Experience in the industry
We construct in accordance with Scandinavian
standards. We operate on the Polish market as
a general contractor of commercial investments
and as an office space developer.
Combination of extensive experience and specialist
knowledge allows us to create spaces that bring
together the highest quality of execution and innovative
solutions. Our operation also involves our age-old
tradition of being faithful to such values as transparency,
responsibility and ethics. By listening to the needs of our
clients, we can offer them a wide range of services in
general contracting - from renovation, adaptation and
rehabilitation to “turnkey” executions. We also execute
investments in the Design & Build (D&B) formula.
Upon the request of our clients, through our own
design office, we combine design works with general
construction. Both with designing and construction, we
rely on proven solutions - in the scope of technology as
well as materials.
Buildings designed and built by Skanska are done in
accordance with a sustainable construction policy.
Thanks to a wide range of green solutions applied in
the constructed facilities, it is possible to reduce their
operational costs. This means that the facilities use less
energy and water, they are more comfortable, healthier
and serve their users better and above all, they have less
impact on the environment. Skanska facilities have LEED
Certificates (Leadership in Energy and Environmental
Design), which shows that our company ensures the
best and most healthy working conditions for their
tenants.
For many years, Skanska has been a valued contractor
of public buildings, including state administration
facilities. Many of them are investments financed or cofinanced with EU funds and ones whose high quality of
execution must be accompanied in strict adherence to
the schedule and cost-monitoring. Previous executions
of state administration buildings confirm that we take
pride in reliability and timeliness with simultaneous
optimization of construction costs.
Our extensive experience is enriched further by investing
in the construction of conference and office facilities. In
the construction sector, the company has executed such
projects as: office complexes Kapelanka 42 in Cracow,
Silesia Business Park in Katowice, Grunwaldzki Center
in Wrocław, Malta House in Poznań, Green Horizon
in Łódź and one of the flagship projects – Złote Tarasy
office, retail and commercial complex in Warsaw.
Furthermore, we were the contractor of Sosnowiec
Science and Technology Park, seat of the Polish Social
Insurance Institution (ZUS) in Łódź, the Data Processing
Center in Radom in addition to the Regional Court and
the Voivodeship Administrative Court in Poznań.

UBiQ Business Park in Poznań
The UBiQ Business Park is a complex of three office buildings and
commercial facilities. The first (A) is a historical barracks facility a former casino that has been renovated and adapted to office and
commercial functions. The second building (B) is an office facility that
has been equipped with an underground parking lot for 40 vehicles.
The third facility (C) is a cultural pavilion. The complex is located in the
area of a former barracks unit that - in the interwar period - housed,
among others, the 15th Poznań Cavalry Regiment.
Due to the fact that the facility has been entered in the
register of historic monuments, all works had to be
executed under the supervision of a conservation officer.

Regional Development Agency
in Łódź
We executed an adaptation thanks to which the historic facilities
of a factory and residential complex gained a new, lavish appearance.
The renovated spaces have become the seat of the Łódź Regional
Development Agency. Within the framework of the commissioned
works, we reconstructed, extended and renovated the complex for
the Agency’s requirements. The 3-story villa with a surface area of ca.
550 sqm and a height exceeding 10 m was adapted to function
as exclusive offices.

Due to the historic character of the complex, it has
been reconstructed with the preservation of individual
architectural details.
Kapelanka 42 in Cracow
Kapelanka 42 was our first project executed in Cracow and at the
same time, one of many of our facilities characterized by concern for
the natural environment. This modern A-class office complex consists
of two buildings. Like other Skanska projects, it was constructed
with principles of sustainable development in mind. This has been
confirmed by certifications of LEED system at Gold level and EU
GreenBuilding. Each building has 9 floors and 3 underground ones.
There are also almost 400 parking spaces available for complex users.
The wooden elements and products based on wood used
in the facility come from certified plantations (FSC).

During construction of office facilities, we work with state-of-theart construction technologies and we use integrated BIM processes
(smart design information management).
Due to our operations, in 2009, the first environment certificates
for buildings in the LEED system (Leadership in Energy and
Environmental Design) were awarded in Poland. The Atrium South
office building at al. Jana Pawła II in Warsaw is our first office
building in Poland certified at silver standard. We have executed
many office projects that could be deemed as model ones.
We have references that allow us to participate in tenders for
certificated projects.
For many years, our policy has been based on environment-friendly
operations. We have implemented an integrated management
system for compliance with the EN-ISO 9001, OHSAS 18001
and ISO 14001 standards. This is confirmation of our quality and
compliance with standards in the field of health and safety at work
in addition to environment protection.
We have our own design office, which ensures the proper execution
of the investment in the Design & Build (D&B) formula.
Our offer includes services in the scope of design, production and
the assembly of steel structures. We execute orders that meet the
needs of the largest concerns in the world. We process from 600
to 800 tons of structures monthly. We hold the Certificate of Steel
Structure Manufacturer issued by the Polish Chamber of Steelworks.
We are one of the signatories of the Cooperation for Safety in
Construction – an initiative aimed at eliminating fatal accidents
at construction sites. This Cooperation has been established by
the largest general contractors in Poland.
We consider issues of health and safety at work as important
as keeping deadlines and budgets. We work in observance
of safety at work standards that are binding for all Skanska
constructions throughout the world. Human health and safety
is the top priority for us.
Silesia Business Park in Katowice
The complex of four A-class office buildings with a two-story parking
lot is located at Chorzowska St. in Katowice, the main artery of the
city. Silesia Business Park is a modern business center with a total area
of 48,000 sqm, and it has been awarded a LEED Gold certificate. Each
of the buildings offers 12,000 sqm of rental area and comprises twelve
floors above ground level. Due to its original façade, the complex
became a recognizable architectural landmark of Katowice already
at the stage of its construction.

Raben office building in Gądki
near Poznań
This modern office building with high technological standards has
been constructed in Gądki near Poznań. It is our first facility executed
in accordance with the Feng Shui concept. The building is an office
of the international logistics concern Raben. The investment included
construction of a four-story office building with a basement, a parking
lot with almost 300 spaces, roads, walkways in addition to elements
of infrastructure and small architecture.
The facility was accepted in the European Green-Building
Program. It is a standard available for non-residential
buildings, in which the total energy use should be 25%
less than national standards.

Office building for the WFOŚiGW
in Łódź
This modern building is a combination of contemporary workspace
and a place for promoting eco-minded ideas. The executed office
building was designed using a low-energy standard. The facility
includes a technologically advanced and innovative installation that
uses renewable energy sources.The venture involved the construction
of a four-story commercial and office facility with an educational
function. The first part of the building is an example of a modern
and energy-efficient office, and the second one houses an exhibition
hall combined with a conference room and outdoor educational
nature trails.
134 photovoltaic cells have been placed on the rooftop
and the south façade of the building.There are also
6 solar thermal collectors in the area of the facility.
