PROPOSAL
Application for non-material minor amendments to previously approved scheme
(11/00316/REMMAJ) to:
 Car park layout;

AMENDMENTS
Drafting error on site layout corrected.
HISTORY
11/00316/REMMAJ Development of warehouse/distribution centre (Use Class B8) with
ancillary development, parking and service areas. Provision of landscaping and fencing and
construction of footpath cycleway from Brookhill Lane. Approved 18.08.2011.
06/00621/OUTMAJ Development for employment uses (B1, B2, B8) including highway works,
spine road, access off Pinxton Lane, earthworks to form development plateaus and balancing
ponds, drainage, structural landscaping, service infrastructure, paths and cycle routes.
Approved 18.12.2006. Also same application submitted to Ashfield District Council approved
14.02.2007

POLICY
No policy issue as a non-material minor amendment would not impact on policy
considerations
ASSESSMENT
The changes to the approved scheme as shown in this application for a non-material
amendment Include:
Changes to car park layout to provide improved cycle and motorcycle parking with no loss in
overall number of car parking spaces or change to the car park area.
A section of palisade fencing on the eastern side adjoining the yard area is changed from
galvanised steel to green painted (same height, type and position) which can be considered
to be an improvement to the external appearance of the development.
Changes to the main building include an omitted door to the south elevation, changes to
windows to the front office section, repositioning of doors and an extension to the roof of the
entrance feature (joined to the main building). These changes do not impact on the overall
design or appearance of the building.
The Energy Building which is attached to the main warehouse on the southern elevation has
an increased roof height (additional 1.1m) but this is still lower than the main building height.
The Operations Office which is attached to the western elevation has window and door
revisions which match those on the main office area.
The Vehicle Maintenance Unit has changes to pedestrian doors and a louvre inserted on the
eastern elevation facing the main warehouse which does not cause any impacts beyond the
site.
The gatehouse roof is amended to one continuous monopitch instead of a broken monopitch
which creates a more unified building.
Conclusions/Reasons for Approval
Taking into account the size of the development and its location, the proposed changes do
not impact on the principle of the development nor its design and do not impact on its overall
external appearance. The proposed changes are therefore considered to be non-material
minor amendments which can be approved.
RECOMMENDATION
APPROVE as a non-material minor amendment
to the originally approved scheme 11/00316/REMMAJ
with a note that the conditions on the Reserved Matters approval and the Outline Planning
Permission still apply.
