The new Rewardsco building is located in Umhlanga Ridge, Durban in close proximity to the Gateway
shopping centre. It is a new office building for the Rewards Company (tenant) which is co-owned with but
developed by Zenprop Property Holdings. Rewardsco has not taken tenancy on the first and ground floors
and the office areas there have been delivered shell and core. The building consists of Ground + 5 floors of
office over a super-basement containing 3 levels of parking.
The project is one of 6 buildings in a business park. The super-basement is shared with 2 other existing
buildings in the precinct. Rainwater is collected from the precinct to a central reservoir and then
distributed to 5 buildings, including Rewardsco, for use
Sustainable building features include:
At least 83% of the office spaces are likely to receive
continual daylight autonomy of 50% resulting in most
of the work spaces designed to be naturally lit. This
accompanied by daylight and motion sensors in place not
only reduce electrical lighting energy consumption but
will directly impact the productivity and wellbeing if the
occupants.
An XPanel interface controllers within the building
will provide individual occupants control of the lighting
up to 100% of the usable areas via smart phones, tablets
and PC’s. This will ensure that lights are only used
once occupied which saves on electrical lighting energy
consumption.
CO2 monitoring & Control will be carried out through
CO2 sensors connected to the fan coiled units air ducts
within the usable areas which, once CO2 levels reach a
certain level, additional fresh air will be pumped into the
spaces ensuring that people don’t get drowsy.
Rainwater is harvested from a shared attenuation
pond within the precinct which is filtrated and
proportionally feeds into the building servicing the watercooled chiller, flushing of WC’s, urinals and irrigation.
This along with water efficient fixtures (WC’s, urinals,
taps), allows the building to reduce its potable water
consumption.

There is a designated area made available for recycling
of waste for the entire building along with reports
from the recycling waste contractor and general waste
contractor as to how much waste they removed from site
in construction of the building. The building has more than
a 70% of waste diverted from landfill.

A refrigerant leak detection system linked to the
water-cooled chillers will detect any leaks and notification
sent via a sms to the facilities manager.
