1. Where will my house be advertised?
 We advertise our properties primarily on the internet because that is where most people are
starting their house searches.
 We post your house on Zillow, Trulia, the CRMLS (California Regional Multiple Listing Service
database that other Realtors use), the KALEO website (www.KALEORealEstate.com),
Facebook, Pintrest, Google+, Twitter and Instagram. We will often pay (at our expense) to
“Boost” your house on Facebook to increase the number of impressions your house gets.
 We will also create a personalized website designed specifically for your house. You can find
it at www.YourAddress.com. The website URL will be printed on the sign rider that hangs on
the For Sale sign in your front yard.
 Your house will be advertised internally with KALEO Realtors who will reach out to buyers
they are working with. Our agents will contact local brokerages who might have clients
interested in that neighborhood, city or price range.
 KALEO Real Estate Company has an in-house Marketing Associate with a degree in design
who creates unique flyers. Many Realtors use Microsoft Word Templates for their flyers. All
of KALEO’s Open House, Just Listed, For Sale and Just Sold flyers are completely unique! This
will make your house stand out!
2. Where can I find my house on the internet?
 If you Google your home’s address, then you will find your house on: real estate websites
like Zillow, Trulia, RedFin and miscellaneous brokerage websites. These brokers are not listing
your house, they are feeding the data through their website.
 You will also find it on social media: Facebook, Pintrest, Google+, Instagram and Twitter.
 If you want your home excluded from the internet, the MLS, or specific social media
websites, then let us know. We understand that you might have privacy or information
distribution concerns and we will honor that.
3. Will you hold open houses?
 Yes! It is our policy to hold open houses because that maximizes the number of people who
see your house on the market. We will go door to door in your neighborhood and invite them
to the open houses. Oftentimes, people have family and friends who want to move into the
same neighborhood as them.
 If I don’t personally work the open house, then I will arrange for another KALEO Realtor to
work it. We will promote the open house online on social media, Zillow, the MLS and more!
4. Will you mail postcards?
 Typically, we review how your marketing goes with open houses, social media and doorknocking your neighborhood, before doing postcards. Sometimes a house sells before
postcards can be printed!
 In our brokerage, those types of marketing campaigns have been more successful than direct

mailers, and are more environmentally friendly. However, if you would like, per your request,
we can mail out postcards.
How will my house be shown? By appointment?
 Your house will be shown however you want it to be shown. Ideally, your house is available
for showings all day, 7 days a week. You dictate when and how your house is allowed to be
shown.
 We do not want to advertise your phone number to the public, so we will be your
middleman. The chain goes from you, the Seller – to your KALEO Agent – to the Buyer’s
Agent – to the Buyer.
 We will notify how and when Buyer’s Agents can bring clients by. We understand that if you
live in the house, you might not want it open to potential buyers at all times. We respect that
you as the home-owner has the right to when and how people see your house. We can set it
as 24 hour notice only or between certain hours like 4-6pm Monday-Friday.
 KALEO Realtors use a security device called a Supra to make the showing of your house
streamlined, safe and documented. The Supra is a lockbox with a key inside that documents
when the key has been removed which means we have a record of all entrances to your
home. Only licensed Realtors can have a Supra Key that grants access to the lockbox so the
public can not access it. A Supra is put on a house that is vacant or unoccupied.
What should I expect after 2 weeks on the market?
 That your house is sold! If your house hasn’t sold or had any offers, then we will be keenly
aware of the open house traffic and requests from buyer’s agents to show clients. If those
appointments have dwindled down, then the price may need adjusting. Given today’s
market, a properly priced house should sell within 2-4 weeks.
 If your home is on the market after 2 weeks, your KALEO agent is still actively advertising and
reaching out to potential clients and colleagues about your house. Our online advertising
happens daily.
Will I receive updates on showings and open house?
 Yes! We want you to be updated. Choose your update of choice: in person, voicemail, phone
call, email, text or any other method and we will get you an update of the showings, open
house traffic, and the general response of buyers to your home.
How do you help me with screening offers?
 If we have an offer submitted, the hope is that the buyer’s agent is responsible in submitting
documents like a lender pre-qualification, credit reports and more. With multiple offers, your
Realtor will gauge the financial strength and emotional commitment of a buyer.
 The financial strength matters because even if a buyer loves the house, if it is out of their
price range, the loan might not be funded.
 An emotionally committed buyer is a buyer that is attached and invested in making the sale
close. An emotionally committed buyer is motivated to work through the impasses of escrow,

