Brief Analysis on Sustainable Development of Ecologic Communities

Abstract With the increasingly rapid development of housing industry, resource depletion,
environmental pollution and ecological damages are plaguing humanity. Based on the above awareness
of the problem and thinking, and the deep analysis of the problems on the current construction of
residential areas, this paper suggests some specific measures, such as to strengthen ecological residential
area management, to popularize ecologically-safe building design, ecologic community related
knowledge; to formulate a practical and feasible appraisal system; to perfect ecology community social
matching facilities and to establish social sector cooperation mechanism, and propose to construct an
ecologic community pattern with sustainable development from the viewpoint of seeing humanity and
the nature as a whole.

1 Introduction
The Chinese tradition philosophy was particular about “the beauty to unite” since old times, this
may regard as the simple sustainable development concept, But the contemporary sustainable
development concept refers to “both satisfies present generation's request, and does not affect the
development of the posterity’s demanding ability”. The core is development and the basic connotation is
ecology sustainability, which expands to social, cultural, economic sustainability.
Since the reform and opening, our country has entered a fast and the large-scale urbanizing process, the
urban construction is developing at a swifter speed. The community as an important component of urban,
it has direct relation with each person and each family and is extremely important to people's health and
their quality of life. Under such a background, to build new-type ecology communities with good
environment, individual charm and cohesive force has become the focus and the pursuit of both the
domestic and foreign people.
2 The concept of Ecology community
The concept of Human Ecology Community is proposed in the research of “the human and the
biosphere (MBA) plan”, which is initiated by the United Nations Educational, Scientific and Cultural
Organization (UNESCO). The proposal of this brand-new concept and developing model receives global
attention, and so its connotation obtains unceasing development. The so-called ecology community is a
human community following the basic principles of economy, focusing on the two subjects-environment protection and resource economy and depending on modern science technology. It is
established in a certain time and space with the knowledge of ecology, environment protection, building,
area development strategy, information, biology, resource usage and systematical methods. It is a
community where the society, economy and the nature will get sustainable development, the material,
energy and information will get highly-effective use and positive recycling, the humanity and the nature
will get harmonious coexistence. It should be instructed by the idea of sustainable development, respect
the objective law that the nature, society and economy develop coordinately.
3 The characteristics of urban ecology community construction in China
China is a developing country, with low per capita GDP and a large population. The 21st century is
precisely the developing time for residential buildings, the demand is huge, all the national conditions
lead to following characteristics of Chinese community construction:

3.1 The large quantities of construction
China has been at a phase with residence construction developing fast. The ratio of annual housing
construction quantity and the total existing housing quantity is 4. 36%. Chinese architecture industry
including representative housing has kept a high developing speed in the past 10 years. The national
annual mean of completed housing is up to 459,000,000 m2, The nation average personal space had
surpassed 10m2 by the end of 2000. The World Bank has forecasted: When the national average personal
GDP amounts to 800 dollars, the housing industry will possibly enter a fast-rising period. According to
this predict, the residential building in China will possibly enter a fast-rising period within a number of
future years.
Therefore community construction in China, with opportunities as well as challenges, has to make a
breakthrough of residential environment by ecology communities under suitable technology supports.
3.2 The little investment
Residential buildings are large-scale constructions which cost relatively less than public buildings.
Even if there were the residential project with high investment, it has no common significance. So the
top and expensive technologies cannot be widely used in the ecology community construction.
We can see from the practical applications of ecological technology, high-tech ecological technology
was mainly used in big public buildings, while low-cost request in residential construction limited many
technologies, and therefore the housing industry has become a special research area on technical design
of ecologic buildings.
Moreover, the GDP per capita in China is still at a low level, and the housing quantity per capita is still
the lowest. In such a condition, the investment on residential buildings is even less, it is impossible to
use new technology in residential buildings. The practice indicated that the expense when using high
technology is generally several times to dozens of times when using common suitable technology.
The large expense of high technology, the supplemental conditions and the asking for special service
and fixing personnel limit the possibility of its common application in ordinary communities.
3.3 Ecology building is a newly emerging thing in China
The ecology building is still a newly emerging thing in China. It is spread to our country in the late
90s, and it has got promotion and development until the 21st century. The ecology community start even
later, the corresponding ecology technology was not mature, the application and the management were
insufficiently experienced, lack the design and the technical management personnel, the necessary
product can’t get in domestic factory, it relied on the import.
3.4 The immature social system for high-tech ecology residential areas
If compare China's resources and development condition with developed countries, it can be found:
As China's population size, resource ownership, economic strength, education and other aspects have
problems and shortages, to realize ecology residential areas in China needs more efforts and more cost
than other in countries. Western economy has developed to a high level of social and social material
extremely rich, high labor productivity, rational industrial structure, and high-tech has become a
relatively simple and feasible. As China is the world's largest developing country, labor productivity is
not high, unreasonable in some degree of rational industrial structure, lack of social and material, only
the light of local conditions to with is the ecological construction development direction. Only develop
appropriate building technology is the direction of ecologically-safe building technology With Chinese
characteristics.
4 The problems of ecological residential construction in China
There are a few big errors in current ecological understanding of the concept of residential areas. It
can be summed up. It is necessary to cause related persons’ attention. Let the ecological residential area
really develop on the track of healthy development.

