
across four levels, including a huge elbow
behind the bar, the designers turned the
constraint to their advantage by making the
conduit the focal point and unifying element
of the bar.
Alexandre Blazys and Benoit Gérard
joined forces in 2003 to form Blazysgérard,
a Montreal design and architecture studio.
Their mission is to create balanced, functional
environments at a human scale. „

Transforming an old home’s interior
into a contemporary living space
Architecture Open Form & FX Studio par Clairoux takes on the challenge
of turning a mid-20th century residence into a modern space.
THE DU TOUR Residence is a renovation
project in Laval, Québec, Canada. Designed
by an architect in the 1960s, it has belonged
to the same family for decades. The designers’
challenge was to transform the home’s interior
into a contemporary space without losing its
soul and the memories associated with it.
In collaboration with interior design
firm FX Studio par Clairoux, the concept
was developed by highlighting the stretched
building’s “prairie style” architecture and
re-introducing the use of natural wood. In
addition, the openings on the south side were
enlarged on both levels in order to offer, in the
heart of the living area, impressive views of the
river and the surrounding natural area.
To complement the building’s stretched
width, attention was paid to movement
within the space, the perspectives it offered
and its distinct horizontal volumes. Some
existing elements, including the huge central
chimney of natural stone, were conserved
to preserve the essence of the family home.
Light materials and pale, nuanced colours
were used to enhance the quality and volume
of the space.
The stretched building is underlined by
terraces at each end that are covered by the
continuous wooden roof. The first, to the
northeast, overlooks a small stream flowing
into Rivière des Prairies.
Connected to the kitchen and dining
room, it has become a place of meditation
at breakfast time. At the other end, more
than 110 feet away, the second terrace faces
south and is connected to the gym and sauna,
which are in the basement. It houses an
outdoor kitchen, a fireplace, a dining room,
a relaxation area and a spa. Enclosed by its
roof, its cedar shutters and vegetation, it has
become a haven of peace.
The mix of stone, masonry and wood
in the transformation of the terrace is very
much in the style of the original house. To
enhance the warm feeling of its cedar ceiling,
the existing steel structure was replaced by
a structure of solid cedar. Cedar posts and
screens with insertions of stained cedar unite
the wood ceiling and the ceramic floor.

Creative designer transforms

sq metres of ground floor space in a building
located in Rabieh, Beirut’s most affluent
suburb, nested on a hillside to the north of
the city.
Seamlessly blending with a quaint
outdoor garden, the flat appears like a
villa. This result is achieved through clever
execution of curtain glass and a terrace
serving dual usage: annexed living space in
winter and an extension of the garden in
summer.
Luxurious fittings abound, such as the
Onyx marble and black lacquered wood lit
bar that protrudes to the outdoor area, serving
as an organic connection along with the large
curtain glass doors. Another impressive piece
is the black basalt built-in chimney of the
main living room. Made of volcanic stones,
it radiates a distinctive blend of elegance and
dominance, like that of the central jewel of a

Zepher comes with 5 years pro-rata
warranty for its solar module and motor.
Zepher is the 1st high-powered solar heat extraction
roof ventilator in Malaysia. It draws hot air and
moisture from the roof space and discharges them
out of the roof.
Radiant heat from the roof material heats up the
air beneath resulting in a hot roof which can reach
up to 70oC and can easily seep part of it into your
home interior. By using Zepher solar heat extraction
roof ventilator in combination with Lama
KOOL@ROOF, it is possible to reduce indoor
temperature from 5oC up to 15oC.
The highest consumption for electricity at home
is Air Conditioning!!! Therefore, a cooler house
should be your main priority if you intend to save on
electricity. The table below shows an estimation of
energy consumption for normal home appliances.
The below wattage

Air Conditioning 1 HP
2550W
Air Conditioning 1.5 HP
3490W
Analysis: Presume that a house has 2 × 1hp unit and 1 × 1.5hp
unit air conditioners. The two smaller 1hp units are in the
bedroom and are used for 6 hours a day and the larger 1.5hp
unit is used for 4 hours a day. Total Watts used would be:
2550 W × 2 units x 6 hrs = 30600 W/hr
30.6 kWh per day × 30 days = 918 kWh/month
3490 W × 1 unit x 4 hrs = 13960 W/hr
13.96 kWh per day × 30 days = 418 kWh/month
Total cooling energy per month
918 kWh + 418 kWh = 1336 kWh
If you save 5% in electricity for cooling, savings of 66.8kWh per month
1 kWh = RM0.218 to RM0.516 depending on the block pro-rata
electricity rate.
Total savings = RM15 – RM35 per month or RM180 – RM420 per year.
This is based on a mere 5% electricity saving on air conditioning alone!
Apart from electricity saving, other savings such as the
lifespan expectancy of home and contents, air conditioning
maintenance costs and health benefits have not been
considered here.
Zepher is able to stabilise temperatures by ensuring
sufficient frequency or air volume exchange. Where a lot of
moisture and humidity is present, the life expectancy of many
items in the house will be affected. Zepher is a very effective
tool in extracting air together with moisture out of the house,
factory, warehouse or office.
Zepher can be installed on concrete roofing tiles and clay
tiles for residential or metal roofing for industrial use.
