Introduction
The Headquarters Business Park on the north Cornish of Jeddah, SA along Kurnaysh road is
an eco friendly sustainable building owned by one Adeem Al Watania. The headquarters is a 52story mixed-use building consists of two towers that vary in heights and connect by a podium. Its
design was proposed and implemented by Batley partners and constructed by Sabbath engineering
consultant & associates and Saudi Diyar consultants. It is currently ranked as one of the tallest
building in the world creating an impression that citizens are quite gifted in construction and design
of skyscrapers as seen with the Burj Khalifa in Dubai. It is worth to be note that it took six yer to
fully complete its construction hence its quality and durability.
Features
The building is owned Adeem Al Wataniya and developed by Al Khasa both areone of the biggest
commercial names in the business and finance world. It is currently valued at 192 million US
Dollars. It has adopted several iconic features and facilities with the latest global standards as
follows; HVAC, latest and state of the art plumbing system, fire protection systems, electrical and
communication system courtesy of quality engineering services undertaken on behalf of the main
contractor and covering the whole spectrum of MEP trades to a high rise tower with the following
tasks ;

Peer review of an original design and assessment according to value engineering.

Full redesign of the MEP installations including the most sophisticated smart/voice and data
installation.

Medium voltage to low voltage and low current electrical installations.
Other features entail CCTV Solution borrowed from the British security and safety standards, large
parking Guidance Solution, structured Cabling solution, digital Media Signage (DMS), command
Centre Preparation, quick elevator services with the speed of 8 m/s and access Control and Intrusion
Detection Solution.

. Its project located that is located on the Jeddah Corniche with a total built-up area of 170,000
m² consists of two towers, the west tower rising 250 m above the ground , the east tower of 70 m
height on Prince Faisal Bin Fahad Street 13 floors and 9 floors podium area for car parking. The
project features high end finishing and smart systems throughout the building and a helipad on top.
The building is best suited for business persons of all walks of life having many offices clinics and
entertainment facilities which make it multi functional as well. The building is known for its safety
for residence, as it’sthe latest tower in Jeddah, SA to be earthquake resistance. This research
provides enough evidence about the building’s eco friendly aspects such as: reserved water tanks,
rationalization of electricity, and energy conservation. Lastly, this research simplifies the building
materials, spaces and dimensions. At the end of this analysis we shall demonstrate that indeed his
building is an eco friendly and sustainable one as required
Eco-friendly building
An eco friendly building or green building is one that incorporates environmental
consideration into every step of the building construction, operation and maintenance phases. This
building is known for its eco friendly design for many reasons. This is aimed at ensuring
environmental sustainability as has been observed by Headquarters Business Park. First and
foremost, it has an efficient water reserving system; the building’s reserve water tank serves the
building for a period of three consecutive days (SG, 2015, para. 6). The privet desalination station
of 350 cubic meters daily pumping based on contemporary global standards and technologies
purifies the buildings water supply regularly. The second reason, is energy saving and electricity
preservation. It has a sovereign electricity generating station with 14 MWtT built in 6 MW power
stations. The energy saving system by using The Tri-generation solution of cooling and heating,
which CES provides. Hence it is clear that it promotes water conservation by implementing more

efficient water delivery and recycling system through a reserve water tank serving the building for a
period of 3 consecutive days continuously.
The building has incorporated superior air quality through more than sufficient openings
through careful window selection, building envelope air sealing, duct sealing, proper placement of
air and vapor barriers, use of clean energy-powered heating/cooling systems contribute towards an
energy efficient building. The will focus on reducing respiratory ailments and allergies by
improving the quality of in-house air by controlling the contamination source, diluting the source,
and capturing the source through filtration, taking in consideration the well being of the visitors and
occupants .Secondly it has abundant natural light, access to views for and noise control which will
go a long way to benefit the building occupants making it the ideal building to visit, conduct
business, rest and get entertained in for all class of persons. The building is quite efficient in energy
as well through use of renewable energy, such as solar, wind or biomass energy. This is geared to
meet energy requirements can significantly reduce carbon footprints of such buildings. It is
comprised of latest cutting-edge smart technology which allows remote control in many systems
and devices within the building from corner to corner.
The building has no negative impact on the environment because it constructed on environmentally
sensitive lands, with measures taken to restore plant life. Additionally utilizes fewer materials,
through efficient design and elimination of unnecessary finish materials. In addition its operations
promote material as well as water recycling in their operation. The Headquarters Building is known
for its multi functional programs such as: the 256 flexible, luxurious, and comfortable offices that
ranges from 118sqm to 301sqm. The sky villas are consisted of 250 office units that are located in
the west tower. The west tower is 240m high and has 52 floors. Not to mention the presidential sea
view from the building’s see through and heat resisting glass. Sole HQ in the east tower on the other
hand, is 79m high, has 15 floors, and has a more conservative and privet office space comfort. The
second program is the clinics, whichare located in the west tower on the 10th and 11th floor. The
clinic units consist of 24 units with flexible areas from 118sqm to 300sqm. The clinics as well have

a see view but the city view and roof garden are what makes them special. Not to mention their own
privet lobby and entrance. The third and last program is the entertainment facilities, which consist
of restaurants, cafes, health centre, shops, conference, ladies spa, skyscraper panoramic views,
helicopter pod, and a sky garden. The skyscraper panoramic view, helicopter pod, sky garden,
ladies spa, health centre, casual dining, shops, and conference are all located in west tower and
range from 650sqm to 1,700sqm. The roof garden on the other hand, is located in the podium and is
over 1,200sqm.
The buildings materials that were used to create it were pure concrete and steel. “The
architectural height is measured from the level of the lowest, significant, open-air, pedestrian
entrance to the architectural top of the building, including spires, but not including
antennae”(Council, Buildings, & Habitat, 2016)is 235.9m. “The height is measured from the level
of the lowest, significant, open-air, pedestrian entrance to the highest occupied floor within the
buildingis 211m” (Council, Buildings, & Habitat, 2016).
In conclusion, the building has successfully made all manner of efforts to prevent against
environmental degradation, energy inefficiency and fossil fuel depletion by among other reasons
promoting energy security demonstrated by LEED registration which will promote a sustainable
environment beneficial to both owners and users. These benefits are but not limited to Lower
development costs, lower operating costs, increased comforts, healthier indoor environment quality,
and enhanced durability and less maintenance costs are hallmarks of a typical green building.
