ABSTRACT
Our project is essentially a Recommender
System (RS) which increases the probability of
the transaction culminating into a successful
one. It allows the sellers to have a portal where
they can provide a listing of their properties.the
buyer can narrow down his choices
considerably by providing a set of criteria.The
host system first obtains and stores the records
pertaining to the different properties.These set
of records can then be searched from a remote
terminal associated with a potential buyer. The
results of this search are then modified by
using the concepts and techniques of data
mining. The system allows for evaluation of
the potential buyers by calculation the
possibility of them taking a particular decision.
At the same time, it also provides the buyer
with the best choices based on collaborative
filtering or content-based filtering.
1. Introduction
The project essentially aims at cutting down on
the time required to conduct a search of the
listed properties while at the same time
increasing the relevancy of the displayed
results. Its main objectives are to facilitate easy

and relevant search of property listings and to
increase the reach of the potential buyer.
The system is designed to be easy to update
and simple and quick to use. The potential
buyer need not register to look through the
listings- registration is done only if he is
interested in one or more listed properties.
The system uses classification to predict which
options will be better suited for the particular
potential buyer from amongst those matching
the supplied criteria. At the same time, it helps
the seller to get an idea about the possibility of
the transaction culminating successfully.
Traditional systems of real estate management
lack efficiency when it comes to large scale
real estate transactions. Our project is aimed at
reducing the hurdles posed by element of space
(namely the geographical location) and at
maximizing the relevance of the search results
provided to the potential buyer.

Buyer Registration: Buyer registration
module is used to register new clients
which is completely optional, there are
two types of clients like Residential and

his preferences and budget. This data is
used to match the property from the
database. Other facilities include in
module like View all records, search

checker.


Google Maps:A Google map is used to
locate the property of the seller. Client
can easily understand the location of the
property and its environment before
buying/renting it.
The existing system is manual system. Here the
purchaser have to contact the broker, or in
some cases the owner for their property by
visiting them or by the phone enquiries.
They need to spend time for their work. The
property cannot be seen from faraway places;
instead people have to personally visit them, so
searching all places is a tedious option.
The cost expenditure becomes very high. There
is lot of paper work involved in such kind of
deals, due to broker, agents, subagents etc.

difficult.
3. Features

Property Registration: This module is
used to register new property details,
there are two different types of forms

Automatic Email to Seller: The
second the user is displayed the listings
based on his search criteria, an email is
sent to all those sellers whose properties
are listed on the aforementioned listing
page. This email contains the name and
contact number of the potential buyer.


Login: User must provide their user
name and password to get access the
system, system validate user name and
password. After successful login system
will captured login date, time and allow
to accessing the main screen and menu
options
as
per
user
type.


Main Menu: After successfully login
system display main screen with
available menu option to the user as per
rights. It also display user name, last
logged in date, time in bottom of the
screen.

Password Recovery: In the event of
the user forgetting his password, a new
randomly generated password is sent to
his secured email account.


A naive Bayes classifier assumes that
the presence or absence of a particular
feature is unrelated to the presence or
absence of any other feature, given the
class variable. Clustering – is the task
of discovering groups and structures in
the data that are in some way or another
"similar", without using known
structures in the data.
Naive Bayes classifier will arrange the
property search according to the
probability of being bought by the
buyer or tenant.
Tenant will get the property at the best
rate so that he don’t need to search for
more properties
Property buyer will get satisfactory
results on property search according to
his/her needs within fraction of
seconds.
4. Naive Bayes classifier
 A naive Bayes classifier is a
simple
probabilistic classifier based
on
applying Bayes' theorem with strong
(naive) independence assumptions. A
more descriptive term for the
underlying probability model would be
"independent feature
model".

Email verification-email verification will
be done by sending a random number
on provided emailID which wouuld be
generated by the website. Number
should be entered by the seller while
getting registered. This will verify
the emailID of the seller.
It can be also implemented in different
cities with the same working schema.

7. Conclusion
Real Estate websites have become an integral
part of Property buyers/sellers. It is used in day
to day lives. It is a search service that makes
easier to dig out information about interested
property. It acts as a savior for people who are
looking to save time i.e., property information
is available in a short span of time. Today, any
person can search for number of properties to
buy or to sell or to rent. Many real estate
websites are being developed, organizations are
coming up with some of the best improved
property management websites. Hence one can
understand the importance of real estate
website. Real estate website aims to find results
according to the interested buyer/sellerquery
,results that are usually accurate. The search
field find specific information in few seconds
making it more user friendly. Property owner
can make the location of the property possible
on the website so that the interested client can
see the location of the property using Google
maps
