This project consists of four buildings including a twenty-two story, nineteen story and nine story Dormitory Style Residences as well as a five story Administration Building. The four buildings surround a beautifully landscaped courtyard. Our by Michael Barnes publisher, High-Profile Monthly Burns & levinson’s newly renovated offices, designed by Visnick & Caulfield and built by Elaine construction, were the setting of a recent “Should I Stay or Should I go?” tour and networking event hosted by IfmA of Boston. The speakers were paul morton of Burns & levinson llp, Jeff Seltzer of Visnick & Caulfield, and Lisa Wexler of Elaine construction. Two years ago Burns & levinson, a growing Boston law firm, faced an important decision: Should they relocate their downtown office or renovate their Barnes existing space? They decided to stay and used the opportunity to fully renovate the space they had occupied on Summer Street for over 20 years. The result is a balanced space that reflects the Burns & Levinson culture and forward thinking focus, with a new commitment to sustainability. Paul Morton reflected on how Elaine construction, who had worked on a couple of small jobs for Burns & levinson in the past, offered to help with pricing and advice on the construction process without asking for any committment. This turned out to be “a brilliant marketing move,” as it placed them in the perfect position to do the job when the research turned into action. morton also described the two-year process of research before the decision to renovate their existing facility became clear as the best option, and how that process produced a team that helped them in maintaining day-to-day operations of the firm throughout the project. lisa wexler, with a slide entitled “green vs. lEED,” described how the team was committed to “doing the right thing” in making the project green without going for the LEED certification. This allowed them to be able to weigh benefits in customizing the project and avoided the mountain of paperwork generated by certification. The tour of the renovated facilities ended two floors below with snacks and drinks where I chatted with marc margulies of margulies perruzzi who reminded me that this year was the 25th anniversary of IfmA Boston. marc was one of the original founders and the first president of IfmA Boston. Susan Shelby of Rhino pR promised an article for our December issue on the IfmA anniversary. This was Gregory Sylvain’s first IfmA event as regional sales manager, security services for Day & Zimmermann. November, 2009 9 High-Profile: Facilities Development News wessling Architects creates a ‘center of manufacturing Excellence’ Quincy, mA – wessling Architects has announced the completion of a new medical device manufacturing plant in coyol, costa Rica. Dedicated on June 9, 2009, the project was a collaboration between wessling Architects (wA), Vanderweil Engineers (RgV), Boston Industrial consulting (BIc), Turner, and Boston Scientific (BSCI). The scope of the project included the reprogramming, design, and interior build-out of an existing 342,000sf industrial building to create a “center of manufacturing Excellence.” The existing building was designed by the Costa Rican architectural firm of ossenbach pendones & Bonilla (opB). During construction of the building’s shell and core, wA provided architectural peer review services on behalf of BScI. As the building took shape, BScI decided to change the type of manufacturing that would be conducted there. This meant that the interior of the building and how it functioned would need to be reprogrammed and re-designed. The building’s programming and schematic design was started in late 2006 and continued through 2007. During this time the basic manufacturing clean room layouts, their direct support spaces, building circulation, and the integration of employee support spaces were completed. These areas were of primary concern to BScI for two reasons. It was critical that the plant be certified, on-line, and producing product by a specific date. The facility had to be designed with growth potential in The interior of the new medical device manufacturing plant was reprogrammed and re-designed. mind to meet the future anticipated expansion of BScI’s operations. Design development and the production of construction documents came next. During design development key decisions were made to use a prefabricated modular clean room system, and a demountable office wall/cubicle system to maximize the flexibility of the building’s interior spaces. The final planning of the employee support spaces and services (restrooms, locker rooms, cafeteria, etc.) was also completed, with emphasis on future growth. Additionally, WA selected all interior finishes, furniture, and fixtures used throughout the building. The construction documents were completed, remarkably, a full six months ahead of the original project schedule. This acceleration was due to a late requirement by BScI to have the commissioning of the clean rooms by october of 2008, and full operations and project closeout by July of 2009. Both of these goals were achieved without compromising the quality and completeness of the construction documents. wA protected BScI’s interests and investment by creating or reviewing all proposed construction details and product specifications, ensuring their conformance with accepted American standards and codes. construction administration presented challenges, as wA did not have a presence on-site during the project. Instead opB was hired by BScI to act as the design team’s “eyes and ears.” Through opB, a constant stream of questions and requests for information generated by the local contractors and consultants were filtered and passed on to the appropriate disciplines. Because of the tight construction schedule, and a continual evolution of certain aspects of the design, prompt and complete responses to these inquiries were a must in order to meet