NOTICE OF RECEIPT OF COMPLETE APPLICATIONS FOR DRAFT
PLAN OF SUBDIVISION AND ZONING BY-LAW AMENDMENT
TAKE NOTICE THAT the Township of Severn deemed the following application to amend the
Township Zoning By-Law a “Complete” application under Subsection 34 of the Planning Act,
R.S.O. 1990, c. P. 13 on the 215t day of March, 2016, the application was submitted on
February 22, 2016.
FURTHER TAKE NOTICE THAT Under Section 51(19.1) of the Planning Act, R.S.O. 1990, the
County of Simcoe deemed the application for draft plan of subdivision “Complete” as
submitted on February 22, 2016, acknowledgement of the application being complete was
provided to the applicant on March 21, 2016.

The Township of Severn will hold a Public Information Meeting as well as a Statutory Public
Meeting under the Planning Act. Both meetings will be scheduled at a later date and notice
will be given in the prescribed manner.
The purpose and effect of the proposed Zoning By-law Amendment application as submitted is
to amend Zoning By-law No. 201 0-65, as amended, of the Township of Severn to rezone the
property described above from the Rural (RU) Zone to a site specific Shoreline Residential
Two Exception Holding (5R2-X-HX) Zone, a site specific Environmental Protection Exception
Holding (EP-X-HX) Zone and a site specific Open Space Exception Holding (OS-X-HX) Zone in
order to permit shoreline residential dwellings, a private condominium road and a common
amenity area to be developed by a Draft Plan of Subdivision and a Draft Plan of Common
Elements Condominium. The proposed draft plan of subdivision would involve the creation of
fourteen new lots.
Please refer to the opposite side of this Notice for a key map showing the land to which the
proposed zoning by-law and subdivision application would apply.
Additional information relating to the proposed zoning by-law amendment and subdivision
applications are available to be viewed between 8:30 a.m. and 4:30 p.m. at the Municipal
Office, 1024 Hurlwood Lane, Township of Severn or at the County of Simcoe Administration
Centre, 1110 Highway 26, Midhurst, Ontario.
All questions pertaining to the applications and anyone interested in viewing the

If a person or public body does not make oral submissions at a public meeting, if one is held,
or make written submissions to The County of Simcoe or Township of Severn in respect of the
proposed plan of subdivision before the approval authority gives or refuses to give approval to
the draft plan of subdivision, the person or public body is not entitled to appeal the decision
of The County of Simcoe to the Ontario Municipal Board.
If a person or public body does not make oral submissions at a public meeting, if one is held,
or make written submissions to The County of Simcoe or Township of Severn in respect of the
proposed plan of subdivision before the approval authority gives or refuses to give approval to
the draft plan of subdivision, the person or public body may not be added as a party to the
hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board,
there are reasonable grounds to do so.

If you wish to be notified of the decision of the County of Simcoe in respect of the proposed
plan of subdivision, you must make a written request to the County of Simcoe, Planning
Department, Administration Centre, 1110 Highway 26, Midhurst, Ontario LOL 1XO referencing
Subdivision FiLe SV-T-1601.

If you wish to be notified of the decision of the Township of Severn in respect of the proposed
Zoning By-Law Amendment, you must make a written request to the Township of Severn at the
address Listed in this notice.
If a person or public body does not make oral submissions at a public meeting or make written
submissions to The Township of Severn before the by-Law is passed, the person or public body
is not entitLed to appeaL the decision of The CounciL of The Township of Severn to the Ontario
MunicipaL Board.
If a person or pubLic body does not make oral submissions at a pubLic meeting, or make
written submissions to The Council of the Township of Severn before the by-Law is passed, the
person or public body may not be added as a party to the hearing of an appeaL before the
Ontario Municipal Board unLess, in the opinion of the Board, there are reasonable grounds to
do so.
The applicant previously submitted an application for an amendment to the Township of
Severn Official Plan (OP-i i -5) which has been appealed to the Ontario Municipal Board
(PL1 50968). The applicant also submitted an associated draft plan of common elements
condominium application however this had not been deemed complete by the County of
Simcoe as of March 31, 2016.
