Dear Mr. Schmidt and Selection Committee:
Miller Dunwiddie Architecture (MDA) is honored to submit this proposal of professional consulting services for the rehabilitation
and reuse of the historic Chateau Theatre in Rochester Minnesota. Our team is very familiar with the Chateau Theatre; its legacy
as a cherished touchstone to Rochester’s past, and it’s being envisioned as a key element for expanding the City’s commitment to
the Arts and enlivening the downtown by hosting a wide variety of activities throughout the day and evening hours.
For over five decades, MDA has established a long history of successfully preserving and adapting historically significant buildings
so that they may continue to serve their owners’ and users’ needs. Those projects begin with MDA’s extensive experience teaming
with local communities to develop very specific public engagement processes by listening to and respecting all ideas; and then
builds consensus within your team, your community, your funding sources, and the regulatory agencies. This engagement
approach encourages all participants to become advocates for the project.
Our MDA team is composed of firms with superlative individuals that truly enjoy working together on historic theatre projects,
and together we offer an unparalleled depth of experience and expertise that is directly applicable to the professional analysis,
planning, and design services required for the Chateau Theatre. Our team is led by Architects that each have unique combined
talents in design, theatres, existing buildings and preservation, which will provide the Chateau with comprehensive value-driven
insights that develop synergistic connections between the assets of the building and the identified multipurpose programmatic
needs of the community.
We also are skilled at identifying and assisting you in developing multiple funding sources such as historic tax credits, facade easements,
grants-in-aid, and other financial incentives for historic buildings. We can further assist in identifying “Donor Opportunities” for
individuals / corporations and developing presentation packages to governmental bonding authorities and philanthropic funds.
Our proposal is based on our thorough review of the RFP, available documentation, and our 19 April 2016 building site visit and
attendance at the Reuse Task Force meeting. Our proposal is organized as requested in the RFP Statement of Content. The entire MDA
team has provided their commitment to immediately enter into an agreement, to assign the identified personnel with additional
staff as necessary to perform the services promptly, and to make this an enjoyable and successful experience for everyone.
Our MDA team is excited about the opportunity to work together and for the anticipated benefits that the Chateau Theatre could
provide to artists, residents, businesses, and visitors of Rochester. It is clear that the Chateau is one of the sparks that will have a
significant impact on the DMC development. We invite your review of our proposal response, and we will be happy to answer any

Project Approach:
Fundamental Components
Community & Stakeholder Driven Reuse Process:
The Miller Dunwiddie Team (MDA) understands the valued
place that the Chateau Theatre holds in the City of Rochester.
In the heart of downtown, it served for years as a treasured
entertainment venue. When threatened with demolition, it
was repurposed into a bookstore that helped maintain the
vitality of downtown. Now empty, it is again time to define
how it can again become an even greater center of activity.
The opportunity that the DMC initiative presents for its
rebirth as a performance space is an exciting prospect that
can help foster additional activity and growth in downtown
Rochester for many years to come.
Our team uses a theater-as-community philosophy that sees
theaters as places to build human and social capital. Theaters
are also community assets, and as such, the community should
be involved in the process. We understand the importance of
community involvement and commitment to the success of a
project like this.
MDA believes that our role is to facilitate, inform, and
generate concepts; but the main driving vision is always
based on a project’s objectives. We believe in active
listening as an important planning tool that
helps us to create a deep understanding
of your needs. Through an interactive workshop
and presentation process, we will jointly review the goals
underlying the project and develop an understanding of
your needs and concerns. This process will begin by jointly
defining the opportunities and challenges that are available
to the program and building. It will also engage the artists
and individuals from the community in ways to allow their
vision to be heard and seen.

