TRENT UNIVERSITY Facilities Management - Project Summary July 19, 2016 Otonabee Residence Roof Replacement This long-overdue project will see the full replacement of the Otonabee Residence roof, with a vastly improved insulation system. The original ‘terra-red’ roof colour is being replicated. This project will be complete by the end of August 2016. Bothwell-Accurate is the contractor performing this work. Wallis Hall Residence Conversion As announced by Leo Groarke last month, this year’s incoming Undergraduate cohort requires additional residence spaces by the first week of September 2016. To this end, the third floor of Wallis Hall, Traill Campus, is being converted back from Graduate Student office space, to residence space. Although the existing rental apartments will remain as-is, the former Graduate Student offices will be converted back into single bed residence rooms. This change will require addressing multiple building and fire code requirements, along with the addition of shower facilities. This project must be completed by August 29, 2016 with a General Contractor tender closing on July 27, 2016. The third floor of Wallis Hall will be hoarded off as a construction site beginning July 29, 2016. Champlain Residence Exterior Doors The ground floor entrance doors in the Champlain Residence Towers are well-past their expected useful life. These exterior doors, in all of the towers, will be fully replaced. Approximately half of the doors will be replaced this summer, with the other half being replaced next summer. This construction contract has been awarded to Mortlock Construction Inc. Health Services Renovation In support of our students, Student Health Services is expanding its clinical space within Blackburn Hall. As a result, major renovations are taking place that will include HVAC enhancements required for the planned clinical use. Kawartha Capital Construction is performing this work with a completion date of the end of August 2016. Blackburn Hall Electrical Supply In anticipation of the Arena and the Research Park projects, the Peterborough Utilities Commission (PUC) is upgrading elements of its power supply grid, just south of Trent, on Water Street. Blackburn Hall is currently fed, exclusively, from an old system that is being sunsetted as soon as possible by the PUC. As a result, Trent must upgrade the service from Nassau Mills Road to Blackburn Hall. The scope will include underground ducting and replacement of the transformer on the south side of the building. This project will be tendered and completed before freeze-up. Student Centre This project is well-underway and construction completion is planned for September 2017. Aquicon Construction Co. Ltd. Is the constructor, with Teeple Architects in the role of prime consultant. MNR Portable The Ministry of Natural Resources (MNR) has been a tenant at Trent University for many years, occupying space in the DNA Buildings and being co-located with our Grounds operation. Due to their need to hire and/or relocate, on a temporary basis, approximately twenty employees to their offices, they are in need of space. The MNR plans to install a portable office unit behind the DNA Buildings to house the resources that they require over the next couple of years. MNR will be responsible for this installation with oversight by Trent University, of course. LEC Podium Stairs The outdoor cement stairs that rise north-to-south on the east side of the LEC Podium are in need of repair. Water currently penetrates separations that have developed between the stairs and the podium wall. This has resulted in some structural concrete decay under the podium. To make matters worse, there is a major mechanical room underneath the stair and podium structure that sees ground water accumulate in it. The engineering design work has been completed, and this project will go to tender for completion in 2016. Faryon Stairs The large set of outdoor stairs that rise from Nassau Mills Road to the east end of the Faryon Bridge are desperately in need of repair. Over the past few years, temporary patching of stair treads has been undertaken, but the situation has reached the point where a more comprehensive approach needs to be taken. These stairs are of the same vintage as the bridge, itself, so there is some requirement to preserve the look of the structure, as best we can. These stairs also serve as the ceiling and walls of a major mechanical room, beneath them, known as ‘East Side Services’. Given this fact, great care must be taken in repairing these steps to ensure that the integrity of the structure and the water barriers are maintained. Village on Argyle Trent University and The Village on Argyle, also known as the “Old Bible College” have entered into a lease agreement that will see Trent lease 60 rooms for Fall 2016. This additional capacity will help Housing meet the demand for residence rooms created by some successful intake results. Facilities Management is neither involved in the required leasehold improvements, nor the ongoing operation of this building. We are, however, helping provide oversight to ensure the space meets Trent residence standards. Front Entrance Landscaping You may have noticed the newly-installed rustic cedar rail fence at the front entrance of the Symons Campus. Here is the tale… In order to both clean up some overgrown brush, and improve the sight lines between the Blackburn Hall bus stop and the traffic lights at Water Street, the Grounds crew cleared this area. This activity exposed the stone structure that exists beneath. Trent’s Archaeology Department determined that this is likely the foundation of a building dating back to the mid-1800’s. Given the heritage significance of the site, the Archaeology Department will revisit it, next summer, to perform a field study. Once this study is complete, the area will be restored in such a way as to be respectful of the findings and make the area safe for pedestrians. Front Entrance Pathway As the London Property Buildings have developed on the west side of Water Street, one can see that pedestrians have worn a logical pathway from the Blackburn Hall bus stop, to the traffic lights at Nassau Mills Road. In order to improve service and safety for staff and students, this worn path will be replaced by an asphalt path, with lighting. Once complete, this path will be maintained, year-round, by our Grounds department. This project has not been tendered yet, but we are targeting completion before the end of August. Orange Lodge Building The Orange Lodge is the old brick structure located on the East Bank between the Rowing Club and Nassau Mills Road. This building is currently unusable, and is full of items to be disposed of. We are currently having two massive honey bee colonies humanely removed from the building, so that we can empty the structure. Once emptied, an Engineer/Architect team will inspect, and provide input and recommendations regarding restoration and/or move & restoration options. There is great interest, and concern, in the broader community with respect to saving this structure. More news will come of this project later in the year. Grounds Operation Move Consultation is still underway regarding this initiative. As previously communicated, the City of Peterborough will be deeded the land that Trent’s Grounds operation currently sits on, for development of their Arena Complex. The Trent Endowment Lands Master Plan is a very precise document that regulates land use on our approximately 1,400 acres. Once a new location that meets logistical and regulatory requirements is approved, we will move forward with this initiative. Alumni Ball Field Move The Trent Alumni Baseball group has played at their Pioneer Road location for decades. Like the Grounds operation, the Alumni Baseball Field must relocate to make way for the City’s Arena Project. In May of this year, a new location was agreed upon with the league. The new field will be at the very South East corner of Trent’s property on the 9th Line of Douro. There will be some civil and demolition work required at the new site. Sound Attenuation – DNA Buildings The large chiller units on the roof of DNA A and B require the installation of sound attenuation barriers per the Ministry of the Environment. We will attempt to undertake this project prior to the end of cooling season. Energy Performance Contract (EPC) – Ameresco This very large initiative continues to progress and grow, as planned. At the end of the two-year process, we will have invested $15.5m in critical infrastructure to reduce energy consumption by $1.5m per year going forward. The following projects are currently complete, underway or awarded: Champlain Academic Boilers (completed in October 2015) Exterior Lighting Conversion – Healey Electric DNA Interior Lighting – DMC Champlain Academic Interior Lighting – Peterborough Industrial Gzowski Interior Lighting – Lancer Electric Champlain Residence Boiler Replacement – Adamson & Dobbin Lady Eaton Boiler Replacements – Mutual Mechanical Lady Eaton Domestic Hot Water Boiler Replacements – Mutual Mechanical ESC, CSB, SC Interior Lighting – Quantum Electrical Submetering – KPC Blackburn Hall Interior Lighting – Quantum Lady Eaton Interior Lighting – Healey Electric These Ameresco EPC initiatives represent just 20% of the intended final scope, budget-wise, of the entire initiative!