the project’s time and budget demands. Quick “gear shifts” and the rapid production of additional construction documents for a given office, lab, or clean room tested the flexibility of the architectural team’s thinking on a daily basis. The ability to adapt and move forward was the hallmark of the construction administration phase. The end result of this project is a facility that met, or more often than not exceeded, the expectations of BScI. The superior architectural detailing of the exterior envelope and the interior environments bring the building into compliance with both European and fDA manufacturing requirements. The building is also projected to be the first LEED Silver certified building in Costa Rica, and the first LEED Silver building for BScI worldwide. It is a fusion of industrial, architectural, and interior design that holistically blends different functions and activities (warehousing, clean room manufacturing, employee services, laboratories, administrative support, and public/customer interface) into one seamless operation where the needs of business, people, and the environment are treated as equals. In addition, many of the existing partitions for these offices were salvaged to reduce waste and the volume of new materials that had to be brought on-site. Several challenges faced the project team throughout construction. Since this was a fully occupied building, existing tenants could not be disturbed above, below or on either side of the construction area. Noise and common area cleanliness were top of mind and were kept at acceptable standards during all normal working hours. Loading and unloading hours were also limited to early mornings, and with little staging room for materials on-site, close coordination of subcontractor movement was necessary throughout the duration of the project. The project team is currently under way with Phase 2 of the project, which consists of a “great room” for large training events, complete with a kitchen and pantry and recycling station. In the fall of 2009, St. Elizabeth’s medical center completed development of Brighton’s only geriatric inpatient psychiatry unit. The development of the unit was based on the hospital’s strategic plans. The need to better serve the elderly in its community is critical based on population growth trends in St. Elizabeth’s service areas. As an example, in 2009, 45% of the population is age 64 and older; however, that number is expected to increase to 50% by 2014. To best treat this patient population, St. Elizabeth’s recognized that its existing facility was not optimal. This special population of patients was being treated in its general inpatient psychiatric unit. A combination of medical and psychiatric conditions can make the evaluation, care and treatment of older individuals challenging, and studies show that one in five older adults in the United States will experience a psychiatric disorder. fortunately, most emotional illness in older adults is treatable and, in the proper environment, health care professionals can better evaluate and treat both the physical and psychological factors that affect elders. St. Elizabeth’s Medical Center is Brighton’s only geriatric inpatient psychiatry unit. The new unit offers comprehensive and dignified inpatient treatment in a newly renovated, safe and comfortable environment. The first of its kind in the community, the new 16-bed unit brings together psychiatrists, medical specialists; nursing staff with geriatric, psychiatric and medical expertise; occupational therapists; clinical social workers; physical therapists; and nutritionists. Together, they provide comprehensive assessment and treatment, including psychiatric evaluation; medical evaluation and management; medication adjustments; occupational therapy; nutritional consultation; individual and group therapy; patient and family education; and discharge and aftercare planning. Its services will include 29 new operating rooms and five floors of inpatient rooms. The construction schedule calls for simultaneously building three levels below grade and 10 floors above grade. J.c. cannistraro, of Boston, is handling the project’s plumbing and hVAc. “It’s a building of the future,” says John cannistraro, Jr., president of the company. The mgh facility will adhere to green-friendly lEEDS gold sustainability standards. Referring to amenities such as the atrium and gardens planned for the facility’s common areas, cannistraro notes that the building is designed for the wellbeing of patients’ families as much as for D patients themselves. “In some ways, it will be as elegant as a five-star hotel,” he adds. The $600-million facility will require 1,200 plumbing fixtures, 3,000 medical gas outlets, 200,000 linear feet of piping, and a 50,000sf mechanical room. much of the work will be pre-fabricated at cannistraro’s watertown plant. J.c. cannistraro recently completed another project for partners healthcare, the umbrella organization that includes mgh, in Danvers. called mass general/ North Shore center for outpatient care, the new cutting-edge facility includes the latest diagnostic equipment as well as eight operating rooms for outpatient surgery, a heart center, and a cancer center among its services. It also features a unique healing garden. A partnership between mgh and North Shore medical center (which includes Salem hospital and lynn’s Union hospital), the Danvers project represents a growing trend of Boston hospitals migrating to the suburbs. Elsewhere on the North Shore, E.m. Duggan of canton is working on 65,000sf addition to the lahey clinic medical center in peabody, which will include a spine center, pain center, and sleep disorders center as well as expanded space for primary care suites and new patient rooms. once the addition is complete, lahey will be able to move patients and services into the new facility so that it can begin upgrades on the existing building. J.c. higgins, of Stoughton, will