DESCRIPTION
LICENCE FEE
The ground floor premises constitute 13 Haydock
Street and form part of the property known as The
Catapult Centre.
A monthly licence fee of £675 is to be paid in
advance on the first day of each month. The
licence fee includes rent, service charge and
insurance premium together with an additional
charge to reflect the flexible nature of the
occupation i.e. occupation under ‘easy in/easy
out’ terms. The licence fee excludes business
rates, water rates and all other outgoings.
LOCATION
The unit is located within the town centre.
TERM
The Licence will commence on the first day
of the month and will expire upon either the
Council or the licensee giving at least one
month’s prior notice in writing. A fixed long
term expiry date will also be incorporated
within the licence.
The Council reserves the right to increase the
licence fee by way of giving at least one month’s
prior notice in writing.
COSTS
Each party is to be responsible for its own legal
and surveyor’s costs.
In addition, the Council may terminate the
Licence with immediate effect in certain
specified circumstances.
OTHER TERMS
RATES
The licensee is to be responsible for keeping
the interior and the exterior of the unit in good
repair.
The rateable value of the property is £7,100 giving
a 2014/15 rate liability of £3,344.10. With small
business relief a reduction of approximately 81%
will apply. Please contact the business rates
section for clarification.
Landlord and Tenant Act 1954:
The provisions of Sections 24 to 28 of the
Landlord and Tenant Act 1954 are to be
excluded. The licensee is to be required to
make a statutory declaration in this regard.