request for repairs, termite, and other complications that may arise.
 You need both: a buyer must be emotionally committed and have financial strength for a
deal to close.
9. How long of an escrow can I expect?
 A standard escrow is 30 days which is the length it takes for a lender to get the buyer a loan.
 A cash purchase might be from 14-21 days.
 On August 1, 2015, there will be nationwide changes to lending regulations through the
Consumer Financial Protection Bureau and RESPA. This will most likely lead to escrows lasting
closer to 45 days as lenders and escrow adjust to the changes.
10. How long do I have to move out once escrow closes?
 When we accept an offer, I typically will recommend putting in the contract that you will
move out after escrow closes plus a few days. This creates a buffer window so that in the
worst case scenario and the offer falls through, you won’t be moved out of your house.
11. Will I have a clear termite report?
 Termite clearance is not a California state requirement to sell your home.
 It is common for agents to request on behalf of their buyers a clear termite report. I
recommend getting a termite report so you know the cost of repairing any termite damage.
 If you have multiple offers and do not have to do a termite clearance, then you would save
money. But knowing the cost of repairs ahead of time can make offering repairs a leveraging
point in negotiations, so it is good to have an idea of what the repairs would be. It is
recommended to have that as an option in negotiation. Your full information of the termite
situation will make you better able to make decisions.
 The cost can range from $80 for the inspection, to several thousand dollars in repairs.
12. Will I have to do repairs on my home?
 Buyers have every right to request as many repairs as they want. You, as the seller, have the
right to refuse any or all those repairs.
 The request for repairs will be written up by their agent and they will submit that to you, the
seller, and me as your representative.
 The best way to see repairs is that they are a point of negotiation. It is not required in the
contract for you to repair anything.
 You can probably expect to pay for some repairs on your home. The cost is undetermined
until the home inspector comes. I don’t recommend that you hire a home inspection
yourself, because the buyer will hire their own inspector who might come up with different
repairs.
13. How long will my home take to sell?
 This depends on a variety of factors: when it was put on the market (what season), what the
inventory in the area is, whether your home is in a desirable neighborhood, what the annual
turnover rate is, and more.

If your house is priced right, then it should sell within 2-4 weeks. The best comparison is to
analyze how long similar homes in your area have stayed on the market.
 If you price a home 20% under market average, it will sell in an afternoon. If you price a
home 20% over market average, then it might not ever sell.
14. How much will you charge me to sell my home?
 KALEO Realtors charge a percentage of the sale price. We charge 5-6%. This is an industry
standard.
15. What is your commission rate?
 KALEO Realtors charge a 6% listing commission. We offer 3% to any agent bringing a buyer.
This is to be fair. Some agents will charge 5% and keep 3%, which means they are offering 2%
to the buyer’s agent. This reduces the buyer’s agent’s incentive to show clients the house.
 There are agents that may advertise a 1% or flat fee commission, but in general, you get the
quality of service that you pay for. Always ask for an item line breakdown of miscellaneous
fees that might be charged. That 1% might be closer to 4% when you add in charges for
online marketing, administrative, processing and other fees.
16. Why should I choose you?
 The selling of a home is a personal experience. You want a Realtor who is competent,
qualified, experienced and will get the job done, but you will be spending countless hours
meeting and communicating with them throughout the process. Choose the realtor that you
like and want to spend time with.