C. Statement of Proposal
MDA has successfully implemented community engagement
as a process to understand the vision and needs of spaces
on a number of community-driven arts and performance
projects. These are similar to an approach MDA could use
for this project. In the instances outlined below, the concept
was initiated by MDA but the exact process, including number
of individuals and events needed to make for a successful
engagement process, was designed by the whole team,
including the owner group. Two examples follow.
• During our planning work on the Paramount Theater in
Austin, MN we used a group interview process to gather
information. Groups of individuals from the community
were identified by the board and invited to sit with the
design team on the stage to discuss their concerns and
issues related to the use of the theater. Some individuals
requested private interviews. Once the interviews were
complete, a public open forum was held to share the
findings and outcome. This was a great opportunity for
many to be heard and to see how their input impacted
the future plan for this shared community asset.
• The planning for the Victoria Theater in St Paul was
another example of how an open community platform
was used to gather and share information. This
project also utilized performance and the sharing of a
community meal to invite and entice anyone interested
from the neighborhood to participate. Working with
the Victoria Theater Arts Initiative Board and a group of
four artist organizers, three main events were planned.
Two of these events, or as they were called during the
process ‘design parties’, were held within the space.
Each party included performances from local artists and
an interactive activity led by the design team. The first
design party was about hearing and understanding their
collective and individual visions for the space. Working in
groups of ten, the participants used a Post-It note activity
to share their ideas and dreams. The second design party
included attendees’ input on space planning and the
physical utilization of the space. The activity for this event
used a simple polling exercise to allow people to vote on
the character of the space and a planning exercise where
they could layout the spaces within the building. All ideas
were presented to the group as a whole and the night
ended with an open mic. The final design party was a
celebration and an unveiling of the communities’ hard
work and design.
Both projects are currently seeking funding based on the planning
completed through the described community driven processes.

Unbiased and Practical Proven Process:
Optimizing Use of Space:
The purpose of the Chateau Theatre study is to define and
evaluate options regarding its rehabilitation and reuse as a
multi-purpose performing arts facility. To achieve this, Miller
Dunwiddie Architecture (MDA) also proposes to use as a
guide the reuse study process developed by the Minnesota
Historical Society (MHS), A Primer for Historic Properties
Reuse Teams In Minnesota. (http://www.mnhs.org/shpo/
planning/primer.pdf) Working with the City and Reuse Task
Force as noted previously, we will adapt and customize the
process for the specific needs of this project, the community,
and the stakeholder engagement process selected.
We are eager to demonstrate that a performing arts facility can
be flexible enough to accommodate evolving programs and
changing needs over time. We utilize high-performance design
principles to create functional, sustainable,
safe, healthy and cheerful places.
As the reuse study team for this project, MDA’s responsibility
will be to use our extensive skills and knowledge to develop
ways for the Chateau Theatre to once again be repurposed to
achieve Rochester’s intended goals of the project including:
• Theater Program
• Operational requirements
• Relationship to and use by immediate neighbors
• Relationship to and use by the greater community
The reuse study process requires a delicate balance of many
factors so that the final report represents a thorough,
unbiased, and practical analysis of the Chateau
Theatre that is intended to generate community support and
minimize later criticism and second guessing. A number of
tenets need to be stressed, as follows:
• Locally Initiated: The reuse study process originates
through a community’s or local group’s request for help,
in this case the City of Rochester, and the Reuse Task
Force.
• Independent: The report and its conclusions are the
responsibility of the reuse study consultation team.
• Objective: The consultation team enters the process
without preconceived recommendation.
• Analytical: The purpose of the study process is to gather
information and form recommendations through an
analysis of that information. This analysis includes
identifying needs and opportunities within the context of
physical, political, and other constraints.
• Inclusive: The consultation team actively seeks a
variety of opinions in its attempt to develop sound
recommendations for reuse.
• Locally Implemented: Once the consultation is
completed, it will be the responsibility of the City of
Rochester to determine which recommendation(s) can
and should be pursued.
The MDA Team will also utilize our expertise related to existing
and historic buildings--especially theatres--to quickly develop
an understanding of the building’s assets and constraints to
visualize and enable beneficial and economic modifications
of space and structure to create a dynamic environment. The
footprint of the building will be optimized, not by merely
maximizing use of space, but by challenging the assignment
of program uses. Assignment and configuration of space can
be very linear. This linear thinking and space assignment
ignores the complexity and research related to the human
brain and experience, resulting in the design of static spaces
that inhibit function and comfort.
The optimal solution will be non-linear to take full advantage
of efficiency, allowing for a variety of uses for each space to
assure maximum use. For example, this was attained at the
Cowles Center in Minneapolis where an upper level studio
was designed to match the footprint of the stage, overlook
Hennepin Avenue, and include appropriate amenities and
technology. This allows it to be seamlessly transformed to
multiple functions as needed, including:
• Dance studio
• Rehearsal space
• Event or pre-function space
• Distance learning studio

