The John Hay High School is a 4-story, 209,000 square foot brick school building located in an urban area. The existing facility does not use modular buildings. The structure of
the 1929 addition is masonry load-bearing type of construction and framed partition wall construction in the interior. The floor system is cast in place concrete. The roof is a
built-up asphalt system and appears to be original. The structure of the 1976 addition is masonry load-bearing type of construction and concrete masonry unit wall construction in
the interior. The floor system is concrete. The roof is a built-up asphalt system installed in 1976. Most of the classrooms are undersized to meet with the current standards
established by the State of Ohio. The overall building is not compliant with ADA accessibility requirements. A motion type security system exists in the school. The building does
not have an automatic fire alarm system and sprinkler system. The ventilation system is inadequate to meet the needs of the users. The school is located on an 8.96 acre site
adjacent to other institutional buildings. The property and playgrounds are not fenced for security. Access to the site is unrestricted. Site circulation is adequate. There is no
dedicated space for school buses to load and unload on the site. Parking for staff, visitors and community events is inadequate.

Facility Assessment
A. Heating System
Description:
The existing system for the 1929 section is a low-pressure steam system. The gas fired boilers were replaced in 1994 are now in good condition.
The existing system for the 1976 addition is heating hot water provided by two gas fired boilers and are in fair condition. The HVAC system does
not provide the required CFM as per OSFC design standards. The system temperature controls are not DDC as suggested by OSFC and are in
poor condition. The facility is not equipped with air conditioning. The site does not contain underground tanks.