4.1 Ecological concepts remain in the lower level at present
In fact, the "ecology" is not only refers to settlements outside the green environment, is not only
can be solved by more green, it needs to use system idea to resolve the ideological and planning for
residential areas, residential comfort, energy saving, and the natural ecological and some ecological
problems in the community, is the results of integration of multiple technologies and ideas.
4.2 Ignored the use of appropriate technology, made ecological residential area into a high-cost
settlements
According to the China's national condition, at this stage should be suitable for China's national
conditions to promote the "ecological" building, rather than the pursuit of high standards of the full
range of ecological.
4.3 Only concerned with technical environmental dimensions, but neglect of social and economic
environment level
At present, all localities have introduced eco-residential building elements and technical details,
some experts are also studying the ecological residential area of the evaluation system, but all of these
are only pay attention to the ecological residential area should have the technical and environmental
dimensions, but the concern on people's psychological, emotion and a lot of demands and so on are not
enough. Not only fully ecology can really achieve sustainable development.
4.4 It shows less attention through the design and planning
Good design and planning not need a lot of money, but can get good ecological benefits. How to
achieve natural ecological and socio-economic sense through the planning and design should be the
architects ‘most important issues which can be done step by step.
4.5 Not effective in creating a domestic internal work on the ecological environment
Sunshine, ventilation, the use of function, structure distribution, the indoor activities line, and
privacy and so on, can not meet ecological and requirements of using and comfort.
4.6 No authoritative assessment of the ecological system of residential areas
Ecological residential area of the building to a large extent dependent on its evaluation index
system established, however, there is no a set of common domestic and authoritative assessment of the
ecological residential area standards. Currently, only the Ministry of Construction "ecological
construction of residential quarters points and Technology Guide", initially proposed a residential area
of eco-systems related to evaluation index, but its failure to complex ecosystem theory as a guide, the
ecological residential area in the understanding of content on a one-sided.
5 The sustainable development strategies in our country’s ecology communities
5.1 To strengthen the ecology community management
The essential factor of ecology community is the environmental management system. It is the
important part of community autonomy. The environmental management system should not need the
independence from the community management structures, but should integrate the environmental
management in the daily management of the residents’ committee.
The environmental management should have the definite goals and responsibilities as well as the
necessary organization, personnel, the fund, the facility guaranteed; what’s more, it should have the
activities of the environmental protection, the self-examination, the correction and the improved
institution.
5.2 to popularize the Ecologically-safe building design knowledge in the construction areas
The Ecologically-safe building design is the new concept in our country. Therefore, many
professional designers are not familiar with it. The Ecologically-safe building technical knowledge has

not popularized. Owing to not having provided the Ecologically-safe building related course in the
majority universities, this has limited the ecology community development. The urgent matter is to
popularize ecological construction knowledge, to open the related curriculum in the universities. The
present students are the designers in the future. They accept the ecological thoughts and master ecologic
building knowledge so that they can promote the development for the ecology community. In addition,
we should give training to the jobholders in order to spread the ecology community around the country.
5.3 To formulate the practical and feasible appraisal systems
The practical and feasible ecology community appraisal system is not only the model for guiding
the ecology community designs, but also the standards of the ecology performance fits and unfits
qualities. The ecology community development cannot leave a set of practical and feasible appraisal
standards. Therefore, to formulate a set of practical and feasible ecology community appraisal system is
an important component of the ecology community constructions.
5.4 To spread ecology community knowledge in the society
Many current areas have the “ecology” for its name. However, what kind of area is the ecology
area? Few people know what advantages the ecology areas bring for the communities. Some people
thought the areas afforested green, so it is the ecology community planners, the property developers and
the home buyers to the ecology plots are unclear to their concept of the ecology community. What’s
more, even it has the erroneous zone in the understanding. The entire society was insufficient to the
ecology community’s understanding. The Chinese ecology community’s development needs to
popularize the ecology community knowledge to the society.
5.5 To perfect social matching facilities of the ecology community
The ecology community is likely a cell in an urban. It makes great contribution to the civic
environmental improvement and culture savors aspects. Meanwhile, its own survival and development
also rely on the urban society. The normal operation of the ecology community depends on the social
perfect matching facilities. For example, currently, on the aspect of garbage disposals, our country’s
ecology community makes the requests for classification and the centralism collection to the community.
But the trash transportation and final processing must depend upon the towns’ trash processing fields.
Some of the ecology communities do not set up the sewage treatment system, these residence sanitary
sewage relies on the processing of the urban sewage treatment plants. The communities which are
equipped with the sewage treatment facilities rely on the society to solve the problems of the processing
sewage. Etc.
5.6 To establish social sector cooperation institution
The ecology community in overseas is the non-profit environment organization. But it takes gains
as the goal commodity in our country. In Canada, the green community is defined as environment
organization which takes the community services, makes non-profit as its goal and has the
multi-partners. The green community has the consummation facilities as well as kinds of accessorial
service measures. The partners include the local government, the electric power, the fuel gas company,
the financial organization, the enterprise organization as well as the government proxy and so on. The
collaborators support the green community by adopting different ways. They may also provide the fund,
the commodity, the service, the market, and the consultation, the approval, in addition to contacting
other collaborators. Though green community, collaborators conform their resources, skills, knowledge
and activities. Thus, it has a bigger benefit. The green commodity makes great progress by promoting
the community cooperation and providing practical services and the consultation.
China is still lacked the corresponding measures that organize social various departments in
coordinated cooperation and promote the ecology community constructions. We should unify our
characteristics to pursue a pattern that suits china’s organization society departments to promote the
cooperation of ecology community constructions.

6 Conclusion
The ecology community's construction is includes various disciplines to achieve the goal which the
humanity lives together and to need to carry on, the whole, the synthesis construction comprehensively
together, is causes the person and environment each aspect obtains the balanced construction. Plans and
constructs the sustainable development the ecology community to take a huge system engineering,
included the society and the economy, disciplines and so on nature and science. Various departments
coordinated cooperation construction systems engineering in our country important especially obviously.
This article in aims at our country present ecology community construction present situation existence
question in the foundation, proposed the ecology community sustainable development's corresponding
measures, perform by the time in the concrete practice to apply, instructs the ecology community the
sustainable development.