Sustainable and Responsible:
MDA applies research and best practices and is fully
committed to the development of sustainable, efficient
spaces. That means our team will provide the foundations for
the creation of a place that will be easy to operate and be
more energy efficient, healthier, and cost less over its lifespan
than traditional buildings. The integration of sustainability
principles is inherent in how the MDA Team practices.
Optimizing Scope and Budget:
The MDA Team has extensive experience working within
local communities, not-for-profit organizations, and on
projects that require a budgeted and/or phased approach.
We understand that significant projects can often require a
multi-phased approach that is based on incremental funding
goals. While working with the City and Reuse Task Force to
identify your project’s overall program requirements, we will
also develop priorities, budgets, and a potential sequencing
of work that will provide the best value for any fundraising
efforts and steady progress toward your final goal. We also
are skilled at supporting multiple funding sources by assisting
in obtaining historic tax credits, facade easements, grantsin-aid, and other financial incentives for historic buildings.
We can also assist in identifying “Donor Opportunities” for
individuals, corporations,and/or foundations and developing
presentation packages to governmental bonding authorities
and philanthropic funding sources.
Working with the Right Team – Base Services:
To accomplish all of the work outlined above, MDA has
compiled a team with all the necessary expertise to assure
this project is a success. As a collaborative team we work to
ensure that every action we take enhances the project vision
of our clients. The Basic Services we will provide, and the
MDA Team member responsible for them, is outlined below.
The MDA staff includes a number of individuals that specialize
in the successful reuse of existing and historic buildings
including; architects, interior designers, our Building Envelope
Group, and construction specialists. These individuals also
have extensive experience in theatres, having completed a
number of concept plans and/or completed projects for the
following venues:
• The Cowles Center for Dance and the Performing Arts;
Minneapolis
• Eau Claire Regional Arts Center; Eau Claire, WI
• Harvey Hall, UW Stout; Menomonie, WI
• Historic Theatre Group (Orpheum, State and Pantages
Theatres); Minneapolis
• Mabel Tainter Memorial Theater; Menomonie, WI
• Margolis Brown Theater; Minneapolis, MN
• Palace Theater; Luverne, MN
• Paramount Theatre; Austin MN
• Victoria Theater; Saint Paul
All of these projects looked to optimize adaption of existing
space for performance and support functions, as well as how
best to expand, if necessary, to meet the theaters’ functional
programs, all to assure their viability within the communities
they serve.

C. Statement of Proposal
Team Lead: MDA was the lead design firm for the projects
listed above. In addition to expertise in historic theaters, three
members of the MDA Team--John Mecum, Denita Lemmon
and Windy Fleischaker--also have previous experience
with theatre technical direction, management, set design,
and other aspects of operating a performance venue. In
addition, both Project Principal, John Mecum, and Associate
Principal, Denita Lemmon, meet the National Park Service’s
Professional Qualification Standard (36 CFR Part 61) for
Historic Architecture, as part of the Secretary of the Interior’s
Standards for the Treatment of Historic Properties. This meets
the requirement of the RFP.
Theatre Planning: Theatre planning and lighting services for
all projects noted above were provided by Schuler Shook (SS),
Minneapolis. Schuler Shook has successfully translated client
needs into successful performing arts spaces worldwide for
over 25 years. They have specifically been involved in other
notable examples similar to the Chateau, including:
• The Howard Theatre in Washington DC: An historic
venue that was shuttered for many years. Through the
user input and financial feasibility process, the re-use
of the theater centered on multi-purpose event use to
include all genres of music, DJ events, parties, lectures,
comedians, small scale drama, and complete in-house
food preparation for events, especially Sunday morning
Gospel Brunch. As the building did not have a lot of room
to expand, the area below the audience was excavated
and a full kitchen was installed. Additional storage and
support spaces were developed to accommodate the
ambitious flexibility of the space.
• The Saenger Theatre in New Orleans: Flooded during
hurricane Katrina, this precious atmospheric theater
was the heart of the New Orleans theater presentation
market. An extensive renovation afforded improved
sightlines and audience amenities, all new technical
systems, stage house and loading areas and the
renovation of the atmospheric ceiling that includes cloud
machines, LED sunset to midnight blue lighting and fiber
optic stars that show the constellation pattern from the
theater’s opening in 1929. The project also included all of
the infrastructure and physical space to eventually bring
back the mighty Wurlitzer Organ.
• Aria, Minneapolis: Originally the Allied Van Lines
Warehouse, this historic building was first converted
into the Theater de la Jeune Lune and served that highly
innovative and collaborative theater company for 23
years. However, throughout that history, the flexible
space also functioned as an event venue for receptions,
corporate events, etc. It now serves that purpose fulltime, illustrating how a properly programmed and
designed facility can be used for multiple purposes.