handle the plumbing work for lahey’s renovation plans. Boston hospitals have set their sights south of the city as well. for example, the Dana-farber/Brigham and women’s cancer center, which will be in partnership with South Shore hospital, is under construction in South weymouth. The new facility, which is scheduled to open in fall 2009, will include medical oncology offices, diagnostic imaging, linear accelerators, and chemotherapy infusion areas. phcc of greater Boston contractor commonwealth plumbing corp. is handling the work. commonwealth is also working on an expansion at Beth Israel Deaconess hospital-Needham. The former glover community hospital is getting a 37,000sf addition that will include 20 new patient rooms, an mRI suite, and a new emergency room. In addition to the new mgh building, Dana-farber is building the 14-story Yawkey center for cancer care at its Boston campus on Brookline Avenue. Scheduled to open in 2011, the facility will feature 275,000sf of clinical space. HMFH Architects was selected in conjunction with Dr. Frank Locker, AIA to undertake a feasibility study (including site research, programming, and schematic design) for the newest branch of the MET School. The MET is a state-funded, public school serving more than 700 high school students on six campuses in Rhode Island. Dr. Locker is a Recognized Educational Facilities Planner (REFP) with an international consulting practice devoted to school planning. The highly personalized learning experience for MET students is characterized by a combination of in-school project-based activities and out-of-school internships, together with on-going mentoring. The project, designed by moser pilon Nelson Architects, encompassed the rotation of the basketball court and bleachers, as well as the addition of a new exterior handicapped ramp at the main entrance to the gym. The primary purpose of the renovation was to rotate the existing court 90 degrees in order to meet the NcAA’s required dimensions for tournament play. This required the complete demolition and replacement of the wood floor, removal of a section of the concrete bleachers, the addition of new retractable bleacher seats, the relocation of the basketball hoops and the relocation of the Jumbotron. Also included in the project was a new fire protection system, upgraded life safety systems, relocation of existing gym light fixtures and increasing fixture count, a new sound system, a new unisex handicapped toilet on the first floor, construction of equipment storage space, renovation of the existing main entrance lobby, public toilets, and coaches’ offices. It quickly spread up the walls to the roof. Despite the heroic efforts of Boston firefighters, the building was destroyed. All that remained of the pre-civil war church building was the exterior walls and steeple tower, which were constructed of rock, the charred timbers, some pews, and an E.&g.g. hook organ ruined beyond rec ognition. fortunately, no one was injured in the blaze. The shocking loss of this landmark structure in the heart of Jamaica plain led to a tremendous outpouring of concern from people throughout the country. A stream of volunteered support from individuals and other churches around the country began almost immediately after the fire. Early donations totaled more than $200,000, allowing the first Baptist church to continue operating, clear the debris from the fire, and prepare for rebuilding. This new $140 million facility will significantly increase the ability of the college to accommodate growth in its enrollment, which is currently at about 11,000 students a year. The architect is perkins + will. Rob goodwin, AIA is the architectural principal and Stevanie Demko, IIDA is the interior design principal. A glazed tower defines the main entry of this 367,000sf facility, marking a corner of one of New haven’s Nine Squares. The building culminates in a curved, multistory glass volume that houses a two-story library and makes a unique urban gesture as a gateway to the city. The sky-lit public atrium, anchored by a “learning wall” with interactive displays, is unified by stadium seating that can be used for studying, informal gathering or full school meetings. The new curriculum provides various educational programs such as math, science, language, art and music along with specialized programs in social sciences, early childhood development, engineering, computer technology, culinary arts, nursing and allied health programs. The college will also have a daycare center within the early childhood learning program as well as a continued education, small business department, community room, cafeteria and outreach programs. The facility has been developed to provide linkages to high schools and adult education centers, offering courses to increase student readiness for college. During the past seven months, Tishman construction corporation overcame several out-of-the-ordinary challenges as it restored façades and roofs on four of the school’s historic buildings. Another challenge was finding marble to match the original African marble columns and rosettes on Jordan hall’s façade. Tishman was responsible for finding marble with similar grain and variation of color. After months of research, Tishman and its masonry subcontractor, NER, found the closest match in marble imported from Italy. matthew wessling, senior project manager for the architect, and the massachusetts historical commission approved the marble before installation. The marble has been shipped and is now being cut and fabricated to fit the project. In addition, the top three feet of terra cotta trim, with cornices, was removed and replaced with terra cotta manufactured in california. Tishman and wessling visited the fabricator in california to verify the casting process and personally inspect the material for quality before shipment. Tishman also managed the replacement of damaged limestone, and the entire façade was cleaned