Rental agreement
 The property will be available from 3pm on the day of arrival and guests are asked to depart by
10am on the day of departure
 Guests to confirm time of arrival in advance with our Apartment Manager in order to welcome
them and handover keys
 The price includes: electricity, gas, linen, towels and welcome pack
 The deposit is fully refundable based on cancellation at least 60 days prior to the planned date of
arrival
 If the hirer needs to cancel within 60 days of the planned date of arrival we will make every effort
to re-book the property, in which case 80% of the deposit will be returned. If the property cannot
be re-booked for the same period, the deposit will be forfeited
 A £500 security deposit is payable on booking to be returned within a week of departure
 The property is let on condition that it is returned at the end of the period of occupation in the
same condition that it was found on arrival. We reserve the right to make a charge for extra
cleaning and any damages if this proves necessary. The apartment will be checked following
departure
 Bookings are made in good faith with the belief that the property will be available to you on the
date stated on the booking form. If, for any reason, due to circumstances outside our control, the
property is not available, we are unable to guarantee provision of alternative accommodation. In
the unlikely event of this happening, the deposit and the balance will be refunded in full and you
will have no further claim against the property owners
 The number of people occupying the property may not exceed eight, unless agreed with us in
writing. Only persons accompanying the named guest on the booking may occupy the property.
The property cannot be re-let or sublet to any other group, party or individual without written
permission from us
 The hirer shall occupy the property for holiday purposes and no other
 Pets are not permitted in or on the property under any circumstances
 The property is a non-smoking environment
 We recommend that you ensure your Holiday Insurance covers loss or damage to your personal
property which you leave at your own risk. The hirer is advised that personal items lost or stolen
are not the responsibility of the owner. The hirer will have a set of keys and will be solely
responsible for locking of the property and the safekeeping of their personal valuables during the
rental period. The owner assumes no responsibility for ensuing that the residence is locked and
secured during the period of occupation by hirer
 The hirer shall report any fault with the property to us to give us the opportunity to correct the
problem directly
 The hirer shall ensure that no member of the party engages in any activity in or around the
property which may cause damage or offence to the neighbours
 We, our Apartment Manager, or subcontractors have the right to access the property at any time
with due regard to the convenience of the hirer for the purpose of property inspection of the
property, and to carry out essential, or routine repair or maintenance work
 Neither we nor any of our representatives can be held responsible for any circumstances beyond
our control including but not limited to, mechanical breakdown, illness, television reception or
failure of any public supply
 In the unlikely event that you have a complaint about the property or its contents whilst on
holiday, it must be reported immediately to us, and we will take all reasonable steps to resolve
the matter. We will have no liability for any complaint submitted after completion of the rental
period
 We regret that we cannot accept liability or pay any compensation where the performance or
prompt performance of our contractual obligations is prevented or affected by ‘force majeure’. In
these terms and conditions of hire, ‘force majeure’ means any event which we or the suppliers of
the service(s) in question could not, even with due care, foresee or avoid. Such events may
include but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or
other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine,
epidemics, weather conditions, government action or other events outside our control
 The rental does not include any personal insurance of any kind for the hirer
 The owners do not accept any liability whatsoever for death, personal injury, accidents, loss or
damage to persons or personal effects however caused as a result of use of the property. It is the
hirer’s responsibility to ensure that children are always supervised properly around the property.