C. Statement of Proposal
Market Assessment: Integral to our services, MDA’s team
includes Webb Management Services to provide information
needed to make intelligent decisions about the adaptive reuse of the Chateau. Their services will include:
• Reviewing available pertinent information
• Gathering input from/about cultural organizations
• Performing a market assessment, including the local
market definition, quality, forces and trends
• Analyzing other existing local facilities and performing a
competitive analysis
• Analyzing production potential for touring shows
• Identifying potential partners
• Outlining the project’s benefits and impacts vis-a-vis
community goals
• Preparing an activity profile and programming plan
• Researching other facilities and precedents that can be
used as a model for Rochester
Mechanical and Electrical Assessment: The mechanical and
electrical systems for a theater are extensive and complex,
and accommodating them in an historic building can be even
more difficult. MDA is including Michaud Cooley Erickson
(MCE) on our team to provide those services. For over 40
years MCE has worked with MDA on literally hundreds of
projects of all types, including theaters and historic buildings.
Acoustical Assessment: The existing Chateau interior is highly
articulated, with multiple planes and decorative elements.
MDA is including Acoustic Distinctions from New Rochelle,
NY to assist with the acoustical analysis of the existing space
and, based on the concepts that emerge from the community
process, make recommendations for acoustical and audio-visual
enhancements that will be necessary for a multiple use venue.
Cost Model: MDA is including McGough Construction
Company to prepare a Cost Model for the project. McGough
has extensive experience in constructing or renovating
theaters, but rather than being simply a cost per square foot
analysis based on other similar projects, the Cost Model
will be specifically prepared for the Chateau Theatre and its
location in Rochester. It will take into account issues such as
the project’s constrained location downtown, construction
staging complications, materials and labor availability in
the very active Rochester construction market, and other
pertinent issues.
Structural Assessment: To better understand the structural
condition and potential of the Chateau space for a reuse
as a performance space, MDA is including AM Engineering
(AME) of River Falls, WI. MDA has worked extensively with
AME on most of the projects listed above. They understand
the structural requirements that can be imposed by theaters,
such as light rigging, stage set line weights, HVAC equipment
loads, specialized requirements for traps and movable
equipment, etc.

Pipe Organ Analysis: We understand that the Reuse Task
Force is interested in exploring relocating an existing pipe
organ to the Chateau to replace the missing original Marr &
Colton theatre organ installed in 1927 with two manuals and
nine ranks of pipes. As a value-added service, we therefore
propose to include J. L. Weiler of Chicago to determine how
best to accomplish this goal. They will examine the remaining
infrastructure to determine the extent of modifications
necessary for another organ. They will also meet with the
Reuse Task Force, and others, to determine the performance
needed for the replacement organ. J. L. Weiler maintains a
national listing of existing theatre organs that are looking for
new homes.
Valued Added Team Members:
Other potential consultants have been identified that can be
Value Added members of the MDA Team. The need to add
these consultants to the study team will be determined in
consultation with the City and Reuse Task Force. They include:
Historic Assessment: The Chateau is on the National Register
of Historic Places (NRHP) and has been identified as a historic
resource by the Rochester HPC as well. Hess Roise and
Company of Minneapolis can be added to the MDA Team
to summarize and assess the historic characteristics of the
building, whose conversion to a Barnes and Noble occurred
after listing on the NRHP. It will be important to know what
historical characteristics were lost in that transformation, but
more importantly, what remains and whether there is enough
to allow the building to qualify for funding sources that can be
used for historic buildings.
Existing Building Assessment: A building assessment was
completed by a team led by Armon Architecture in 2015, and
that team is leading current efforts to make sure the building
envelope is intact. MDA’s specialized Building Envelope Group
can check, confirm, and possibly expand the findings of the
Armon report to specifically address the building’s reuse as
a performing arts space, using a 50-year+ life expectancy as
the basis for any recommendations. Our Building Envelope
Group consists of industry veterans with architectural and
engineering backgrounds specializing in:
• Roofing
• Exterior wall assemblies
• Windows and curtain walls
• Waterproofing
• Masonry design and rehabilitation
• Building sciences.

