We have had the recent pleasure of working with Forella Group as our design team’s cost
estimator for the New Student Union project for Bowie State University. Forella Group
has provided the highest level of service during the design phase of the project with
particular care given to the process of cost reconciliation.
The project is a CM-At-Risk delivery resulting in a GMP that must be an all-inclusive
price within the Owner’s budget. This process has required comprehensive cost
estimates by both Forella Group and the Construction Manager in parallel and
simultaneous efforts. The two estimates are then compared and painstakingly reviewed
and reconciled, with full participation by all parties. When the reconciled estimate is
above the Owner’s budget, a comprehensive value analysis must be performed to bring
the project within budget without sacrificing the intended programmatic use or quality of
construction.
Forella Group provided thorough cost estimates at each design phase submission as well
as periodic input between phases to help the design team make informed decisions
relative to cost. They provided measured insight and realistic recommendations during
reconciliation process to help keep the project on-track. Forella Group are team-players
that operate in the true spirit of partnering with our clients and the Construction Manager.