to remove 100 years of grime. NER’s responsibilities encompassed the restoration work at both Jordon hall, which is located at 290 huntington Avenue, and the St. Botolph Building, which is located at 241 St. Botolph Street. NER’s scope of work for these buildings included: cleaning (using EK Restoration cleaner, an environmentally safe chemical) and sealing all of the masonry; repointing of all brick, granite and limestone; and replacing the marble pendants, panels and columns with matched marble imported from Italy. NER removed Jordan halls 918 piece terra cotta cornice, had these pieces remolded and duplicated to match the existing 1903 pieces, rebuilt the cmU back-up and then installed the new terra cotta. NER also disassembled, salvaged and stored offsite the brick and granite at the piers at 241 St. Botolph Street. NER then rebuilt the piers with new brick and the salvaged granite. The project also required repair work to the brick, concrete and limestone surfaces of the buildings. In addition to the recycling and sorting of the existing school, bituminous roadways, parking lots and tennis courts were ground up into parking lot base, topsoil was screened and stockpiled, large amounts of boulders were crushed into useable roadway base and tree chippings were used to prevent erosion. Structural components were prefabricated entirely off-site in controlled environments to minimize waste. Details to wall, floor and roof assemblies utilized thermal breaks in an effort to minimize heat loss. High efficiency windows, concrete siding and composite decking are being used on the exterior. These TARs were validated by a workgroup of industry experts and Job corps management and construction instructors. Under the American Recovery and Reinvestment Act of 2009, Job corps has committed to producing 8,500 green graduates from all of its construction programs by August 2010. Through the NccER accreditation process, instructors can obtain certification to enable students to receive industry-recognized credentials and documentation of their training accomplishments through NccER’s National Registry. “Students have a better opportunity for getting jobs with NccER training,” says facility maintenance instructor Robert watson, Jr. at the gainesville Job corps center in gainesville. here comes the Sun: Solar Energy gaining popularity The following are excerpts from an article included in “The Pipeline,” published by the Plumbing-Heating-Cooling Contractors of Greater Boston and United Association Plumbers and Gasfitters Boston Local 12. Boston, mA - The drop in oil prices that accompanied the 2008 economic collapse helped the Boston area dodge a bullet this past heating season. But the law of supply and demand dictates that oil and other non-renewable energy prices will eventually spike—perhaps dramatically. That and a host of other reasons (including the push for environmentally sound green alternatives, new tax credit programs, and the imperative to wean the nation off of foreign oil) have led to a renewed interest in solar energy systems. Andy lyne, Jr., the president of A. J. lyne, ltd. of Abington., initially became involved with solar energy when he purchased his first house in 1986 and discovered that its solar hot water system had been incorrectly installed. he revamped it, and learned about solar concepts and techniques in the process. In 2005, the lyne company began installing its first full solar system at Tufts University. As with a lot of construction projects, customer demand played a role in the decision to incorporate green technology. Tufts decided that it wanted to supplement the traditional hot water system at its new Sophia gordon hall dormitory with a solar system. The college called in lighthouse Electrical, a massachusetts-based union contractor with expertise in solar, wind, photovoltaic, and other alternative energy installations, to perform the work. In turn, lighthouse brought in A. J. lyne to handle the plumbing part of the project. According to lyne, the Tufts project is an open-loop drainback system. water is pumped up to 25 solar thermal panels on the dorm’s roof, where it is passively heated and drained back to a tank. A heat exchanger transfers the heated water to two 400-gallon storage tanks in the basement. The tanks’ water then preheats the dorm’s primary indirect-fired water heaters. “The basic piping principles were the same for the Tufts solar project as a conventional hot water system,” says lyne, who also notes that the job required a lot of piping. “But we did have to use some different components, such as a flow meter, BTU monitors, sight glasses, and a control for freeze protection.” Along with other green measures, including energy-efficient windows, motion sensors that turn lights off when nobody is present, and dual-flush toilets, Tufts estimates that its 62,000sf, 126-bed dorm is using 30% less energy and 30% less water than a comparable non-green building. more recently, A.J. lyne installed the piping and plumbing components for a solar hot water system at a new building for the American cancer Society in Boston. Unlike the Tufts job, the AcS project uses a closed-loop system. Instead of water, the system uses glycol, which is heated by 17 roof-mounted solar panel collectors. Exchanger blocks transfer the heat to a large water storage tank (which lyne dubs a “kiddie swimming pool”), and the tank provides preheated water to high-efficiency, on-demand, wall-mounted water heaters. The solar system is used to provide hot water for the AcS’s hope lodge center, which opened in october 2008. About a mile from the Dana-farber, the center offers 40 suites for out-of-town families to stay while their loved ones receive hospital care. Solar can be a pricey option. But commercial applications, such as hope lodge and Sophia gordon hall, have a much greater demand for hot water than residential systems, and are therefore able to recover their energy costs faster.
