PERMITS REQUIRED FOR CONSTRUCTION
The following list of permit types are required for all construction projects.
New School, Replacement, Comprehensive, Additions, Repairs, Alterations, Portables
and Maintenance Projects

If construction trailer(s) are installed, a separate building, electrical (including use of a
generator) and plumbing permit (connected to a sanitary system or holding tank) are
required. If wells are to be installed and/or removed, an electrical permit is required, in
addition to any state permits.
Any subcontractors hired by the CM to perform work under the CM’s license (shall be
within their scope of work allowed by Florida Statute 489) and not required to be a licensed
contractor per Florida Statute 489 may perform this work under the CM’s contractor license.
If the subcontractor’s scope of work is required to be performed by a licensed contractor per
Florida Statute 489, then this subcontractor shall apply for and obtain a separate permit.
The certified electrical contractor may install the fire alarm system and other low voltage
systems if the work is performed by their own personnel but a separate permit is required for
fire alarm. If this scope of work is to be performed by a subcontractor, then the
subcontractor shall obtain a separate fire alarm permit and a separate permit for the low
voltage systems.
The CM or site contractor is required to have a license issued by the State Fire Marshal to
install any dedicated fire lines underground or they have to hire a properly licensed fire
contractor to install these lines (A separate permit is required).
A contractor installing gas piping for an LP Gas System or the LP Tank(s) shall be licensed
by the Florida Department of Agriculture and Consumer Services, Division of Liquefied
Petroleum Gas. Interior gas piping may be installed by a plumbing or a mechanical
contractor
Any contractor hired by OCPS to install items such as IT, Intercom, phones, or audio visual
shall have their own permit. Completion date of these items can affect Certificate of
Occupancy.
Effective July 1, 2011
"Glass and glazing contractor" means a contractor whose services are unlimited in the
execution of contracts requiring the experience, knowledge, and skill to install, attach,
maintain, repair, fabricate, alter, extend, or design, in residential and commercial
applications without any height restrictions, all types of windows, glass, and mirrors,
whether fixed or movable; swinging or sliding glass doors attached to existing walls, floors,
columns, or other structural members of the building; glass holding or supporting mullions
or horizontal bars; structurally anchored impact-resistant opening protection attached to
existing building walls, floors, columns, or other structural members of the building;
prefabricated glass, metal, or plastic curtain walls; storefront frames or panels; shower and
tub enclosures; metal fascias; and caulking incidental to such work and assembly.
