AMP Capital Real Estate
AMP Capital is one of the largest managers of unlisted real estate and separate accounts in Australia
and New Zealand.
The division has $18.4b in property assets under management on behalf of domestic and international
institutional and retail investors.
We are a real estate fund manager of long standing and trusted capability. Our purpose is to be a
trusted partner delivering outstanding real estate outcomes.
Fund Manager – Separate Accounts and Specialist Funds
The Fund is a quality core diversified portfolio comprising six direct assets including Super Regional
and dominant Sub-Regional retail, core CBD Office and Industrial. It is currently valued at $1.2 billion
with an expectation of $2 billion within a short time period due to asset re-development.
Fund Strategy and Investment Objectives
The Fund is separate account mandate of long standing and is one of the best performing funds in
Australia. The focus is on achieving strong risk adjusted returns through active portfolio construction
and strong asset management including acquisitions, sales, and “value adding” development.
Pursuing an asset management program that seeks to attract and retain quality tenants is also integral
to the Fund's strategy.
The short-term strategies of the Fund include:

Major redevelopment of a Super regional Shopping Centre

Focus on improving the WALE through active management,

Refine and enhance the portfolio construction through acquisition and disposals as
appropriate to maximise diversification, portfolio performance and manage risk

Ensure the capital management strategy, both equity and debt, of the Fund is optimising
investment performance,

Progress current and near term development opportunities.

Continue planning of longer term projects.

Execute asset strategies in line with approved business plans.
Key Responsibilities
The purpose on this position is to lead and implement a strategy that delivers superior returns to one
of AMP Capital’s key investors. Key focus areas include:
Drive Investment Performance

Set and implement a fund strategy that delivers superior and consistent risk-adjusted returns
over the long-term;

Promote innovation and collaboration across portfolio construction and portfolio management

Partner with the asset management teams and provide appropriate direction to optimise
individual property performance;

Set and lead the implementation of the capital management strategy, including capital raising
initiatives;

Communicate the strategy to key internal and external stakeholders;

Strive for out-performance by maintaining an understanding of the Fund’s competitors;

Contribute to the thought leadership of the Separate Accounts team and the wider real estate
platform.
Ensure Investment Process and Governance

Ensure that the investment process is truly research driven;

Operate effectively within AMP Capital investment protocols and governance bodies including,
investment committees, property and development control groups and working groups;

Ensure all AMPCI teams are engaged and aligned to the Fund activities, understand the
strategy and work effectively and collaboratively to deliver the best outcomes;
Relationship / stakeholder management

At all times represent the best interests of the client and the mandate;

Be viewed both internally and externally as a trusted and highly competent fund manager
ensuring outstanding stakeholder engagement;

Continue to develop relationships with both domestic and international capital sources.

Proactively and effectively communicate the Fund’s strategy and activities to stakeholders;

Work with the Head of Funds Management to ensure the performance and growth of the funds
management business is in line with broader property strategy and goals;

Influence and drive internal teams to deliver optimum outcomes;

Oversee the professional development of the fund assistant fund manager.
Knowledge and Experience

Tertiary qualification in property, economics, finance or similar discipline;

Post graduate qualifications desirable;

Experience in property funds management, portfolio management or senior asset management;

Experience across multiple property sectors

Track record of successfully managing a significant real estate fund or real estate assets;

Experience and understanding of the capital markets and other asset classes;

Experience and understanding of the development process relating to large scale projects;

Deep understanding of Australian direct real estate market;

Excellent communication and presentation skills, proven track record with investor engagement;

Viewed as pro-active, experienced and highly engaged.
Qualification/s required

Tertiary qualification in property, economics, finance or similar discipline

Post graduate qualifications desirable
