The City of Warsaw, 9th of March 2016 The City of Warsaw at MIPIM 2016 Central district of Warsaw - Śródmieście offering premium locations for business, Praga with preserved structure of a pre-war city. Investment attractiveness of these and other parts of the Warsaw will be exposed by the City during the most prestigious real estate fairs in Europe - MIPIM in Cannes which starts on March the 15th. The City of Warsaw regularly participates in MIPIM international investment fairs, presenting itself as a leader in South-Eastern and Eastern Europe. The project "Grow with Warsaw", i.e. develop and expand with Warsaw, is universal and shows a trend which is maintained by the capital and is planned for subsequent years. It covers public sector achievements, among others, such as excellent use of EU funds, development of infrastructure, revitalization and private sector success, namely developers and entities involved in the investment process in the capital. The City of Warsaw is identified as a city friendly for investors and inhabitants. It is possible, among others, thanks to ecological investments as expansion of "Czajka" sewage treatment plant, low-emission public transport and revitalization of green areas. Thanks to them the City of Warsaw is an official candidate for the title of "Green Capital of Europe" in 2018. Since 2014, the City of Warsaw has also been described as the city of design, innovative ideas as well as creative and involved inhabitants, thanks to promotion of special gadgets designed and manufactured in the City of Warsaw. Offer of the City of Warsaw This year's offer for MIPIM fairs contains 11 real estate, including 3 in Śródmieście, 2 in Praga-Południe, one in Mokotów, Praga-Północ and Wola. Three of the presented plots can be found in external districts of the city – 2 in Bielany and 1 in Wilanów: Śródmieście 5 Jaracza Street (864m²) 5 Mariańska Street (971 m2) 29 and 31 Emilii Plater Street (11 163 m2) Bielany 6 Przy Agorze Street (2366m²) 89 Broniewskiego Street (3553m²) Mokotów Bukowińska Street (1634 m2) Praga-Północ Radzymińska Street (6758 m2) Praga-Południe Cukrownicza Street (2336 m²) Stanisława Augusta Street (22535 m2) Wola Al. Prymasa Tysiąclecia (4179 m2) 1 Wilanów Rosochata Róg Latoszki Street (5235m²) This year, along with the city, Warsaw's stand will present offers of 12 companies, 4 more as compared to the previous year. These are:, BBI Development SA, Ghelamco Poland, Golub Gethouse, HB Reavis Poland Sp. z o.o., Okam Capital Sp. z o.o., Orange, Poczta Polska SA, Xcity Investment. For the first time in Cannes the City of Warsaw will be accompanied by: Bank Zachodni WBK Grupa Santander, Konkret Grupa Projektowa SA, StarNet Telecom Sp. z o.o. and Vastint Sp. z o.o. Stand of the City of Warsaw At the upcoming fairs, the exhibition stand of the City of Warsaw will cover 105 m2, 22 more as compared to the previous year as well as 33 m2 of terrace (stand no. R8.D1). The stand will be equipped with large "seamless" flat screens and an interactive table to present materials concerning City of Warsaw real estate's offer and other materials concerning business tourism, cultural offer, city infrastructure as well as economic and investment potential of the City of Warsaw. This years' novelty will be a dedicated Tetris-like game, created by Pattern Recognition. Visitors who will play this game will have an opportunity to become familiar with the most popular buildings of the City of Warsaw. The stand of the City of Warsaw during 2015 MIPIM investment fairs in Cannes will be maintained in colours of grey concrete, with greenery of plants with elements of raw wood. The City of Warsaw will present elements which are completely designed and created by companies from the City of Warsaw. Their task is to promote the City of Warsaw during international presentations as the city where generates and develops modern design, and companies from creative sector may achieve success. The stand will present furniture created by Jan Lutyk, an outstanding designer and laureate of numerous competitions. Hostesses will wear dresses created by Lana Nguyen, designer from the City of Warsaw. The stand will be decorated by Mo61 scented candles and promotional materials rack by Piłczyński Art. Gadgets selected in a competition entitled Sztuka Użytkowa (Applied Art) gained interest during previous fairs editions, both in Cannes and Munich. For this reason laureates of the most recent edition of the competition will be promoted, along with the City of Warsaw, also in 2016. During this year's fairs, visitors will see, among others, wooden Archiblocks Warsaw skyscrapers of Elewacja foundation, colourful Memo games of Malu brand presenting views of the City of Warsaw, an interesting and original Ophthalmological board "The City of Warsaw", project by No to ładnie, a notebook with photographs of the City of Warsaw created by Warsaw Slow Design, magnets and socks of Wars Sawa Design, Warsaw lollipops from Fabryka Lizaków, elegant and exquisite chocolates from Warszawska Manufaktura Czekolady (Warsaw Chocolate Manufacture), heart-shaped bracelets with engraved text dedicated to the City of Warsaw of Lilou brand and exceptional perfumes with aroma created specifically for the City of Warsaw of Mo61 brand. All projects submitted in the competition have to be designed and produced in the City of Warsaw. Events during the fairs Apart from individual meetings between representatives of the City of Warsaw and representatives of potential investors, there are different events in which will participate representatives of the City of Warsaw and partners. These are, among others, meetings of Mayors of cities "Mayors think tank" and conferences "CEE European Days" organized by Poland Today. 