Nedbank Newtown Campus is to serve as the primary anchor tenant at Newtown Junction.
The building is located on a historic brownfield site in the Johannesburg Central Business
District.
Sustainable building features include:

Energy – the project is estimated via
modelling to save 48% of energy against
a standard regulatory compliant building.
This will be achieved via efficient chillers,
low lighting density with an average value
of 4.3 W/m2 and smart controls such as
lighting occupancy sensors. Reduced stress
on the power grid is to be achieved by a 21%
reduction on peak load due to the use of
thermal storage.
Materials –Cement content will be reduced
by 13.4% via the reuse of non-hazardous
waste as a cement extender, 93% of all steel
will be from recycled sources; over 50%
of wood will be purchased with a chain of
custody from sustainable forests.
Water – A 31% overall reduction of
potable water is estimated over the industry
baseline via efficient fittings.
Indoor Environmental Quality is a priority
for occupant health and productivity with a
100% designed improvement over regulatory
requirements for fresh air rates. PVC within
plastics and VOCs within paints will be
minimised to avoid the release of pollutants

INDOOR ENVIRONMENTAL QUALITY
Emissions - Emissions into the
atmosphere will be made by ensuring
that zero Ozone Depleting Potential (ODP)
materials are used in insulation composition
and manufacture. During energy shortages
the back-up generator will comply with best
practice emission standards.

Transport – being within the mixed used
development of Newtown Junction Centre
allows reduced travel needs for amenities.
The site location utilises existing public
transport links. Priority parking for Low
Emitting Vehicles will reward and promote
more sustainable vehicle use.
