Standard Features and Options

Custom Kitchens
 High quality kitchen cabinets from Kraft Maid, Merillat, or Kompact Kitchen, Wolf, or
Medallion. Lots of choices!! Oak cabinets are standard, but as you can see, a wide variety of
options are available. Please visit the above manufacturers websites to see what is available.
Warranties on the kitchen cabinets vary from five year to lifetime.
 Laminate countertops are standard. The homebuyer can choose to upgrade to granite
countertops. The man-made quartz countertop products such as Silestone or the equivalent
are also available. Solid surface (i.e. “Corian”) countertops also available.
 Energy Star rated appliance package with a gas stove/range is available.
 Appliance colors available – stainless steel, black or white.
 Range hoods are standard. Over-the-range microwave is available.
 Linoleum or Vinyl tiles are standard kitchen flooring, with optional upgrades to ceramic tile
or natural stone (i.e. travertine) floors.
 Tiled kitchen backsplash is optional.
Custom Baths
 One Piece Fiberglass Tub/Shower Combo and/or One Piece Fiberglass Shower Stall.
 Custom tiled shower stalls available (ceramic tile or natural stone product).
 Linoleum or Vinyl tiles are standard bathroom flooring, with optional upgrades to ceramic
tile or natural stone (i.e. travertine) floors.
 Whirlpool tubs are available.
 High quality bath cabinets from Kraft Maid, Merillat, or Kompact Kitchen.
 Pedestal sinks are available.
Floors
 2” x 10” Floor Joists that are 16” on center (12” OC floor joists on 31’ 6” wide homes).
 3/4” Tongue & Groove Floor Decking is glued and nailed to the floor joists at the factory.
 Flooring can be installed onsite to allow the homebuyer the most options, as well as ensure
that the highest quality flooring products are used.
 High quality Shaw carpet is standard for Living Room, Family Room, Dining Room, and the
Bed Rooms.
 Linoleum or Vinyl tiles are standard, but kitchen and baths can be upgraded to either a
ceramic tile or a natural stone product.
 HardieBacker or Cement Board under all floor areas with tile/stone.
 Foyer/Entrance can be tiled with either a ceramic tile or natural stone product such as
travertine, or the homebuyer can choose to have hardwood flooring installed in this area.
 25 year warranty hardwood flooring can be installed throughout. Optional 100 year warranty
hardwood flooring from Bellawood is available. We encourage the homebuyer to choose
exotic hardwoods (such as Brazilian Cherry) due to their greater stability and hardness
compared to the domestic hardwoods such as oak.
 Laminate flooring is available.
Walls
 2” x 6” Exterior Walls that are 16” on center.
 Exterior walls constructed with 2” x 8” studs are also available.
 7/16” or 1/2” Exterior Wall Sheathing (varies due to customers option).
 All joints in Exterior Sheathing are caulked.
 All homes wrapped with an Exterior Air Infiltration Barrier (Tyvek or equivalent).
 2” x 4” Interior Walls that are 16” on center (or 24” OC).
 8’ Ceiling Height is standard for the first and second floors.
 Dramatic first floor 9' ceilings available (on 2 story models & pending DOT restrictions).
 Vaulted and Cathedral ceilings also available.
 Smooth finish interior walls with 2-coats of primer applied.
Siding and Roofs
 Premium grade lifetime warranty vinyl siding in various colors and styles is standard.
 Other siding products available such as Cedar Shake, HardiePlank, or brick/stone.
 16" on center roof trusses or rafters with 5/12, 7/12, 9/12 or 12/12 roof pitch.
 1/2” roof sheathing is standard. We recommend 5/8”.
 Ice and water barrier on first 3 feet of the roof.
 25 or 30 year warranty shingles are standard.
 40 year, 50 year, or Lifetime warranty shingles are available.
 15lb Felt Paper Under Roof Shingles.
Windows
 High efficiency vinyl windows with Argon filled Low-E Glass.
 Vinyl windows are Double Hung Tilt-In windows with full screens. Grills are standard.
 Windows made by high quality manufacturers such as Andersen, Kas Kel or Ply Gem.
Insulation
 All homes are exceptionally energy efficient, and comply with Energy Star guidelines.
 R-19 or high density R-21 fiberglass insulation in exterior walls.
o Note: R-25 or R-30 on optional 2x8 exterior walls
 Exterior walls sheathed with optional Foam Board (can add up to R-7 to exterior walls)
 R-40+ exterior walls insulated with Spray Foam is an option.
 R-38 or R-30 fiberglass in ceiling (depending on roof rafter or truss system used).
 Additional insulation can be added on-site in the attic (depending on roof rafter or truss
system used) to give you an R-49+ insulation value in the attic.
 Up to R-31.5 insulation in basement walls (depending on foundation system used).
 Wind/House wrap (Tyvek or equivalent).
Doors and Interior Trim
 36" Insulated exterior front door, from high quality manufacturers such as Therma-Tru.
 Custom exterior front doors are available (i.e. solid wood).
 White 6-panel colonial interior doors are standard. Solid Pine doors available.
 All Doors Hung With 3 Butt Hinges.
 Sliding Glass Doors from high end manufactures such as Andersen or Pella.
 Colonial Trim package with extended sills on all windows.
Plumbing
 PEX water supply lines are standard. Copper available.
 PVC drain, waste, and vents.
 Shut-off valves for all sinks, lavatories, and toilets.
 High quality electric or gas hot water heater.
 Tankless hot water heaters available (i.e. Rinnai or Bosch).
Electrical
 All electrical wiring to the NATIONAL ELECTRICAL CODE.
 200 AMP service w/circuit breakers.
 GFI receptacles for bath, kitchen appliance circuits, and exterior.
 50 amp / 220 volt electric range receptacle.
Heating and Air Conditioning Systems
 High quality Energy Star rated Gas/Hot Air Furnace.
 High quality Energy Star rated Air Conditioning system.
 All duct work is sealed (and insulated if necessary) to meet Energy Star requirements.
 Hot water baseboard heat is available.
Foundation and Basement
 8' basement walls are standard, 9’ are optional
 Radon Vent
 Foundations by Superior Walls are available (15 year manufacturer warranty)
o R-24 or R-31.5 insulation in walls (depending on foundation system used)
 Traditional poured concrete foundation exterior walls are sealed and then wrapped with
Platon Foundation Protector to ensure 100% waterproofing
o Interior basement walls can be studded with 2 x 4 @ 16” O.C.
o R-13 insulation in walls
 Fully finished basement is optional.
Warranty
 7 or 10 Year Structural Warranty on all homes for your protection and peace of mind.