TASKS / SCOPE OF WORK
We understand the importance of community involvement and commitment to the success of a project like this. We can assist the
City and Reuse Task Force in creating a method appropriate to Rochester and the issues of the Chateau’s reuse. As described before,
this could be an interactive workshop and presentation process where we will jointly review the goals underlying the project and
develop an understanding of the needs and concerns. This process will begin by jointly defining the opportunities and challenges
that are available to the program and building. We will engage stakeholders from the community in ways to allow their vision to
be heard and seen. The steps we will take to do this are outlined below and illustrated further on a graphic schedule that follows.
Step 1 – Research/Organization

• On the first day, we will meet with the Task Force,
including the identified stakeholders, to review the key
goals and constraints for the project. This day will also
be used to discuss and organize for the community’s
interactive design charrette.
• On the second day we will have an interactive design
charrette to explore concepts for solving the challenges
and opportunities the project presents.
• All stakeholders should be invited to attend, collaborate,
comment and possibly get dirty. This charrette could use
a variety of art supplies but will definitely include a lively
and interactive discussion between the Project Team and
the community. Art will be used as a tool to animate the
physical realm.
• A summary document of the workshop will be provided.
• We will collect from the City any available historical
research, reports, drawings, and other documentation.
• We will have a kick-off meeting to introduce the
•
MDA Team and establish lines of communication and
accountability within the Project Team.
We will confirm the project intent and discuss and
coordinate the work activities and schedule. This meeting
will include a preliminary walk-through of the property
with the Task Force.
Step 2 – Understanding Existing Conditions - Investigation
and Documentation
• We will perform an on-site building assessment to
•
evaluate and record existing conditions, features,
materials, and spaces. This initial assessment will
utilize visual and digital photographic observation and
documentation.
We will update/prepare CAD/Revit floor plan and
elevation drawings of the building to be used in noting
conditions and graphically representing the concepts.
Step 4 – Defining Scope - Concept Design
• After the workshop we will prepare CAD/Revit based
plans, elevations, and renderings of multiple options.
• We will follow-up with the Task Force on what was heard
•
Step 3 – Understanding Vision - Program Review
• We propose to use an intensive, on-site, collaborative
interview and design workshop that could last up to two
days. The basic design principles discussed will include:

We will prepare a narrative including; existing conditions,
scope of work, budget, phases and/or alternates that could
be considered to complete the proposed rehabilitation.
It is possible that historic grants, tax credits, or other
financial aids may be sought to fund the eventual
renovation work; all work outlined will conform to the
Secretary of the Interior’s Standards.
A draft report will be presented for review and comment
by the Task Force.
Step 4A – Market Analysis
Simultaneous to Step 4, Webb Management Services will take
the results of the public input process and perform an analysis
of the market area, an evaluation of the possible uses and
users identified, an inventory of other regional competing or
complimentary facilities, and the financial viability of the project.

• Based on the comments received, we will prepare the
final narrative and graphic documents. The Team will
prepare and provide a summary presentation.
• Final documents will be available for use in expanding
community interest, fundraising, obtaining grants, and
other needs.
The documents will include drawings and narratives describing
the full understanding of:
• Development/enhancement of interior arrangements to
meet program and create required adjacencies & connections.
• Preliminary code review and understanding of code
deficiency corrections

• Concepts and allowances for theater and AV systems

modifications, heating, cooling, ventilation, plumbing,
life safety, electrical including lighting and technology

The Cowles Center for Dance and The Performing Arts brings to the Twin Cities a
new high-profile performing arts center. The new facility is home to more than
20 non-profit arts organizations, a statewide arts education resource, a 508-seat
theater, and is a major contributor to the downtown Minneapolis economy.

Miller Dunwiddie’s design preserved the basic relationship between the Cowles
Center’s two historic buildings – Hennepin Center for the Arts, a former Masonic
Temple built in 1888, and the Shubert Theatre, built in 1910 – and links them
with a distinctive new addition.
The addition features a large lobby and audience amenities and a glass-walled
studio/classroom on the second level that will be visible from the first and
second floor lobbies. The studio/classroom is used for the Cowles Center’s
acclaimed arts education distance learning program, rehearsal space for theater
performers, and for events & functions.

The Paramount Theatre is a historic 7,425 SF theater in southern Minnesota.
The Austin Area Commission for the Arts (AACA) selected Miller Dunwiddie to
create comprehensive concept planning documents for the building’s future.
MDA, along with theater consultants Schuler Shook, conducted an intensive
two-day, on-site collaborative interview and design process workshop.
The process gathered key goals and constraints about the project from the
attendees followed by an interactive design charrette to layout the concepts
for solving the challenges the project presented the desired solution.
The concept designs explored the typical program plus a possible addition or
use of existing buildings to the east for expanded community programming,
event and catering space.

The addition and renovation project for the Mabel Tainter Theatre began with
an extensive Historic Structures Report (HSR) by MDA which led to a rejuvenated
1890 building of historic grace and integrity. The 330 page HSR was partially
funded by a Jeffris Family Foundation Grant.
Miller Dunwiddie’s design responded to the challenges posed by restoring
a community landmark while meeting the needs of a modern theater. The
addition provided numerous fire/life safety improvements, accessibility updates,
and modernized building systems, including completely new HVAC systems
integrated into the architecture. The new exterior is clad in sandstone taken from
the original quarry, and will blend even further with the original Richardsonian
Romanesque building with time. The interior restoration involved investigation
and careful repair or reconstruction of the elaborate Moorish style decoration.
Theater seating was widened and refurbished to enhance the visitor’s experience.
The result is a theater that can continue its historic legacy and be appreciated for
generations to come.

Palace Theatre

Built in 1915 as both a stage theater and a movie-house, the Palace Theatre has
long served as a gathering place for the community. Today, it is operated by a
non-profit community organization, the Blue Mound Area Theatre Corporation,
in the same manner; playing host to plays, musical groups, and movies.
Miller Dunwiddie provided services to renovate the Palace Theatre. The work
included restoring the building’s exterior; remodeling and enlarging lobby,
box office and concessions areas; adding an accessible restroom on the main
level; installing new main level seating (with refurbished existing historic end
standards), and installing new theater lighting, sound, and rigging systems. The
World Premier of the Ken Burns PBS series, “The War”, was held here, since the
theater and town were featured throughout the series.

The Victoria Theater is currently a vacant building in Saint Paul’s Frog Town
neighborhood that through the years housed a number of performance and
visual display uses such as silent films; a night club; and, most recently, a
lighting show room. MDA led, with the collaboration of the Victoria Theater
Arts Initiative, a community-driven engagement process to understand the work
scope required to rehabilitate and program the building to create a location to
serve the surrounding community for new uses today and into the future.
Two main events, “design parties”, were held within the theater space, which
allowed those attending to get a glimpse of what gathering together with their
community in this space would be like. The first design party was focused
on understanding what the community envisioned for the space. The second
event allowed those attending to visualize and help with the space planning.
The design team used this input and their experience and expertise with similar
spaces to complete a conceptual design and probable cost for the project.
This information will be used to continue working on the necessary support to
finance and complete this community project. This process and the final report
were made possible by funding through a Knight Grant.

