Overview
The capital of Turkey, and the largest city after Istanbul, Ankara
has an interesting retail offer with modern and more traditional
shopping areas both on offer. As the modern retail offer has
developed, malls have opened along highways, moving retail from
the city centre to the outskirts of the city.

High Street: Ankara has witnessed a rapid change in its major
retail streets, such as Filistin and Arjantin Streets, as these streets
have become the major leisure hubs of the city. Tunalı Hilmi Street,
which is one of the busiest retail streets in the city, remains an
important retail destination with the entrance of international
brands such as MAC and Sephora.

Shopping Centres: ANKAmall is the largest and one of the most
established shopping centres in Ankara with a very good business
performance owing to its direct metro access and strong retail
offer. Panora is strong both in terms of retail offer and leisure offer
while Kentpark is distinguished by the presence of the first Harvey
Nichols store in the city. Eskişehir Road is the densest retail submarket hosting a number of big shopping centres; however, Cepa
and Gordion stand out with their good retail mix and the presence
of H&M. An additional 17,000 sq m GLA will enter the market in Q3
2012 due to the expansion of Armada.
Shopping Centre
Rental levels have followed a steady upward path in line with the
rising retail density in the city. Panora Shopping Centre has
recorded relatively higher rent levels benefitting from its tenant mix
and location. International and national brands’ appetite to take up
space in the major retail streets remains. This is evident from the
rental levels achieved in Tunalı Hilmi Street and Kızılay.
