Goodman
Goodman is an integrated property group that owns, develops and manages logistics and
business space across Continental Europe, the United Kingdom, Australia, the Asia-Pacific
region and North America. The Group invests in business and office parks, industrial estates
and warehouse and distribution centres.
Goodman also offers a range of listed and unlisted property funds, giving investors access to a
range of specialist services and property assets, and is working continually to build value in
logistics property and fund management, with innovative new developments, business and
investment offerings.
With total assets under management of €16.2 billion and over 380 properties under
management, Goodman is the largest industrial listed property group on the Australian Stock
Exchange and one of the largest listed specialist fund managers globally. Its market insight and
dedicated local teams create sound investment opportunities and develop properties and
environments that meet each client’s individual requirements.
With over 900 staff and 34 offices in 17 countries, Goodman has the global reach to meet
customers’ needs as their businesses expand or evolve. In Europe, Goodman has offices in
Germany, the Netherlands, Belgium, Luxembourg, France, Spain, Italy, Poland, the Czech
Republic, Hungary, Slovakia and in the UK.

Operations
Goodman specialises in owning, developing and managing logistics and business space
property, making strategic investments in managed funds and managing property investments
for clients. Its operations fall into four principal areas:
Property development

Goodman develops quality business parks and logistics facilities.

It acquires land and develops purpose-built facilities on a pre-committed and, where
possible, pre-funded basis.

Alternatively, it offers customers space in existing properties
Management of customer services

All investments are intensively managed with a strong focus on customer service to
ensure high occupancy and customer retention

Hands-on, can-do approach

Full spectrum of management services provided by in-house teams
Fund management

Goodman’s extensive development pipeline and investment opportunities facilitate new
fund initiatives

Funds provide access to logistics and business space assets through a proven operator

Goodman Group holds cornerstone investments in many of its funds, directly aligning its

Acts as manager of property portfolios for global investor groups, including sovereign
wealth funds, leading pension funds and financial institutions

History of Goodman
Goodman is one of the world’s leading owners, developers and managers of logistics and
business space, listed on the Australian Stock Exchange since 1995. Through a series of
mergers and acquisitions, it quickly became the largest listed industrial property group in
Australia, and a major international player in industrial property, business space and fund
management.
Carefully targeted acquisitions, designed to increase the group’s breadth and depth and expand
its operations into new markets, included its acquisition in December 2005 of Arlington
Securities, a leading property services and investment manager in Europe, followed, a year
later by Akeler Holdings, the UK business park developer and property investor.
Other key acquisitions in Continental Europe and the UK were of Eurinpro and Rosemound
Developments, both major players in the logistics market. In Spain Goodman is the result of the
merger of Arlington and Eurinpro, which were acquired in December of 2005 and May of 2006,
respectively.

European Logistics

The Goodman European Logistics Fund (GELF) was launched by Goodman in
December 2006 and is focused on high quality warehouse and logistics centres

The existing portfolio contains of 92 assets totalling 3 million sqm of warehouse space
across Continental Europe, and is valued at €1.8 billion

98% occupancy rate

The logistics centres are located across Continental Europe in Germany, Belgium, the
Netherlands, Poland, the Czech Republic, Hungary, Slovakia, Italy, France, Spain and
Austria

Major customers include Amazon, DHL, DSV, Kuehne+Nagel and DB Schenker
European Business Parks

Goodman European Business Park Fund (GEBPF) was established in 2003 and
provides institutional investors with access to an actively managed portfolio of business
parks with a total value of circa €237.6 million

The business parks are located in Spain (Madrid, Barcelona), France (Val d’Europe,
Marseille) and Germany (Düsseldorf)

Goodman also manages the Air Park Paris Sud business park in France with a value of
€27.36 million
Goodman Princeton Holdings

Goodman Princeton Holdings (GPH) was launched in June 2010, and is a coinvestment vehicle between Chambers Street Properties and Goodman Group in precommitted logistics development opportunities sourced by Goodman. It is funded on an
80/20 basis with Chambers Street Properties holding the majority share

It includes five German development assets with a total value of €107.5 million, it
targets logistics developments and acquisitions primarily in Germany, France and the
BeNeLux countries

Goodman European Logistics Fund (GELF) has a right of first refusal over
developments; the Co-Investment Vehicle has right of second refusal
Goodman - Executive Team

Gregory Goodman
Group CEO
Gregory Goodman was appointed Group Chief Executive Officer in August 1998, and is
responsible for Goodman Group's overall operations and the implementation of its strategic
plan. He has 28 years of experience in the property industry with significant expertise in the
industrial property arena.
Gregory was a co-founder of Goodman Group, playing an integral role in establishing its
specialist global position in the property market through various corporate transactions,
including takeovers, mergers and acquisitions.
He is a director of Goodman (NZ) Limited, J-REP Co., Ltd and the management companies of
Goodman Group's unlisted funds.

Danny Peeters
CEO Continental Europe
Danny Peeters is the Chief Executive Officer in Continental Europe and is the responsible for
the global management of Goodman’s operations in the area.
Danny Peeters joined Goodman (previously Eurinpro) in 2000 and held several management
positions in the Group such as Operations Director (Eurinpro) and General Director of Logistics
in Continental Europe.
Before joining Goodman, he filled several positions related to real estate management and
supply chain for multinationals such as Beckton Dickinson and NYK Logistics, where he was in
charge of the business development.
Danny Peeters holds an engineering degree from the Catholic University of Leuven (Belgium)
and followed several advanced management programmes at INSEAD and Harvard Business
School.

