Application-Based Engineering Specification Leak Detection Systems for Mechanical Equipment Rooms w/Fuel Oil Specwriter’s Notes: 1. This section addresses the installation of a central fluid leak alarm system with individual pieces of equipment monitored independently, and differentiating between water leaks and fuel oil leaks. In some cases, when a leak is detected, the equipment will be interlocked from operating, or automatically isolated through the use of solenoid or motorized valves upon detection of the leak. 2. A centralized panel is recommended for operational simplicity and ease of maintenance. 3. For options such as H-O-A switches, Voltage Output to Solenoid Valves, Autodialer,Battery-Backup, or RS-485 communication, please contact your local Tracetek Representative. 1. General 1.1. Furnish a complete water and fuel oil detection system for the areas or equipment indicated on the contract drawings, including alarm panel, sensing probe(s) and cables, and auxiliary equipment that detects the presence of water and fuel oil. The sensing system shall be constructed such that only corrosion resistant parts are exposed to the environment. The system shall include all components required for the specific installation. The system shall sense the presence of a leak, differentiate which fluid is detected, provide dedicated machine relays associated with the equipment and/or fluid, sound a common audible alarm and activate common alarm output contacts. The system shall be supervised and self-diagnostic in design. The system shall differentiate between leak and supervisory alarm status. 1.2. The system shall be TraceTek System Model 1300MR, manufactured by Tyco Thermal Controls, Menlo Park, CA and G. A. Fleet Associates, Inc., 55 Calvert Street, Harrison, NY 10528. 2. Products 2.1. The alarm panel shall include independent monitor and control groups for each piece of equipment and/or fluid being monitored. The alarm panel shall indicate that the fluid has contacted the sensor by activating a “Leak” LED, sounding an audible alarm, and actuating the “Leak” output relay, all for the specific piece of equipment. The "Leak" LED shall remain on as long as the sensor is wet. The panel shall be field programmable for either automatic or manual reset, and provide field adjustable time delay and sensitivity controls for each piece of monitored equipment. The panel shall continuously monitor the sensors and interconnecting cables for continuity. Any break in any of the 4-wire detection circuit, shall result in a illumination of a "Cable Break" LED. Application-Based Engineering Specification 2.2. The NEMA 1 alarm panel shall operate on 120V power. Common audible alarm and silence button shall be provided on the panel door. A viewing window will be provided monitoring individual control group status without opening the panel door. For fail-safe operations, loss of power shall result in a change of state of the common alarm relay. Each control group shall be provided with a dedicated three pole machine style relay with integral indicator LED. These relays shall be field replaceable plug-in type, suitable for up to 10A loads. All terminal blocks for field wiring shall be suitable for AWG 12 wiring. Circuit board mounted control relays that are not field replaceable and control wiring terminal blocks are not acceptable. 2.3. The water sensing probes shall ignore the presence of fuel oil. The probes shall be low profile design, extending no more than 1.25” off the floor or wall to avoid interference with conduit, wiring, and piping. The sensing probe shall be constructed from non-ferrous parts. Probe contacts shall be stainless steel grade 363 or higher. The sensing probe shall have full length mounting flanges, suitable for either mechanical fasteners or adhesive attachment. Probe body shall be high visibility yellow epoxy-coated aluminum. Probe shall be a passive sensor, containing only potted, electronic components. Sensing probes with internal electromechanical components are not acceptable. 2.4. The fuel oil sensor cables shall ignore the presence of water. The preconnectorized fuel oil sensors shall only respond to liquid and vapor phase hydrocarbon in concentrations above 25,000 PPM. No more than 4” of wetted length is required for an alarm regardless of sensor length. 2.5. The sensors shall be connected to the panel utilizing low voltage, plenum rated Tracetek jumper wire. The sensors shall be supplied connectorized for ease of installation. 2.6. Cleaning the probes, if required, shall be possible in place using a damp cloth. The probe shall dry and reset at the module immediately upon removal from free water. No shaking or mechanical action shall be required. 3. Execution 3.1. All TraceTek system components shall be installed per NEC and in accordance with manufacturer's Installation Instructions. The installer shall be responsible for providing a clean and functional system. Supervision and training shall be available from a TraceTek distributor or other personnel authorized by TraceTek Group. 3.2. The sensing probes shall be attached to either vertical or horizontal surfaces as required. For adhesive attachment, utilizing construction mastic (3M type 4975). 3.3. The TraceTek system shall be commissioned by personnel authorized by the TraceTek Group in accordance with manufacturer’s instructions upon completion of the installation. At this time demonstration and basic operation shall be provided to the owner.
