Site Walk Through Agenda
The purpose of this Pre-Bid Site Walk Through is to allow all perspective bidders the opportunity
to better understand the scope of work for the individual Residential Renovation Projects.
Final Date and Time for Clarifications:
All questions shall be written and directed to Steven W. Knight | Simon O. Martinez at Alexis
Knight Architects, Inc. by e-mail: [email protected]. All questions shall be submitted
by 5:00 pm on Friday June 29, 2012.
Final Addendum
Final Addendum shall be issued to all bidders by 5:00 pm on Tuesday, July 10, 2012 and
posted on NRI’s website www.neighborhoodrenaissance.org.
Bid Due Date, Time and Location
The completed bid package must be submitted to Neighborhood Renaissance, Inc. office at 510
24th Street, Suite A, West Palm Beach, FL 33407, to the attention of the Development
Manager, no later than Friday, July 13, 2012 at 1:00 pm.
Bid and Contract Documents
The Bid and Contract Documents consist of the Notice to Bid, Rehabilitation Specifications,
Work Write Up, Drawings and all Addenda.
The successful bidder agrees to execute the AIA Document A105 - 2007, Standard Form of
Agreement Between Owner and Contractor.
By executing Document A105 the General Contractor agrees to complete the work define in the
Bid and Contract Documents.
There will be four individual property renovation projects observed as part of today's. One bid
submittal will be required for this project, including a completed Cover Page, all Signature
Pages and Bid Itemization Form. A single contract will be executed for this project.
Although the documents allow for equal products, all contractors shall include cost for materials
and labor as defined in the contract documents. Equal products or substitutions shall be
considered after the contractor has been selected and the agreement has been executed.
Contractors Deliverables:
Upon execution of the Document A105, the general contractor shall submit the following
information to the Architect.




Payments to the Contractor:
Progress payments will reviewed by AKArchitects and processed by the Neighborhood
Renaissance Inc. based on the Schedule of Values percentage levels of completion and
approval of the Applications for Payment.
The contractor shall submit all requests for payment using the AIA Document G702 Application
and Certificate for Payment.
Building Permits:
Building permit applications and required project information has been issued to the local
authority having jurisdiction. Permits are currently available.
The cost associated with the primary permit will be paid by the Neighborhood Renaissance Inc.
The general contractor may pay the permit fee and obtain reimbursement or notify the NRI of
payment due and obtain a check for direct payment.
The contractor and all subcontractors will be responsible for obtaining their respective permits.
Subcontractors shall provide any additional information required by the permitting agency, such
as load and energy calculations for the installation of HVAC equipment and engineered
installation drawings for aluminum canopies.
Certain installations will require additional permitting. It is the responsibility of the General
Contractor and all Subcontractors to obtain required permits. These installations and permit
may include the following:
Aluminum Canopies
Irrigation Systems
Irrigation Wells
Septic System Replacements
Fencing Installations
Products and Delivery:
Residential Appliances:
NRI has purchased some or all of the new appliances for the properties included in the Bid
Documents. An inventory of the NRI provided appliances for each property will be issued in the
first addendum. The General Contractor shall be responsible for the cost of and coordination of
the delivery the appliances to the property.
The general contractor will prepare a submittal schedule. The submittal schedule will list all
products and materials to be purchased, delivered and installed as part of this renovation
project.
It is the responsibility of the general contractor to identify all "long-lead" items and plan
accordingly.
The contractor will measure, verify count and configuration of all specialty items included in this
project. This will include, but may not be limited to the following:
