1 OVERVIEW
Cundall, working with Pointcrest Ltd and Khoury Architects, redeveloped a
tired 1950’s five storey office block into stunning luxury apartments with views
over the City of London and roof decks looking over St Pauls. The demolition
of the existing roof and high level plant rooms enabled the addition of a
two storey lightweight steel framed superstructure and created two duplex
penthouses.
The use of the compact lightweight structural components overcame the
severe access restrictions. All materials arrived on site via a 12 foot wide
pedestrian walkway. This provided some challenges due to the fact that no
over sailing rights were granted and the site was within a protected zone,
which banned the use of tower cranes during the London 2012 Olympics.
Cundall identified these issues during the feasibility stage.
ƒƒ The existing building was a concrete encased steel frame with hollow core floor plans. The two side party walls that were over 100 years old, were tied to the structural frame. The rear wall was a boundary wall, similarly sup
ported by the building. This was later found to be riddled with chimney flues.
ƒƒ The light floods into the apartment through the new floor to ceiling glazed façade, which replaced the original brick with ribbon window panels.
ƒƒ Stringent height restrictions imposed by the planners were complied with. Through the use of spliced universal column sections used as floor beams, cold rolled floor beams between support plywood floors.
ƒƒ State of the art building services and systems benefit the tenants and were coordinated, pipe by pipe, through the structure.
ƒƒ The tight construction programme was achieved by avoiding any structural changes to the party walls. Cundall’s structural solution confined the structural load paths to the rear boundary wall and the front existing columns.
ƒƒ Valuable additional floors were created by taking advantage of the reduction in floor loading from office use to residential, load reduction factors and lightweight construction.

2 CONSTRAINTS
Complex interfaces with neighbours. This required numerous detailed
investigations and inspections.
Original facade was removed and the slab edge at each level was extended
to support a new glazed facade.
Eastern access restrictions for
incoming and outgoing materials.
Existing top floor and plant rooms were demolished to create structural
capacity for the additional apartments.

4 CONSIDERATIONS FOR DEMOLITION
Cundall’s original advice identified the following constraints associated
with the development:
ƒƒ Type 3 Asbestos Survey report to be made available at tender stage.
ƒƒ A crash deck will be required to protect people and buildings beneath Well Court (this could be at high level).
ƒƒ Provide weather protection to building during construction.
ƒƒ Allow for pedestrian lighting beneath crash deck.
ƒƒ Use hand held concrete nibblers.
ƒƒ Limit stored debris on fourth floor to no more than 250kg/m2.
ƒƒ Careful consideration to be given to the method of transferring debris to ground.
–– Use existing lift up to the point where the majority of debris
has been removed.
–– Remove lift and use.
–– External mounted hoist.
ƒƒ Party wall agreement.
ƒƒ Limit noise and dust.
ƒƒ Limited areas to place skips in the area, may mean debris has to be loaded directly to waiting vehicles.
ƒƒ Isolate all services feeding upper floors.