2 The Program also envisages a meeting in exhibition stand of the City of Warsaw with invited participants of fairs, the so-called "Cocktail party". It is an exceptional event which attracts many excellent guests. How the Warsaw is seen in the world Thanks to presence of the City of Warsaw on this type of events, the capital of Poland is taken into account as a place of perfect location and appreciated in various kinds of rankings. For instance in the recent Financial Timed fDi ranking, which will be distributed during this year's fairs, the City of Warsaw occupies 4th place between european cities in the category “Business friendliness”. The cities which precede Warsaw include: London, Dublin and Paris, and Warsaw is followed by Barcelona, Moscow and Bucharest. In the same ranking in the category "European Cities of the Future" the City of Warsaw occupies 3rd place preceded by Moscow and Bucharest and followed by Prague, Budapest and Bratislava. The City of Warsaw gained recognition as a city friendly for start-ups. According to Forbes ranking the capital is among 10 best places worldwide to start business. It is the result of common actions of the City of Warsaw and business consisting in development of the environment which supports this sector as entrepreneurship incubators in Smolej and Targowa Street as well as one of the five Google Warsaw Campuses of in the world. MIPIM fairs MIPIM fairs in Cannes are the most prestigious events in the real estate industry in Europe. This year's subject concerns housing "Housing the World" including, among others, private rent models, financial support models for apartments or new trends in apartments supply. Participants of fairs are important decision-makers from all international property sectors: office, housing, trade, health care, sport, logistics and industry. Representatives of large companies and investment funds, developers, investors, architects, representatives of business institutions, representatives of cities from around the world, politicians and journalists. Exhibition area of fairs constitutes 19 400 m2. Participants include: 93 countries, 2 225 companies, 21 000 individuals, including 430 journalists, 3 000 directors and chairmen and 4 500 investors. 3 Description of the Warsaw’s partners BBI Development SA The Company has a portfolio of outstanding projects in Warsaw, like prestigious projects such as Złota 44, Foksal Residence, and Plac Unii. BBI’s partner in the Praga Koneser Center is the Liebrecht and Wood company. Praga Koneser Center is a unique project, emerging in the heart of old Praga, on the site of the historic complex of the former Vodka Factory. Currently, with the combined forces of BBI Development and Liebrecht & wooD it undergoes thorough revitalization. This is the first investment in Warsaw, which will offer four functions: office, commercial, cultural and residential (330 lofts and soft-lofts - 100,000 m² in total). In Praga Koneser Center the Google Campus Warsaw has its headquarters, and in the future the world’s first Museum of Polish vodka will be created. Złota 44 - the highest luxury apartment in the European Union. This 52-storey (192 m. high) skyscraper, designed by world famous architect Daniel Libeskind, Polish by descent, offers a total of almost 38,000 m² of usable space. Located in the center of Warsaw, will offer 287 exclusive apartments, whose interiors were designed by renowned Londonbased Woods Bagot design studio. The skyscraper will provide its residents the highest quality of life, including leisure floor area of 1400 m² with swimming pool. Marszałkowska Centre is a unique office building (12,000 m² of office space and 4,000 m² of retail space), whose construction will soon begin at the intersection of Marszałkowska and Świętokrzyska, which is also at the intersection of two metro lines. Golub Gethouse Mennica Legacy Tower is an office complex developed by Golub GetHouse and Mennica Polska just 250 meters from the "Rondo ONZ" subway station in central Warsaw. Mennica Legacy Tower will have 63 800 sqm GLA – 49 600 sqm located in 140-metre tower and another 14 200 sqm in the west building. With 2 000 sqm on each floor and outstanding flexibility of space layout, offices will satisfy highest standards of use ergonomics. Mennica Legacy Tower offer will be complemented by accessible green rooftops and a restaurant and café at the street level. Both buildings will also feature a total of 4 500 sqm of retail space. The underground garage will offer parking on 4 levels, charging stations for electric vehicles and spaces for 300 bicycles with repair station and showers for cyclists. A public plaza featuring distinctive landscape architecture and greenery will be developed in front of the buildings. Apart from its strategic location by Prosta and Żelazna streets, the investment designed by Goettsch Partners will be characterized by extraordinary architecture, functionality, quality materials and technological solutions in line with BREEAM "Excellent" standards. The construction will commence by the end of Q1 2016. The lower, west building will be completed in Q1 2018 and the tower in Q3 2018. Ghelamco Poland Ghelamco Poland is a part of Ghelamco Group, a prominent European real estate developer. (Polish State Railway). Its aim is to identify and run development projects on railway land. All projects developed by Xcity Investment are done in a joint venture format. Presently in its portfolio, Xcity has 25 projects under various stages of construction. It has announced invitations to negotiate concerning the choice of investors for 15 development projects, out of which 4 are located in Warsaw: - Centralna Park, which is located on a 2 ha plot in the heart of Warsaw, next to the capital’s main railway station. A project connecting office, commercial and hotel functions is planned. - Aleje Jerozolimskie 140 is located close to the Warszawa Zachodnia railway station and West Station office complex – a project which is under development with HB Reavis – which is planned to have a predominantly office function. - Szczęśliwicka 62, where construction of residential buildings along with ground floor services is proposed. - Warszawa Włochy, which is in the immediate neighbourhood of the Warszawa Włochy railway station. Here the mixed-use retail and office complex connected with the new railway station is envisaged. Presently Xcity is developing: Warszawa Zachodnia with HB Reavis, Warszawa Gdańska with Ghelamco, Poznań Główny (stage III) with TriGranit, Gdynia Międzytorze with Semeko Grupa Inwestycyjna, Kraków Bosacka with GD&K Investment and Mińsk Mazowiecki and Konin with Dekada Realty. There are 3 projects currently under negotiation: Olsztyn Główny, Warszawa Główna and stage III of Warszawa Zachodnia. By the end of 2018, it is envisaged that the company’s portfolio will contain 40 projects.