St. Croix Falls Civic Auditorium

The St Croix Civic Auditorium currently hosts multiple performances and
other events during the year within this historic building. There is a desire
to increase and expand the use of this City-owned community asset to realize
its full potential. In order to accomplish this, there is a need to modify and
increase the size of the main floor for pre-function, patron support, and lobby
spaces. The expanded spaces will be used to support other events such as
weddings, receptions, conferences, classes, etc. Limitations to the stage and
support areas, including accessibility, must also be addressed.
MDA, with Theatrical Consultant Schuler Shook, provided the concept
planning, including theatre design and lighting, to determine renovation and
expansion plan possibilities. The concepts were designed to address the longterm viability of the theatre. The concept process included understanding the
existing building conditions through on-site inspection and documentation,
and exploring potential tie-ins and shared spaces with a future privately owned
development next door. The auditorium project is just beginning the Schematic
Design Phase of services, with the theatre projected to open in Summer 2017.

Glensheen Estate,

Built between 1905 and 1908, the Glensheen Historic Estate contains a 39-room
Manor House, a Stable/Carriage House, a Gardener’s Cottage, a Boat House, and
other outbuildings on 7-1/2 landscaped acres on Lake Superior. MDA has been
involved with the Glensheen Mansion for over 25 years, beginning with a Historic
Structures Report (HSR) for the site in 1989. In 2011 MDA updated the HSR by
re-evaluating and documenting the conditions at the property and adding an
overview of the original historic site design and landscaping.
Our services at Glensheen continue to expand. Soon after severe storms tore
through the Duluth area in June 2012, MDA lead a team of consultants to
assess the damage to the estate and prepared construction documents for the
recommended work to restore the site back to its ‘pre-storm event’ appearance.
In 2015, Miller Dunwiddie was selected to for two additional projects that are both
just getting underway - restoring the Bowling Green/Garden walls that suffered
water damage and providing accessibility upgrades to the Gardener’s Cottage.

As part of a larger team, MDA completed an extensive Predesign Master Plan
for Northrop Memorial Auditorium. Initial work included the creation of
existing condition documents to identify infrastructure, functional, code, and
accessibility deficiencies. Through visual inspections of all areas within the
building these items were logged and used as the basis for further architectural
analysis. Miller Dunwiddie identified numerous contributing elements that would
require respectful rehabilitation. A complete new sprinkler system was designed
and installed throughout the building with phased construction sequenced to
maintain the Auditorium performance schedule and use of University offices. In
2006, MDA was called upon again to provide historic preservation consultation
for the exterior stabilization of the building.

Hennepin Avenue in downtown Minneapolis is well known for its many Historic
theaters, four of which are operated by the Hennepin Theatre Group (HTG). Miller
Dunwiddie was selected to assist the HTG in the preparation of a 10-year Capitol
Improvements Plan for three of those theaters, the Orpheum, the State, and the
Pantages. Work included an interior & exterior evaluation; surveying the theaters to
verify and quantify potential scope; and development of a prioritized improvements
plan, including a phasing schedule and costs for the identified work.
The Orpheum Theatre is one of three performance spaces under the responsibility
of The Hennepin Theatre Group (HTG). Their role is to guarantee the future of
these theaters including operations, preservation and programming. There is
currently a two-year campaign to remove and replace the existing seats. MDA
was hired to review the balcony seating configuration, design the modifications,
prepare construction documents, provide updated cost information and required
construction administration.

Grant County Courthouse

The 1905 Grant County Courthouse is listed on the National Register of Historic Places
and has seen only minimal changes in over 100 years. Miller Dunwiddie completed
an existing conditions assessment of the courthouse and made recommendations
for needed repairs and infrastructure upgrades. All of the building systems were
evaluated, including a structural assessment which led to a more in-depth study and
materials testing of the reinforced concrete floor structures.
The project utilized a grant from the Office of Energy Security for window replacement,
along with rebates from the local utility company for geothermal ground-source heat
pumps. Other work included roof replacement, floor slab stabilization and support,
fire protection, accessible restrooms, electrical system upgrades, interior restoration
in historically significant areas, and updated finishes in office areas.
During the renovation work, a large mural on the courtroom ceiling (approx.
18’x25’) was uncovered. This mural is currently being conserved – a process of
carefully cleaning, consolidating paint layers, patching and repairing the plaster,
and retouching areas of missing paint. A similar process will be used to conserve
the murals in the dome in the adjacent lobby.

