Schedule of Charges
for Landlords
To be paid by the Landlord:
a)
Landlord’s Gas Safety Certificate (required by law): £80.00 plus VAT (£96.00 incl. VAT).
Prices may vary depending on the boiler, parts and the Plumbing/Heating Engineer
b)
Smoke Alarm (required by law): Prices from £20.00 plus VAT (£24.00 incl. VAT) (depending
on the type and number of units required)
c)
Carbon Monoxide Alarm (required by law): Prices from £20.00 plus VAT (£24.00 incl. VAT)
(depending on the type and number of units required)
d)
Electrical Certificate: Prices from £50.00 plus VAT (£60.00 incl. VAT) Prices may vary
depending on the state of the electrics, the consumer unit/fuse board, necessary parts
and the Electrical Engineer
e)
Portable Appliance Test (PAT): Prices from £45 plus VAT (£54.00 incl. VAT) depending on
number of appliances
f)
Energy Performance Certificate (required by law): Prices from £50 plus VAT (£60.00 incl.
VAT) Prices may or may not be subject to VAT and will vary depending on the size of the
property and the Energy Assessor
g)
Schedule of Condition (Inventory): To prepare and supply copies for retention by the
Landlord/Agent and the Tenant. Prices are around £200.00 plus VAT (£240.00 incl. VAT).
Prices may vary and may be subject to VAT depending on the Inventory Company
h)
Check-in Tenant (introduction only): To ensure relevant paperwork is signed and retained,
appropriate ID copied, keys supplied, Schedule of Condition (Inventory) signed (where
applicable) deposit and first month’s rent paid. From £100.00 plus VAT (£120.00 incl. VAT)
depending on the Inventory Company
i)
Right to Rent checks: if required, we will charge the Landlord £25.00 plus VAT (£30.00 incl.
VAT) for each tenant that is referenced, regardless as to whether or not the tenancy
proceeds
j)
Assured Shorthold Tenancy Agreement (introduction only). To draw up and execute the
said Agreement together with appropriate Notices and to serve further Notices as and
when necessary. (Contractual and licensed tenancies will be charges at an additional
fee). £150.00 plus VAT (£180.00 incl. VAT)
k)
Additional copies of Assured Shorthold Tenancy Agreement. £25.00 plus VAT (£30.00 incl.
VAT)
l)
Property Checks (beyond the number of visits agreed): Arrange access with tenant,
inspect property and report to Landlord and Tenant accordingly. £50.00 plus VAT (£60.00
incl. VAT)
m)
Letters written/contracts setup/ estimates for purposes not contained within our standard
management duties. £50.00 plus VAT (£60.00 incl. VAT)
n)
Initial preparation of paperwork in connection with Deposit Alternative Dispute Resolution.
£250.00 plus VAT (£300.00 incl. VAT). Payable in advance. Further charges may be
applicable if on-going work is required
o)
Eviction of a tenant: Submitting necessary paperwork and payments to the Courts
(whether successful or not). £1000.00 plus VAT (£1,200.00 incl. VAT). Payable in advance
p)
Sale of Property to the Tenant will result in a 1% plus VAT of the sale price (1.2% incl. VAT)
charge from Burnett’s
Please Note:a)
Appropriate charges will be made for processing insurance claims, management
between lettings – for example gardening services, cleaning, decoration, inventory
replacement and supervision of major renovation. The Agents will be glad to quote for
those services on request.
b)
The Agents reserve the right to invoice charges in respect of any work or management of
an unusual nature not envisaged in the Burnett’s Letting Agreement. These would include
cutting keys, meeting tradesmen at properties, producing tax reports, additional
advertising, letters over and above normal duties and other extra works that may or may
not be included in these Terms and Conditions.
c)
Value Added Tax or any other Government tax or Charge that may be levied is charged
at the current Government rates.
