Letter Sequence – Contractors (First Responders)
This is the general letter campaign for first responders. Send out once per month. Feel free to
add in a personal touch if you know of the contractor. Remember the key is that you want to set
up a win/win situation for all. YOU, the Contractor and the seller.

Letter #1

Hi [insert contractor’s name here],
My name is [insert name] and I’m from [insert business name]. I’m in the business of buying,
rehabbing, and reselling properties in the [insert city/town] area. I like to establish relationships
with contractors around town and work with them on the properties I buy and sell.
Basically, I’m searching for any properties to rehab and put back on the market. I get referred
to all types of properties, some that need very little work and others that need lots of repairs.
I want to make clear that I pay thousands of dollars in referral fees to contractors like yourself
and I thought I would send you a quick letter introducing myself.
Would it make sense for us to meet for a cup of coffee to discuss? It would give me a chance to
learn more about your services, go into detail about what I do, and how we might be able to
work together on some future projects.

If you come across any properties like this in your travels, could you let me know?
I’ve already talked to a few people in the area and thought there might be a good opportunity
for us to work on a deal. As I mentioned in my last letter to you, I pay great referral fees
depending on the deal. Plus, when you refer properties to me, I’ll make sure to use your
services to complete the repairs on the house so you don’t miss out on any work you might
have been scheduled to do.
If this sounds like something you might be interested in, let me know if you’d like to meet for a
cup of coffee. We can discuss what you do and I can help you understand what my company

I also wanted to make sure you received my previous letters and were aware of my company
and how I work. I’m looking for referrals to houses in ANY condition and know that you
possibly could come across some in your travels.
As you’re already aware, some houses only need minor work done while others require much
more extensive repairs and renovation. Some homeowners may not want to make all of the
repairs you recommend which may indicate they’re looking to sell fast.
If you don’t know of anything right now, can you keep me in mind for potential opportunities in
the future? You never know in this business when something’s going to come up so I’d
appreciate you keeping my contact information on hand in case something changes.

to know about it. And if you’re interested, we can partner up on the deal. I’d take care of all
the financing so you wouldn’t have to worry about that side of it.
I’ll be in the area a couple of days next week, so let me know if this is something you might be