The City of Winona selected MDA to provide a Historic Structures Report. The
work was completed over a three-month period and consisted of a preliminary
walk through to identify areas of concerns, historic research to understand the
historic role and evolution of the building, and an existing condition survey
including the character and condition of physical spaces, elements, materials,
and systems. Concurrent the project also included digital scanning of the spaces
to provide measured drawings. Based on the findings and research, a treatment
approach and work recommendations were developed in report form. Structural
repairs and re-roofing are now proceeding.

The CSPS Hall is listed on the National Register of Historic Places and has played
a central role in the Czech and Slovak community in St. Paul since its construction
in 1887. Miller Dunwiddie led a team of consultant to prepare a Master Plan
for the facility. Specifically, the team was asked to prepare an assessment of
the existing facilities noting prioritized recommendations for repair along with
an estimate of associated costs, market analysis of potential rental space, and
schematic design concepts which illustrate options that reflect the needs of the
organization.

Originally opened in 1927, the Saenger Theatre provided many years of theatre,
film, and music to New Orleans. Hurricane Katrina devastated this theatre in
2005, render-ing the building damaged and idle for many years.
Schuler Shook provided Theatre Planning and Architectural Lighting Design
ser-vices for the $52 million major restoration that resulted. The atmospheric
theatre had increase versatility and functioning with an expanded stage house,
all new building and performance systems, and restoration of numerous historic
finishes.
The lighting design included refurbishing historic fixtures with updated wiring
and circuits for optimal control and replicating missing fixtures with energy
efficient and easy to maintain solutions.

Since it’s opening in 1930, the Plaza Theatre was known as the Showplace of
the Southwest for it’s size, elaborate decor, and technical innovations. This
atmospheric theater displayed a starry night with clouds and a dark sky across
the ceiling when the lights dimmed. In 1986 the deteriorating theatre was saved
from demolition.
Schuler Shook provided the Theatre Planning services to restore the house and
provide all new support spaces and technical systems for this 2,100-seat theatre.
A new stage house with counter-weighted rigging and a new stage and house
lighting system provides for both local and touring performances.

The Lerner Performing Arts Center

The Lerner Theatre, formerly the ELCO Theatre, was restored to its former 1924
glory. Schuler Shook was involved with the pre-design study and the resulting
renovation that began in 2009.
The renovation included an expanded stage and support facilities. The orchestra
level floor was modified to improve sight lines and ADA access. Structural
challenges were overcome in the basement to allow an automated orchestra
pit lift to be installed. A new, state of the art dimming and control system was
installed and new lighting fixtures were selected. The audio and lighting control
area at the main floor were expanded and a new follow-spot/projection room
was constructed at the rear of the balcony. The counterweight rigging system
was relocated from stage right to stage left to accom-modate a new loading dock
and freight elevator. Infrastructure was included to allow an orchestra shell to be
added in the future. LED light sources were used to relight the house.

The former Loew’s Kings Theater on Brooklyn’s Flatbush Avenue is one of the
largest and most decorative venues in New York City. The renovation preserved
its beauty while creating a fully-equipped, 3,200-seat modern performance
space designed to support live music, dance and theatre productions.
Schuler Shook provided complete theatre planning services which included
an extensive seating reconfiguration and over-build to improve comfort and
sightlines. The stagehouse was expanded slightly and equipped with a new
lighting rigging and masking curtains. Large decorative curtains at the proscenium
opening, auditorium and lobby were recreated from historic photographs.
The architectural lighting design included restoration of several lobby chandeliers
plus historically appropriate selections to replace missing fixtures from the
site. LED sources were added to highlight auditorium ceiling coves and other
architectural features.

Historic Preservation Studies
For over five decades, Miller Dunwiddie has led scores of preservation studies,
many of which made the difference between losing and saving historic buildings
important in their communities. Miller Dunwiddie has mastered preservation
documentation, assessments, and reuse strategies for historic resources ranging
from barns and houses to theaters and office buildings to campuses and entire
downtowns. Illustrated are some examples of MDA’s Historic Reuse Studies,
