Rhynd is a small hamlet located 3 miles to the south east of Perth, on the south side of the River Tay.
The church was built in 1842, replacing an earlier church some two miles to the east of the present site. The
new church had no graveyard.
The superb elevated location enjoyed by the property has outstanding views to the west, north and east over
the Tay Valley.
The building was converted by the present owners only a few years ago. The design, which has featured in
national newspapers and magazines, retains the original shell of the buildings, including the windows, intact,
but replaces the interior with an entirely new, contemporary living space.
All of the original windows have been retained and double glazed by the use of Crittal low profile steel units
which are fitted to the original window shapes.
The standard of fittings throughout is very high with stylish bathroom and en-suites and a fully fitted top quality
modern kitchen area. Further features include the superb central glass stairwell, solid oak flooring and integral
sound system.
The blend of historic building and contemporary living space is highly successful, with neither the old or the
new compromised in any way.

A particular feature of the design of the building is the central hall [13`9x14`3] which houses the glass
encased central stair to the upper floor. This has much natural light from the upper floor by the use of glass
panels around the stair at the upper floor level, which also add a spacious, open dimension to the upper area.
Off the hall there is the north entrance hall [10`5x6`11] with door to the rear garden area. This is on a slightly
higher level to the remainder of the ground floor, with solid oak steps and flooring. The original arched door
has been retained, as have the arched windows to the side. The hall has high ceilings and also gives access
to the north tower of the building. The tower has storage areas and an upper loft.
Upper floor
The stair well opens onto a wide landing giving immediate access to all upper floor rooms, with the spacious
family room with stained glass window directly ahead, and the kitchen/dining room and lounge to either side.
The original arched windows have been retained to three sides and give wonderful panoramic views to the
west, north and east.
Family room
20`6x16`11
This room has wide double doors from the landing which open onto the original south facing stained glass
windows. There is a further arched window to the west and another recessed window to the east.
The room also accommodates two large storage areas each concealed by folding doors. One of these contains
a small study/computer area fitted with phone point, sockets etc. The other houses the integrated hi-fi system
which is connected to speakers throughout the property and also provides lots of storage for CDs, dvds and so
on.
The kitchen/dining room and the lounge are essentially one large open plan area, retaining the original vaulted
ceiling and measuring 20`7x40`7 overall. The area is divided by the central stairwell and tall dividing units which
effectively define each separate area by creating a partial wall.
Kitchen/dining room
14`2x20`7
The kitchen area is created using the dividing wall and a lower divider which form the backing for the fitted base
and wall units and work top areas. Integral wall mounted combi microwave. Oven, main oven. Halogen hob. 1.5
bowl stainless steel sink. Integral fridge freezer and dishwasher.
Lounge
14`2x20`7

area of lawn and mature trees.
