The Area
Tholpetty Game Reserve in Wynad and Nagarhole National Park in Karnataka forms an
aqueous boundary with the Bandipur National Park. Together, this area constitutes the
largest contiguous forest cover in this part of the world and is part of the Nilgiri
biosphere, the largest in Asia, and home to the largest concentration of herbivores in
Asia. And herbivores don't get larger than the Asiatic elephant, whose favorite
playground this is. At Tholpetty and Nagarhole, one can witness the largest congregation
of Asiatic Elephants in the world, and these majestic mammals rule the roost here.
While the lead actors may be largely herbivorous, the support cast consists of three major
predators in the Tiger, Leopard and Dhole or Wild Dog, with all three co-existing in high
densities. A feature unique to Tholpetty, Bavali and Nagarhole.
The Promoter
The promoter Mr. Johny Joseph is a native of Wynad with about 24 years experience in
travel and tourism as the Chairman & Managing Director of Atlanta Travels (India) pvt
ltd, an IATA accredited agency based in cochin agency.. He has traveled extensively over
33 countries and have a deep knowledge about the game reserves in Kenya, Kruger
national park, South Africa etc..
The Theme
Inspired in design by the Tribal the legendry Kurichia Tribe’s huts, the result is a resort
architecture that has a tribal Kurichia leitmotif, where each of the guest huts bespeaks a
happy marriage of traditional craft and modern luxury. From the outside, the dwellings
subtly incorporate the colours and textures of the landscape in every detail; while within,
the sumptuous interiors reflect a vernacular sensitivity that goes beyond mere lip service.
From the ethnic furniture and luxury fittings, through the tribal patterned furnishings and
drapery, to the little touches like the ‘bamboo' lamp shades, the sum of the parts is a
harmonious whole. This picturesque land with sweeping panoramic vistas is bordered on
three sides by the Tholpetty, Bavali Game Reserve and close to the Kabini River.
The Plan
This proposed project is close to the Wynad Game sanctuary and easy access to the game
reserve. Guests can drive thru the forest and watch the game. We plan to sell each cottage
with a built up area of apx. 490/550 sqft ranging from Rs. 15 lakhs to 21 lakhs. We
propose to take it back from the owners on long term lease with a guaranteed return on
investment of about 12% to 15% per annum. Each owner can take a free stay for 30 days
annually. We have maketing associates in Bangalore, USA, Canada etc and they have
shown good interest in the project. We have ownership of 8.5 acres of land already.
