Context:
 The shopping centre is expanding and it is expected that this will lead to higher electricity
consumption. Greater consumption has economical, reputational and environmental
consequences.
Trigger:
 Management have set an internal energy efficiency target of 15% per annum
 The centre’s current electricity contract is due for renewal this is likely to result in more
expensive electricity
 The centre is planning a large redevelopment which is expected to increase electricity costs
by 10%,
Question:
 Should the shopping centre invest in a co-generation system?
Response:
 Yes, the installation of a co-generation system will be expensive but will have significant
energy efficiency benefits:
o Lower GHG emissions from using natural gas instead of grid electricity
o Provides a cheaper supply of electricity
o Off –peak electricity can be pulled from the grid when it is cheaper and electricity
generated on site during peak times
o Electricity can be generated onsite and on charged to tenants at the grid price
o Generation at site will provide the centre a degree of security against rising energy
prices
 The price for feeding electricity back into the grid will have to be established
 Air conditioning is a major user of electricity in shopping centres, the efficiency of the
chillers themselves could also be looked at as an energy efficiency opportunity
 Setting and publicising energy efficiency targets is a good way to focus energy
improvements

Context:
 The current electricity system is adequate but is inefficient; this is creating financial and
environmental impacts.
Trigger:
 Reliability of supply is becoming problematic
 Power blackouts are reducing productivity and leading to higher GHG emissions
Question:
 Should the mine invest in an expensive system upgrade in order to improve the reliability of
