Apex - Newington Triangle, Southwark London SE1 Client – Hollybrook Ltd Following extensive discussions with the London Borough of Southwark regarding the comprehensive redevelopment of the Triangle Site through a masterplan (draft) the first phase of the scheme has evolved to bring forward the redevelopment of the Apex of this important site located within the Elephant and Castle Opportunity Area for a bespoke office headquarters building, with retail at ground floor. The scheme involves the development of a 6 storey landmark building providing circa 4500sqm office space, 130sqm retail space providing approximately 380 new jobs. It is anticipated that a full planning application will be submitted to the London Borough of Southwark Spring 2012. 49/51 Conduit Street, 24-24a Savile Row, London Client - Mourant Property Trustees Limited Demolition of the existing building and redevelopment of the property to provide a high quality retail (877sqm) and office (3,065sqm) building at this important location in Savile Row. The scheme provides a 7 storey building which was designed to compliment the Mayfair Conservation Area. A full planning application was submitted in tandem with an application at 42-43 Pall Mall to provide off-site residential accommodation via a ‘land swap’ as a result of the uplift in office space. Permission was granted for both developments by Westminster City Council at Committee January 2012. 19 Spa Road, Bermondsey, SE16 London Client – Hollybrook Ltd Redevelopment proposal for the conversion of the three storey Grade II municipal building to provide circa 40 residential units. The proposal results in a loss of employment on site and the physical constraints imposed by the listed nature of the building have provided a number of planning and design challenges for the redevelopment of the property. It is anticipated that a planning application and listed building consent will be submitted to the London Borough of Southwark in Spring 2012. 106-109 Saffron Hill, Client – Chartered Institution of Water and Environmental Management Further to permission being granted in August 2011 for the redevelopment of 106-109 Saffron Hill for the erection of third and fourth floors for residential use, refurbishment of the office building, CIWEM sought amendments to the scheme to improve the sustainability credentials of the building. The London Borough of Camden considered that the proposed changes, which included the incorporation of new plant at roof level, photovoltaic’s and a brown sedum roof required a full application to be submitted as a result of the buildings location within the Hatton Gardens Conservation Area. Consent was granted at Committee in February 2012. 32a Goldney Road, Client – London Building Holdings Plc Proposals are being formulated for the comprehensive redevelopment of 32a Goldney Road, currently a derelict industrial site surrounded by sensitive neighbouring uses (residential dwellings, school and community centre). Discussions have been held with Westminster City Council regarding the potential redevelopment of the site for residential use. Key issues arising from discussions relate to the change of land use, affordable housing provision, neighbouring amenity, design and access. It is anticipated that a full planning application will be submitted in summer 2012.
